A fabulous modern detached three bedroom energy efficient house situated in the lofty neighbourhood of Bear Flat, just minutes from Bath city centre. With spectacular views and offering two double bedrooms, one room with bunk beds, two large bathrooms - one ensuite, a fabulous open plan kitchen / living area / dining room with folding bi-fold patio doors out to a garden/terrace with seating area, BBQ and hot tub. This thoughtfully designed home provides a relaxed and stylish escape for those eager to embrace seamless indoor-outdoor living. Well located for easy access to the city centre or for enjoyable day trips out of town.
The Space:
Situated in the popular area of Bear Flat, this light and airy detached eco house has been thoughtfully modernised and beautifully decorated. Complete with underfloor heating throughout, air purification and circulation system, full fibre broadband, free off-street parking for two cars and a spacious garden with patio and hot tub, this is a perfect getaway!
As you enter the large hallway, on your left you will find a spacious family bathroom with bath tub, walk in shower, sink and WC. Next to the bathroom is a large superking bedroom facing the rear of the property with fitted wardrobes and plenty of clothes storage. The superking bed can usefully be split into two singles on request. On your right, the hallway leads through to the open kitchen / dining / living areas. With comfortable, luxurious sofas, smart TV and large bi-fold doors opening onto the garden patio area. The large kitchen is fully equipped with oven, microwave, induction hob, fridge, freezer, dishwasher, sink, coffee machine and everything you could possibly need! The dining table comfortably seats 6 and the large patio doors open to the generous garden, perfect for summer days where you can enjoy the mature garden with large lawn, BBQ, outside seating area and hot tub.
Making your way upstairs onto the spacious landing with floor to ceiling glass windows and desk ideal for a home work space, there are two bedrooms. The first bedroom overlooks the garden and has a super king sized bed that can be split into two singles on request. With large wardrobes, this bedroom has an ensuite bathroom with walk in shower, sink and WC. The other bedroom faces the front of the house, and has large bunk beds that would suit both children or adults as well as a chest of drawers.
The mature garden is a great space in which to relax, featuring a patio with two large L-shaped outdoor sofas with table and a BBQ, for those balmy summer days. With the sweeping bi-fold patio doors and electronic patio awning, it is the perfect space to bring the inside outside whilst enjoying the bubbling LED lit, 28 jet hot tub.
Please note that the house is situated in a family friendly residential area. Therefore to respect our friendly neighbours, the hot tub can only be used between 10am - 8pm. We thank you for your understanding.
There is space in the driveway for two medium sized cars. Children are welcome - please request the use of a travel cot or high chair when making your reservation.
Unfortunately whilst we love animals, dogs are not permitted at this property.

Guests have access to the entire property for the duration of their stay. The property is accessed using a keysafe.
The Neighborhood:
Bear Flat is a popular, friendly residential community to the south of the city centre at the heart of which is a vibrant high street boasting a number of fantastic independent cafes, pubs and Menu Gordon Jones, perhaps Bath’s most highly regarded restaurant.
Getting Around:
Central Bath is a five minute drive, a 20 minute walk or there are regular buses leaving from the bus stop at the bottom of the drive that will have you in the city centre in under fifteen minutes.
Other Things to Note:
Minimum age for adult groups - 25 years.
Please do not use the hot tub after 8pm and keep noise to a minimum. Please ensure that quiet times are respected. There is a noise monitor present in the garden of this property.
