Exteriors and swimming pool
La Fontaccia, surrounded by greenery, overlooks an extraordinary panorama of the surrounding countryside and a large garden of approximately 1 hectare.It's set in a landscape made up of a mosaic of olive groves, cypresses, meadows and plowed fields. In the highest area of the garden, in a panoramic position, you can access via a stone staircase, the rectangular in-ground swimming pool measuring 14x7 with a depth of 1.40 metres. The paved solarium area develops around it, equipped with umbrellas and sunbeds. On the side of the garden at the foot of the structure, there is the second swimming pool, above ground with a rectangular shape measuring 10x5 with a depth of 1.40 meters and all around it we find the wooden solarium area, equipped with umbrellas and sunbeds. Near the latter there are two brick barbecues and a wood-burning oven, as well as two gazebos, two awnings and a porch equipped for alfresco dining. The guests can enjoy walks within the entire property (approximately 30 hectares) where is also an artificial lake. All outdoor areas are well maintained and cared for. An always open entrance leads into the property with private parking.Interior
The entire structure (approximately 450 m2) extends over two detached complexes. It's been recently renovated preserving details of Tuscan architecture such as stone walls and wooden beams.The accommodation is equipped with mosquito nets, air conditioning in all bedrooms and independent entrances to offer maximum comfort and autonomy to its guests. The first complex, attached on one side to the main house where the owners live, consists of three apartments.
On the ground floor, climbing three external access steps, we find the apartment "La Cantina" with an ancient stone floor consisting of a living room with decorative fireplace and TV, a kitchenette (marble sink, oven, 4 burner hob, small fridge), a double bedroom and a bathroom with shower.
From here, via an external staircase (16 steps), we access the largest and rustic style apartment, which develops entirely on the first floor, consisting of a spacious dining room, living room with decorative fireplace and TV, kitchen (electric oven, 4 burner hob, fridge with freezer, dishwasher), two double bedrooms, one twin bedroom (the single beds can be pushed together) with an additional third bed, two private bathrooms with shower and a shower bathroom with two sinks. Both apartments features externally of a gazebo equipped for alfresco dining.
Detached, in the old barn, we find the "Il Giardino" apartment which opens on the ground floor onto a living room with TV, kitchenette (electric oven, 4 burner hob, fridge with freezer, dishwasher), a double bedroom, a bathroom with shower. From here, via three downhill steps, we access the private garden with awning equipped with table, chairs and deckchairs. Climbing a flight of wooden stairs we reach the first floor with a double bedroom.
The second complex is characterized on the ground floor by three double bedrooms. On the first floor we find two double bedrooms, each with its own TV, small fridge, kettle, and private bathroom with shower. All rooms offer an independent entrance and a private outdoor space equipped with a kitchenette (sink, two induction hobs), umbrella or awning, table and chairs.
Below the rooms level is a large porch equipped to accommodate the entire group, from which you can access a kitchen (electric oven, 4 burner hob, fridge with freezer, dishwasher) and a laundry room, with three washing machines, iron and ironing board.


Position
La Fontaccia is located at the foot of a small and characteristic village from the year 1000, among the hills, in the heart of the Maremma. From here you can enjoy a beautiful panorama, an ideal place for relaxing walks to reconnect with nature. Excellent tranquility and privacy. The complex is presented as a unique proposal, ideal for a group of friends who want to spend their holidays enjoying each other's company, but without giving up their privacy. Suitable for all those who love a holiday of relaxation, nature and sport.

Services
The price includes the supply of bathroom, bed and kitchen linen, pool towels (changed weekly), consumption of water, gas (but not heating), electricity (but not air conditioning or heat pump), wi-fi internet connection, high chair and baby bed. Upon request, possibility of domestic help, cooking courses, chef and weddings.

Important Information
The swimming pool is open from 01/05 to 30/09. For smaller groups it is possible to book La Fontaccia for 10 or 13 sleeps. In the central body of the structure, with an independent entrance, there is the owners' home. Access to the property via 250 meters of unpaved road.Activities and Distances
