Tucked away in a well-maintained residence, the apartment can be accessed via a private path through a lovely green garden, offering both privacy and tranquility in the middle of the busy city life.



Enjoy al fresco meals or evening drinks on the sunny balcony, which overlooks the peaceful garden and offers a charming sea view. The dining table is set on the balcony to make the most of the outdoor space.

The apartment has excellent access to public transport. If you arrive from Nice Airport, simply take the Tram outside the airport. Hop on board the Tram heading to Port Lympia and get off at the “ Centre Universitaire Mediterraneen” “ stop (15 minute journey). Our apartment is then less than a five minute walk away on 8 rue Andrioli.



The apartment is located very near to Rue De France where many restaurants and shopping are located.



It is a 10 minute walk to Place Masséna.



The beach and the Promenade are a one minute walk away.



It is a 20 minute walk to the old town though if you prefer not to walk you can take a five minute bus trip (number 8 or number 12 bus stops located nearby) .



The prestigious Le Capitole apartment block is home to many residents who enjoy the mature and tranquil environment. This apartment is for people who want a quiet and relaxing break close to the promenade and beach. Parties, loud music and noise is not permitted.



This is a strictly non smoking apartment.

In the kitchen, there are two high backed stools and a kitchen counter which could facilitate remote working if required.





**Important information:**

Please note that façade renovation works are scheduled on the inner courtyard / garden side (west façade) of the building from mid to late January 2026 until the end of May 2026.

The sea view will be limited/covered by the scaffolding and access to the balcony might be limited/not possible. Some noise may occur, particularly during the first weeks of the works, between **9:00 am and 5:00 pm, Monday to Friday**.
