cleaning in case of the presence of animals (€50.00 per pet per week and a maximum of one small animal per booking or on request). The admission of animals to the facility must be authorized in advance by the owner after communicating the number of animals, size and breed.

La Burraia is located in the heart of the Val di Chiana and a few kilometers from the historic village of Montepulciano. It is immersed in a vast agricultural estate where some of the most valuable grapes are cultivated, which give life to the prestigious Rosso and the inimitable Nobile di Montepulciano, in a setting that combines relaxation, nature and culture, ideal for those who want to experience Tuscany in all its authenticity. The result of the recovery of an original stone farm, the property combines rusticity and comfort and perfectly accommodates large groups, offering large indoor and outdoor common areas and nine bedrooms distributed between the main house and an adjoining annex. Within the estate it is possible, on request, to participate in tastings of the wines produced in the property's vineyards, guided through the eco-sustainable cellar that combines traditional and innovative techniques, for an authentic experience of the wine culture of the territory. The privileged location allows you to explore nearby historic villages such as Pienza and Cortona, the art cities of Tuscany and neighboring Umbria, and to treat yourself to restorative breaks at the renowned thermal establishments in the area, including Montepulciano, Rapolano and Chianciano Terme.
THE PROPERTY UNDERWENT A PRE-SEASON CHECK-UP CARRIED OUT BY ONE OF OUR TECHNICAL MANAGERS, TO GUARANTEE THE CORRESPONDENCE OF THE DESCRIPTION, THE ACCESSORIES LISTED ON THE SITE AND THEIR STATE OF OPERATION/MAINTENANCE
Interiors:
The complex consists of the main farmhouse (about 475 square meters) and an adjoining annex (about 70 square meters). MAIN HOUSE (on three floors not connected internally) - GROUND FLOOR - Entrance hall that leads to the living room with smart TV and reading corner; kitchen with dining area in open space; two bathrooms with shower; a double bedroom with en suite bathroom with shower. FIRST FLOOR (accessible from an external staircase that leads to the porch) — Hallway that leads to: three double bedrooms (one with a divisible bed) with en suite bathroom with shower, two double bedrooms, a bathroom with shower. SECOND FLOOR (accessible from a staircase in the first floor porch) — Living room; a double bedroom with en suite bathroom with bathtub (minimum height 1 m); a double bedroom; a bathroom with shower. ANNEX — Open space with living area and double bedroom in the loft; kitchenette; bathroom with shower. The laundry area, two bathrooms and a shower serving the pool are located in an adjoining room.
Park:
The park covers about one hectare within the vast, completely fenced agricultural estate that includes cultivated fields, olive groves and vineyards, separated from other houses by plant elements and natural barriers. Access is through a gate that opens onto an internal avenue of about 400 m, at the end of which there is the parking area. Conveniently located near the kitchen exit are the stone barbecue and the dining table shaded by a pergola. Several outdoor relaxation areas, the bowling green and the pool area complete the park, immersed in typical olive and cypress vegetation. N.B.: Please note that photo shoots are usually carried out in spring, so the colors and blooms of the gardens, lawns and parks may be different when you enter the villa.
Pool:
The pool is located in a private position at the back of the houses, which is about 20 m away and can be reached along a short walk. Rectangular shape; dimensions 7 x 15 m and constant depth 1.40 m. PVC-coated tank with metal access ladder and internal lights; chlorine purification plant. Solarium area equipped with a pergola, sun loungers, tables, umbrellas and cold water shower. Two service bathrooms and a shower are available in an adjoining annex. Opening period: from the last Saturday in April to the first Saturday in October.
