The Attic Sanctuary: Tucked away upstairs, this peaceful retreat features slanted ceilings, a large skylight for natural light, and elegant teal accents. It includes a cozy teal ottoman and stylish gold bedside lighting.

Bathroom: A clean, contemporary space with classic white subway tiles, a full-sized bathtub, and an integrated shower.

Laundry: For longer stays, we have a washing machine in the kitchen and a dryer under the stairs.

Host`s Pro-Tip (Free Street Parking): You can often find unrestricted (free) spaces at the beginning of Theobald Road (near the Thai Touch massage shop) or at the far end of Beda Road. These are very close to the property.

Local Side Streets: Most surrounding streets (like Clive Rd or Severn Rd) have a mix of Resident Permit bays and a few `Limited Waiting` spots where non-residents can park for free for up to 1 or 2 hours—great for unloading bags!

Cheap 24h Secure Parking: For total peace of mind, there are two excellent Council-run car parks just a 5-minute walk away:

Harvey Street Car Park (CF5 1QW)

Gray Street Car Park (CF11 9NE)

Rate: They are usually Free for the first 2 hours, then roughly £5 for a full day (charges usually apply Mon-Sat 8am–6pm; evenings and Sundays are often free).

By confirming your booking, you agree to the following terms. These rules help us keep the property safe and maintain a great relationship with our neighbors.

1. Occupancy & Visitors

Registered Guests Only: Only guests named on the booking may stay overnight.

Visitors: Daytime visitors must be approved in advance. You are responsible for the conduct of all guests and visitors at all times.

2. Check-in & Check-out

Timings: Please respect the check-in and check-out windows in your confirmation.

Early/Late Requests: Early check-in or late check-out is subject to availability and must be agreed upon in writing at a rate of £20 per hour.

Unauthorized Late Stays: Staying past the agreed checkout time without prior approval may result in additional charges to cover the cost of rescheduling our cleaning team.

3. No Parties or Events

Policy: Disruptive gatherings, parties, and events are strictly prohibited in line with Airbnb`s global policy.

Consequences: Any breach will result in immediate termination of your stay without a refund and potential charges of up to £750 for damages or community disturbance.

4. No Smoking, Vaping, or Pets

Smoke-Free: This is a strictly non-smoking and non-vaping property.

Pet Policy: No pets are allowed unless agreed upon in writing before your arrival.

5. Quiet Hours & Community

Quiet Hours: Please keep noise to a minimum, especially between 10:00 PM and 8:00 AM.

Be Neighborly: This is a residential building; please respect our neighbors in the other flats.

6. Cleanliness & Care

Standard: Please leave the property in a tidy condition. While we don`t expect a deep clean, excessive mess or stains requiring specialized cleaning will incur additional fees.

Rubbish: Place all rubbish in the designated bins. Do not leave bags in the hallways or outside the main entrance.

7. Safety & Security

Lock Up: Please ensure all doors and windows are securely locked whenever you leave the property.

Damage Reporting: Please report any accidental damage or breakages immediately so we can fix them for the next guest.
