Sandford Grove is a handsome stone-fronted Victorian townhouse set in the leafy and sought-after neighbourhood of Nether Edge, Sheffield, offering generous accommodation for up to 11 guests across six well-appointed bedrooms. Spread over three floors, the property combines original period features with thoughtfully furnished living spaces, making it an excellent base for city breaks, group reunions, walking weekends in the Peak District, or longer stays exploring South Yorkshire.

What sets Sandford Grove apart is the balance between authentic character and practical group comfort. A wood-burning stove, piano, exposed stone walls, and distinctive decorative details give the house warmth and individuality rarely found in a holiday let of this size. At the same time, the property is equipped to a high standard with a professional-grade kitchen, multiple sitting areas, a dedicated workspace, private garden with BBQ, and utility facilities ideal for longer stays. Pets are also welcome.

A Home to Relax and Unwind

From the moment you step through the blue front door, the character of the house makes an immediate impression. The front lounge is the heart of the home, centred around a wood-burning stove with television above, two substantial leather sofas, a solid wooden coffee table, and a piano — creating a warm, sociable atmosphere for evenings together.

To the rear, the conservatory-style sitting room offers a lighter, quieter retreat with rattan seating, a coffee table, and an additional fridge-freezer ideal for drinks and group supplies. A dedicated workspace with desk, chair, floating shelves, and a small wood-burning stove provides a practical corner for anyone needing to work during their stay.

Characterful decorative touches throughout, including exposed stone walls and vintage workshop details, give Sandford Grove a personality all of its own.

Outside, the paved rear garden features built-in seating, outdoor furniture, and a BBQ grill, making it perfect for relaxed evenings during warmer months.

The Layout

The ground floor contains the main communal areas. The kitchen and dining space is particularly well-equipped for group cooking, featuring a Rangemaster double oven with five-ring hob, fitted pine cabinets, tiled splashback, refrigerator, separate freezer, toaster, kettle, cookware, dishes, wine glasses, and kitchen basics. Underfloor heating adds comfort, while the large dining table provides an excellent space for meals together. Tea and coffee are also provided.

The conservatory sitting room and utility area are also located on this floor. Utility facilities include a washing machine, tumble dryer, iron, ironing board, and drying rack.

Bedrooms are spread across the upper floors:

The property has two bathrooms and a separate WC. The main bathroom includes a full-size bath, walk-in shower, vanity unit, floating oak shelves, and WC. The second bathroom contains a shower and WC.

Location

Nether Edge is one of Sheffield’s most desirable residential neighbourhoods — leafy, independent, and well connected. Sandford Grove Road places guests within easy reach of everything the area and city have to offer.

Abbeydale Road, around eight minutes on foot, is lined with independent cafés, restaurants, takeaways, and convenience stores. Major supermarkets including Aldi, Lidl, and Tesco are also nearby. Ecclesall Road, one of Sheffield’s best-known dining and nightlife areas, is around fifteen minutes on foot or five minutes by car.

Sheffield city centre — including the Crucible Theatre, Winter Garden, and Kelham Island — is approximately ten minutes away by car or bus.

For outdoor enthusiasts, the Peak District National Park is within easy reach. Stanage Edge and Millstone Edge can be reached in around fifteen to twenty minutes by car, while Hope Valley and Chatsworth House make excellent day trips.

Several bus routes on Abbeydale Road provide regular services into the city centre, and Sheffield railway station is approximately ten minutes away by car. Free on-street parking is available directly outside the property.

Booking Policy

Full payment is due 30 days before arrival and will be charged automatically to the card on file. Failed payments must be completed within 24 hours or the booking may be cancelled. Card fees of up to 3% are non-refundable if cancelled.

A £200 security deposit is required. Optional extras such as early check-in and late check-out are non-refundable once booked.

Cancellation Policy

• Full refund if cancelled 30+ days before arrival
• 50% refund if cancelled 14–30 days before arrival
• No refund within 14 days of arrival
