Sobre esta propriedade

Bobs Cottage, Porlock Weir

Property Summary
Bobs Cottage, Porlock Weir (Somerset) is a Grade II listed thatched, mid-terrace cottage in one of Exmoor's most iconic coastal hamlets, moments from the harbour and steps from the beach. Sleeps up to 5 guests across three bedrooms, off-road parking for one vehicle, and dogs welcome.

Main Description
Bobs Cottage is part of a remarkable row of 17th-century thatched cottages at Porlock Weir. Split over three levels, the property has an unusual layout and is bursting with character throughout. It has recently been thoroughly updated while keeping all the charm you'd hope for; ancient exposed beams, roughcast stone walls, a huge inglenook fireplace and windows that frame the coastal outlook. The result is a cottage that feels genuinely historic but very comfortable, with stylish, considered interiors.

Bobs Cottage is virtually on the beach at Porlock Weir, the rear garden area leads directly onto the pebble ridge and the South West Coastal Path. Entrance is via a patio area at the front of the property, the small porch leads into the open-plan kitchen and dining area. The sitting room completes the ground floor, and the large window at the rear looks directly out over the beach - it's from here that guests access the rear garden, via the window; a well-trodden route that's part of the cottage's charm. The period features include exposed ancient beams overhead, and a large inglenook housing an electric stove that makes it a particularly cosy spot out of season.

Stairs from the living area lead you to the first floor, where you'll find the twin room, the single bedroom, and the family bathroom with a full-size bath and separate shower with contemporary tiling in soft grey-green tones.

Up the stairs again to the second floor, to the master bedroom with king-size bed, and en-suite shower room with toilet. There is limited headroom at the top of the stairs in the master bedroom due sloped ceilings, caution is advised. Please note, as you would expect in a 17th-century cottage, the stairs are steep and curved, with a handrail provided. A stair gate is provided on the bottom of the stairs.

NOTE, please be advised the property next door is presently undergoing some renovation works during June 2026 (only during working hours, Mon-Fri). Noise will be kept to a minimum when Bobs Cottage is occupied.

Indoor Description
The kitchen is well equipped with an electric oven and hob, dishwasher, free-standing fridge-freezer, washing machine along with a microwave, air-fryer, kettle and toaster. Cookware, utensils, crockery, cutlery and glassware are all provided, plus a couple of tea towels and oven gloves. On arrival you will find tea, coffee and milk so you can have a hot drink when you arrive, and washing-up liquid is provided in the kitchen.

There is a TV mounted on the wall in the sitting area. The large inglenook houses an electric stove, which makes for cosy evenings in. The property is fitted with a new gas central heating system throughout. Wi-Fi, electricity and heating are all included.

Bed linen and towels are provided. Please bring your own towels if you wish to take them with you away from the property. Hand soap and one or two toilet rolls will be provided per toilet.

Outdoor Description
There is a patio area at the front of the property beside the quiet Porlock Weir road. This area is enclosed by a wall and the garden gate. A small bistro table and chairs are provided.

To the rear is a further garden area, which is gravelled. Access to this seafront garden is via the window from the sitting room - adding to the cottage’s unique charm and coastal character! This is a well-trodden route but please bear in mind that it may not be suitable for anyone with limited mobility.

The rear garden is fenced but not yet totally enclosed, the garden gate and fencing to make it an enclosed area is being fitted within the next few weeks (June 2026).

Porlock Weir harbour, pub, cafes and a small selection of other independent shops are within easy reach on foot from the property. For those wanting local seafood, Porlock Bay Oysters can be purchased for take away or eat in at the restaurant - they also have lobster and crab tanks and serve fish and chips/mussels and fries and grilled ‘catch of the day’ along with other local seafood. There is also a small shop selling some essential items at Porlock Weir - and ice creams!

There are two grocery shops in Porlock village (just 1.5 miles away) as well as a local butcher, hardware store, and a good selection of pubs, cafes, tea rooms and other interesting independent shops.

Parking
There is off-road parking for one car (possibly two small cars) at the front of the property, beside the garden wall. There is a large Pay & Display car park in Porlock Weir - less than a minute on foot - for any additional vehicles.
There are EV charge points available in the Porlock Central Car Park in Porlock village.

Pets Description
Two well-behaved dogs welcome for a supplementary fee of £20 each. Additional dogs may be permitted on a case-by-case basis, please contact us with the number and size/breed of the dogs and we can check this for you.

Restricted mobility
This is a 17th century building, the stairs have a hand rail but are quite steep and curved. We suggest this property is not suited to anyone with limited mobility.
