Set within the private Ellingham Estate in the heart of the beautiful Waveney Valley, Old Hall Farmhouse enjoys a peaceful setting surrounded by woodland, lakes and rolling countryside on the Norfolk and Suffolk border. This idyllic location offers the perfect balance of seclusion and accessibility, making it easy to explore the very best of both counties while enjoying the tranquillity of the estate itself. The nearby market town of Bungay is full of independent charm, with its cafés, bakeries, galleries, wine merchants and excellent restaurants lining historic Earsham Street. Just 25 minutes away, Southwold offers colourful beach huts, award-winning sandy beaches, boutique shopping and traditional fish and chips by the harbour. Beccles is the perfect gateway to the Norfolk Broads National Park, where boating, kayaking, paddleboarding and river cruises can all be enjoyed. The surrounding countryside is rich with walking and cycling routes, traditional country pubs, farm shops, Fen Farm Dairy and Flint Vineyard. Many guests, however, find themselves spending most of their time on the estate, exploring woodland paths, relaxing beside the fishing lake and simply enjoying the slower pace of country life.

The generous sitting room, complete with a log burner, provides a wonderfully cosy retreat after days spent exploring, while a separate snug and playroom offers additional space for children or quiet relaxation. A sofa bed within the playroom provides flexible sleeping accommodation if required. Upstairs are five beautifully presented bedrooms, each featuring zip-and-link beds that can be arranged as luxurious super-king-size doubles or comfortable twin beds to suit your group. Please note that, in keeping with the character of this historic farmhouse, one bedroom is accessed through another, and there are some low beams and uneven floors.
Outside, the large private gardens overlook mature trees and the estate’s stocked fishing lake, creating an incredible sense of peace and privacy. The private hot tub is the perfect place to unwind beneath dark countryside skies, while guests are invited to explore the wider estate, including woodland walks, orchards, open parkland and the exclusive fishing lake, where complimentary priority access is included during your stay.
