Along with the main house, you have full access to the whole 30+ acre property including 2 enormous zip lines, horseback riding, horseback riding lessons, horse and carriage rides, off-road adventures, use of our ATVs and RZRs, snowmobiles, sleds, fishing, kayaking, and many farm friends to play with throughout your stay. We are constantly improving our activities and attractions so please inquire to see what we have available. In the summer months, take advantage of our enormous 1-acre pond where you can take a swim, pedal boat around, kayak, and fish! Hike the many trails surrounding the property and enjoy ATV/RZR rides through the back roads and dedicated trails. In the winter, the whole place is covered in fluffy snow. Take the sleds out and build yourself a race track, ice skate the frozen pond, and snowmobile through the trails. There is too much fun to list about this fantasy land. MAIN HOUSE:
You and your guests will be staying in a beautiful 2,000 sq. ft. 2 story home with a super hot heating system and window air conditioning units. There are ceiling fans, lots of lighting, and a ridiculous amount of storage throughout. 4 entrances to the main bedroom, living room, kitchen, and wraparound dining area. We are equipped with fireplaces, outdoor fire pits, BBQ and flat top griddle, 4 fridge/freezers, fully loaded kitchen accessories and dining sets, hair dryers, laundry, extra mattresses, foldable beds, and TVs with Roku throughout. We have coffee stations in every bedroom and a child’s playpen. All linens and towels are included with extras if your guests need. Brush up on your Beethoven, we recently added a piano and it's been a hit at every stay!

PROPERTY:
30+ acres of secluded land with a long private driveway. 1-acre pond suitable for swimming, pedal boating, kayaking, and fishing. (ice skating in the winter) Beautiful hiking trails surround all 4 sides of the farm. Wooded forest with a GIANT BBQ area perfect for entertaining guests. Outdoor fire pits and mini waterfalls seal in the tranquility of the farm. There are 2 adrenaline filled zip lines and ATVs/RZRs for racing around. Our farm is free of all animal cruelty. All of our animals are rescues and we are fortunate to have them happy and breeding on our land. All of our furry friends are loving, friendly and great with people. Currently we have goats, alpacas, llamas, sheep, horses, mini horses, peacocks, chickens, cows, exotic birds, dogs, cats, ducks, guinea pigs and more constantly added! Horseback riding and lessons are available! More activities are always added. (Please inquire to see all we have available) We recently finished converting our car garage into a giant movie theater great for your whole group.

BEDROOMS:
We have 6 bedrooms lined in hardwood and carpeted flooring with a capacity for over 18 people sleeping comfortably. All rooms have AC/heat with coffee stations. One main bedroom is located downstairs with a private side entrance while the rest of the rooms are located on the second floor. We have extra blow up mattresses, foldable beds, and real mattresses available upon request. (All linens included)

BATHROOMS:
5 full bathrooms with shower, toilet, and sink. VERY HOT WATER! We provide small travel size soaps/shampoo/conditioner (Towels included)

KITCHEN:
The kitchen is fully loaded with pots and pans, cooking utensils, stove, oven, 4 fridge/freezers, toaster, kitchen aid mixer, food processor, plates and silverware. We have extras of many items tucked away, so if you need more just ask and we will provide you with them. We are equipped with a big double sided island and wraparound countertops for lots of prep and serving space. A breakfast table and chairs are nestled in there as well. We currently do not have a dishwasher. Due to sanitation and health concerns, we throw away all opened spices left after previous guests, so please come prepared with all your own ingredients.

LIVING ROOM:
The living room consists of 2 adjacent rooms with bar area and sink, tables and chairs, 2 pull out sofas, HDTV flat screen with ROKU, and fireplace.

WRAPAROUND DECK:
Enormous full house wrap around deck. Half is a heated/insulated indoor deck equipped with a large dining area for 20+ people, HDTV flat screen with ROKU, bartop with swings, jacuzzi tub, and fireplaces. The 3-in-1 sport table is located here, providing pool, air hockey, and ping pong. The outdoor half is covered with a bartop, tables and chairs for 15+, and a relaxing swing.

WASHER AND DRYER:
Located in the downstairs main bedroom bathroom along with an iron and ironing board.

PARKING:
Enough parking for 50 cars on the driveway and in front of the house.

GUEST ACCESS:
Our whole property is for your pleasure. With your stay, you have exclusive access to the main house, the beautiful pond, farm animals, gorgeous hikes, jacuzzi tub, zip lines, swings, sleds, and much more are at your disposal. ATVs, RZRs, horseback riding, snowmobiles, and 4x4 machines are an extra charge along with signing off waivers presented to you by our caretakers.

Pets are more than welcome :) Please acknowledge the $100 pet fee for the weekend.

NOTE: By staying here you will more than likely not want to leave the property because there is so much to do all throughout the day!

But, we recommend you take a drive to the nearby attractions, visit some craft beer and cheese factories, world-renowned ski resorts, shopping, and tour the rest of beautiful Vermont!

We will have recommendations for most places within the state to explore. Just ask!
