Akumal Breakers is a magical 4 bedroom, 3 ½ bath beachfront villa located in South Akumal, Mexico, which is the jewel of the Riviera Maya. South Akumal is located 1 hour south of the Cancun Airport between Playa del Carmen and Tulum. Besides having one of the best beaches in the area, the quiet neighborhood also has 24 hour security and a gated entrance.Akumal Breakers has one of the best beach locations in all of S. Akumal. The white sandy beach is located only 25 steps from the villa and is great for outdoor games, building sand castles or just chilling out all day and listening to the waves hit the breakers. The villa also features a large pool, plenty of beach chairs, two stand up paddle boards and two kayaks with an excellent entry into the Caribbean.If your kids want to enjoy a "real pool", then Akumal Breakers is the perfect place. The villa also has a private hot and cold outdoor shower which is a great way to clean up the children after the beach. The adults love it too!The villa is as stunning as its location on the beach. The entire villa exterior is covered with hand cut 'Piedra Maya Vista' stone making this one of the most unique and distinguished beach front properties in the area. All of the floors are made of Terracotta tile accented with Mayan wood. The villa also has a unique collection of Mexican artwork and craftsmanship including paintings, wood carvings and Onyx lamps.Akumal Breakers has a smooth sloping walkway around the side of the villa so that people with walking disabilities don’t have to climb steps to enter the living area or the beach bedroom. Although the villa is not officially ADA approved, a wheelchair can pass from the street to the living room and the beach bedroom via a gradually sloped concrete pathway.Two of the four bedrooms are considered private suites and are located on the second level. The 'North Suite' has a king size bed, private ocean front balcony, private bath and a small safe in the closet. The 'South Suite' has a king size bed, private ocean front balcony and a private bath. The "South Suite" is oversized and provides ample space for a crib or an additional Aero Bed (both are available).On the main floor, you will find the 'Beach Room' which has a king size bed overlooking the pool and the beach. There is also a large safe in the closet. The adjacent 'Garden Room' is great for children. It has two full size beds, board games, a Sony PlayStation2, DVD player and TV. The Beach and Garden rooms share a large bathroom.The villa has an on-site staff that keeps the interior and exterior in perfect shape. They can also prepare your meals for a fee and they are licensed massage therapists.

We've traveled to more than 40 countries across 6 continents and lived in Mexico City for over 7 years. We have seen the best in hospitality management and we expect this at our private villa. We absolutely love the Mexican and Mayan culture and we certainly love Akumal Breakers.
Akumal is the jewel of the Riviera Maya and South Akumal is as good as it gets. Akumal Breakers, one of the first villas built in South Akumal, is located on one of the best spots on this beautiful, quiet, semi-private beach.
Each morning, we enjoy our coffee while listening to the birds and watching the clouds dance among the spectacular sunrise. Mid day views of the glistening Caribbean are unmatched.
Natural Sea Grape trees provide shade only steps from the ocean which is great when watching the children. We have a large solar heated pool with non slip stone deck and we love the hot water outdoor shower.
At night, we walk the beach in hopes of seeing Mother Nature at her best as large turtles often lay their eggs on our beach.
As owners, we set high expectations for our trained and respectful on-site staff which is why we have a very high number of returning guests.

We are a large extended family (11 of us including 5 kids ages 3-11). Everything about our stay at Akumal Breakers was amazing. We had such a great time. Mirna and Luis were both so helpful, kind and warm. We had them do some shopping and prepare 2 dinners for us during our stay. Based on other reviews, we asked for the pork dish and, man, was that ever delicious!! I would highly recommend it. Mirna and Luis are available to do more but with us having a car, we did most of the shopping and cooking ourselves.
Our kids loved the pool, the adults loved the snorkeling. We snorkeled right from our beach and we saw so many varieties of fish and even saw a few sting rays. The "snorkeling with the turtles beach" was very close by, however, during our trip it was closed due to a government conservation project. Turned out, though, that we saw so much great stuff right from our own beach that we really didn't miss it.
We rented a large van so we were able to go out for some sight-seeing and adventuring. We highly recommend Dos Ojos Cenotes. While my mother-in-law and the little kids (ages 3 & 4) didn't go in, everyone else did... including kids ages 11, 8 and 7. We brought our own snorkel gear but they do have some available there. They provided us with wet suits and, for those who needed them, life jackets. We swam through the cenotes, marveling at the stalactites and stalagmites and ventured into a bat cave (which the kids especially liked). Underneath, you could see the scuba divers who were adventuring through underwater caves.
Some of our group also took a trip to Xel Ha Park on our last day. It ended up being the highlight of the trip for them.
During our vacation, we traveled into Akumal and visited the ruins in Tulum. At Akumal Breakers, we ate our meals at the outdoor table and went for night swims in the pool. We napped and read in the hammocks. Everything was clean and well maintained. The places we went to visit were so close by and convenient. This was one family vacation we will not soon forget. We loved it so much that we have already started talking about returning to Akumal Breakers sometime in the future.
We loved this property and the location. Akumal is a quiet beach town with a few shops and restaurants; not the place to be if you're looking for nightlife (if you want that, stay in Playa del Carmen or Tulum). The villa is south of the town, about 5 minutes via car or a 15-20 minute walk on the beach. We were looking for a quiet, private, clean/modern villa where we could unwind and rest from our exhausting lives, and that's exactly what we found at Akumal Breakers.
The villa has 4 bedrooms; the 2 lower rooms share a bathroom ( more appropriate for kids to share). The upper level rooms are a little nicer and each has an en-suite bathroom. The bathrooms are all updated and very clean. The upper level bathrooms have very little shower pressure, however so we tended to use the shower in the lower level bathroom.
There is air-conditioning that works well in each bedroom. We never used the air con in the main part of the house because the wind was so strong every day that it kept the house fairly cool.
A few tips: bring beach shoes (Teva's, Keen's etc) as there is quite a bit of coral/rocks to walk over to swim in the ocean. Bring sunscreen (make sure it is a mineral based one like zinc/titanium as most chemical sunscreens are harmful to coral); it is expensive in Mexico and the sun is very strong. We did not need insect repellant as there were very few mosquitos, at least in Spring. Go to a cenote ( recommend cenote Santa cruz, expensive but worth it). Turtle Bay Bakery/restaurant is great for breakfast (especially if you love cats). La Buena Vida is a great beach restaurant that you can hang out for hours. If you arrive later in the day, have Mirna (staff) make dinner for you (her pico de gallo and guacamole are great) as having to navigate a new place when you're tired and hungry is not ideal. The staff at the villa are very pleasant; wish we spoke more Spanish as their English is not great. Bring your own snorkeling equipment, if possible (there is great snorkeling right off the beach, especially close to the reef). Renting a car is a must, getting around the Riviera Maya without one would be frustrating.
Our family has traveled extensively to many exotic locations; this is a place we will definitely return; the Mexican people were lovely and hospitable, the weather was perfect, the beach is lovely, we felt safe, and there were not too many insects! While this place was expensive for Mexico, we felt it was worth the price.
My husband and I celebrated our 30th wedding anniversary while there. Coffee on the beach every morning snorkeling and laying in the sun dinner by the pool the house is more lovely than the pictures the care takers are sweet and caring loved it all we will be back
Visiting Akumal with my husband and sister and brothers, we all had an amazing trip. The staff is suburb and we often ate wonderful meals prepared at the villa. Beautiful view of the Carribean right outside your door and enjoy beautiful stars from the rooftop of the house. We all hope to return again some day. The most relaxed and luxury vacation ever. Don't forget to ask for a massage on the beach from the caretakers.
Just returned from a week at Akumal Breakers, and it was easily one of our best stays in Mexico - EVER! The home is beautiful, clean, well appointed, and the property and location just couldn't be more ideal. I'm pretty sure you could throw a coconut from the back porch of the home and land it in the ocean, that's how close it is to the water. As you can see in the photos, right out the sliding back doors of the home is the wonderful pool (kept clean daily!), no less than three hammocks and FIVE separate seating areas all spread over the most beautiful grounds with sugar white sand and a pristine beach with crystal clear blue-green waters perfect for swimming and snorkeling (with giant turtles!) As far as beach vacations go, it really doesn't get any better than this.
We had our three children with us (ages 8, 6, and 3) and the home was perfectly set up for their enjoyment, with an assortment of pool and beach toys already there waiting for us. The interior of the home was ideal as well, with spacious bedrooms, good air conditioning (don't worry when you first get there it may seem hot because each room has its own unit that needs about a day to cool the space, but by the second day it will be frigid :-) and a wonderful living room/entertainment area where we watched movies each night on their modern AV setup (flatscreen TV and the latest/greatest apple TV device!)
And last but certainly not least: the wonderful caretakers of the home, Mirna and Luis, made our entire stay as comfortable and enjoyable as we could have hoped. We opted to have them grocery shop and prepare meals for us daily, and their delicious home-cooked Mexican cuisine was a highlight of the trip. The home and grounds were also kept spotless daily, even the sand was raked each morning! It was the best of both worlds: like staying with family and also like staying in a top-notch hotel at the same time! And Lunda, the property manager, was very responsive and helped us with every aspect of the reservation from arrival to departure and everything in between.
Highly, highly recommended!
