Why Lori Fleming chose Kapaa
It's centrally located on Kauai and makes an easy jumping off point to either the North Shore or South Shore. On the other hand if we just want to lay around and not drive anywhere, the resort is self-contained with easy access to groceries (Safeway is across the street), restaurants, etc.
What makes this Condo unique
This is the ideal resort and location for family and friends with the perfect balance of entertainment for the family and amenities for the adults. D406 has the signature view of Waipouli, overlooking the pool toward the ocean. You'll never get tired of sitting on the Lanai while enjoying your favorite beverage, or just hanging out with your family and friends.

Great resort and Condo! Thanks!
The condo met all our expectations, and the resort & pool were beautiful. The location was ideal, & we would stay there again.
We really enjoyed our stay. The condo was exactly as stated in the listing and Lori was very responsive before and during our stay to general question, I formation, and needs. I highly recommend this resort for families with children or extended family.
Amazing Family vacation
This was our first family vacation spent with my mom since childhood and everything was beautifully manicured and better than expected. The property was top notch , extremely comfortable (even the pullout bed) the unit had everything needed for our time on beach including snorkeling gear (which was completely unexpected). We would Highly Recommend this property as a 5 Star vacation rental.
Building design and maintenance issues
I really debated about leaving this review. Lori was great, and worked hard to make our experience good. The owners have a very well appointed condo, beds are comfortable, and the kitchen has everything you need to have a great time.
My problem is with the building. And I know that the owner and manager have little control over that, so I feel bad about this coming back on them, but I still think that future travelers should be aware. While staying in this unit, the elevator noise was much worse than I anticipated from other reviewers. I took it with a grain of salt that there is no way that such a high end building with units selling for almost a million dollars would have failed to insulate the elevator mechanics from the individual unit HVAC systems. But I was wrong. The noise echos loudly through the duct work into all rooms.
Lori, being amazing, moved us to another unit- also on the top floor. This one had some other sort of mechanics room above it, and 2 days later something broke. This caused a constant whomp-whomp sound throughout the unit (imagine an unbalanced washing machine that never finishes the spin cycle). This was loud enough to wake our kids multiple times in the night. The kids in the room across the hall also complained. All the building employees on site (this is not referencing Lori) shrugged and said "not our job."
It just seems like in such a high end place where people are spending thousands of dollars to stay, there should be on-call maintenance. People shouldn't have to gamble on having a nice stay in such a facility.
Thanks Silja, for your feedback. We have contacted management and maintenance of the complex to address your concerns. They were having a cooling tower problem that caused some of the noise, and that has now been fixed.
Regarding the elevator noise, they have contacted Otis for a maintenance check and are also looking for ways to mitigate the noise. I have to be honest, and cannot guarantee that the noise from the elevator will completely disappear. If anyone in your party is a light sleeper, I would suggest throwing in ear plugs, just in case.
Our first priority is to do everything we can to make sure our guests have a wonderful experience with us. We believe we offer that as our top floor penthouse has one of the best views in the complex (the Waipouli Brochure picture was taken from our unit), our furnishing are Tommy Bahama, with top end appliances and hopefully has everything you need for a first class experience.
If you ever make your way back to Kauai, we would welcome the opportunity to have you as our guests again.
Beautiful room, great location, and the perfect place to unwind.
