Testimonials from Past Guests: Annette from MA- Your house is truly beautiful; it was very peaceful and the river was interesting. The best part is the beach by the river- my dog really enjoyed wading in the river- and the deck facing the river. There was really a ton of space and it was really clean. The flowers in the yard were pretty cool, too- the ones surrounding the house were just starting to bloom; I bet by now there's an explosion of color surrounding your house. We'd love to come back and stay again- plus I've told many people at work how nice the place was. Mike from MA- We did indeed enjoy our stay at the summer house. We found all the comforts of home and it was spacious enough to accommodate our family comfortably. Debbie from MA- We enjoyed our stay, it was too short. Planning on doing it again. Love Maine, love the area. Thanks for everything. Cathy from MA- Just wanted to thank you for letting us rent your cottage. The place was very nice and very clean. We had a wonderful time!

About Kyle

Hi, I am Kyle Rhoads and I usually respond to rental inquiries. The cottage is family-owned with my parents, Cathy and Rich Rhoads, are the caretakers. My wife, Carrie, and my sister, Lynley, often help keep the cottage maintained and cleaned. We are family of educators with my parents both retired educators. I am a Principal of a local elementary school and my sister and wife are both counselors in schools. We love this location for the family memories, the peaceful living and our love for watersports. My Dad loves to fish and often helps renters know where to find the best spots to catch 'the big one' that did not get away!

Kyle purchased this cottage in 1980

Why Kyle chose Naples

Our family bought the cottage first as a summer place and then as our primary home because we were spending so much time at it! It is no longer our primary home for us but we want to keep the property so future generations of our family can relax and enjoy the summer months on the water in Maine. Because of taxes and the mortgage payments, we rent the cottage so we can keep our 2 cottages owned by our family.

What makes this cottage unique

I love sitting on the deck or the living room and feel the breeze from the river. You are easily relaxed by the sun rays and warm summer breeze while laying on the dock, sitting by the beach area, or sitting on the deck sipping a cold drink. The grounds have plenty of room to roam and explore. Many guests will set up a volleyball net or a horseshoe pit. Flowers in the gardens bloom throughout the year. The cottage is kid-friendly My young nieces love to play in the water while we watch them from the deck. They, also, love to pick blueberries by the water. If we can get them to wait to eat them, they are delicious with cereal and milk!

Great little cottage to stay! Nearby Sebago Lake Park.

  • 5 of 5

I surprised my boyfriend for his 40th birthday. We enjoyed our stay. The cottage was great and was equipped with everything we needed. The view from the back deck was gorgeous! I wish it would have been warmer out to explore down by the dock. The area was quiet and peaceful We were able to enjoy a few days away!

The Rhoads Family was great! They were very responsive with email communication and made sure everything was perfect for our stay. I would definitely recommend this cottage and look forward to visiting Sebago area again soon!

Excellent as always! Wonderfully quiet and peaceful spot, and perfect for us and our 2 little dogs!

  • 5 of 5

We have been coming in early October for years now and feel so fortunate to have found such a peaceful spot, so reasonably priced, and that allows our two little dachshunds. Kyle and his family are super friendly, the cottage is always clean and the kitchen is really well equipped. Great location - quiet if you want to just sit and read, but close to shopping and attractions as well. Lots of good restaurants if you are not in the mood to cook, but the kitchen is more than adequate for anything from a piece of toast to a several course meal. Our home away from home in early October for years now!

Amazing Honeymoon!

  • 5 of 5

My husband Alan and I came to the cottage for our honeymoon. We love the outdoors and Maine was the best of both worlds in being far enough away from home and being somewhere different. The Rhoads family was so welcoming and very easy to work with. The cottage had everything we needed and more. The river was fantastic for kayaking, and there are plenty of local spots for fishing and sightseeing.

The local town wasn't far from the cottage. There are tons of restaurants and stores within a 15-20 min drive if you need to grocery shop or pick up a bite to eat.

The week we spent was so relaxing and so enjoyable that we are already in the works of planning another week to come back during the fall with our 2 boys for next year. I would definitely recommend this spot to anyone who is looking for a stress free, relaxing vacation. We cant wait to come back!

Perfect quiet home away from home.

  • 5 of 5

This home was adorable and perfect to have family BBQ's with access to lake without the busy traffic from the lake on a daily bases. Bring your bug spray :) lots of mosquitos! Typical for Maine this time of year regardless. Home was clean and ready to move right in for a week. Owners are FABOULOUS. Only thing I would suggest is some AC units in the windows for sleeping. Loft was way to hot to sleep even one or two units would help keep that little house cool if you closed it all up during the day. Had a great time. Can't thank you enough!

Owner's Response: Danette, Thank you for the thoughtful and kind review. We enjoyed you as a renter and how you cared for our cottage! Kyle For future renters, it is important to note that this week was unseasonably humid and hot for anytime of year in Maine. It was so hot that local schools cancelled classes. We do allow renters to bring portable AC units for a nominal fee, however, in the 15 years of renting we have only had 2 renters do so. Typically, there is a great natural breeze from the river and ceiling fans and portable fans in bedrooms and common areas. Unfortunately, the humidity did bring the mosquitos, our Maine state insect! We are definitely not as buggy as more remote areas of Maine!

The location is also less than five miles from two 18-hole golf courses. The rental of the house allows you free access to the Sebago Lake State Park and Beach. The State Park Beach has a sandy bottom and the entrance to it is 2 miles from the house.

The house is located less than an hour from popular tourist areas such as Portland, Freeport and North Conway! The house is a 30 minute drive to Pleasant Mountain, 45 minute drive to Lost Valley, 45 minute drive to the ocean and an hour drive to Sunday River Mountain. During all four seasons, anglers of all ages fish for such species as landlocked salmon, bass, lake trout, and brook trout. A unique feature of the area is the Songo Locks, one of the last remaining functioning locks to connect two bodies of water in Maine. The house's dock can be used for securing a boat and for swimming. The dock can hold any size boat for use on Sebago Lake.

Other Activities: snowmobiling, snowshoeing, x-country skiing

Golf: Naples Country Club and Point Sebago Resort are 5 minute drives from the house.

Ski: Shawnee Peak is an easy 30-40 minute drive.

Oxford Casino is approximately 40 minutes away in Oxford. The full service casino has tables and slots.

Seacoast Fun Park is approximately 15 minute drive from the cottage and has indoor and outdoor activities for young and old.
