It was actually what we were looking for-quiet space to relax and sit by the water. John was very prompt to answer my questions in advance. We are looking forward to going
back next summer.
What a gem this place is! We were able to save money on dog boarding as we were able to bring our dog with us. We stayed there for a local wedding in an area i have been many times. I had no idea this place existed and much better than local hotels. The owner greeted us on arrival and was super nice and helpful, even offered to drive us to thr wedding since uber is rare. Will definitely go back for a fun escape. Thank You!!

This was the perfect little get away tucked by the river! Cozy and relaxing. I needed to be in the area for work so decided to bring my Husband and our dog to make a nice fall weekend out of it. We got take out and would bring it back to the cottage and eat by the water or inside, but we could have gone to grocery store and cooked in the cute kitchen. Hammock was so relaxing. Would definitely love to come back!
This was our first time here and it was absolutely amazing. Jane and John are amazing hosts. We will definitely return. It was quiet, peaceful and the perfect trip for us and our dog Aspen.
Spent two nights at Cabin #2 on the river. Cabin was clean and comfortable. Inside and out as advertised. Loved having our own dock. Our dog had the best time swimming and hanging out on the dock. A great get-a-way location!
It was very secluded, quiet, long dirt road. We enjoyed it very much, clean, but could use some udated furniture and supplies. The river is beautiful, and enjoyed fishing. The hosts are very nice people, friendly and accommodatting!!!!
Loved the cottage, it had everything we needed and the view was amazing! Took the pedal boat out a couple of times and it was so peaceful.
The dogs loved it too!!
John was very nice and made sure we had everything we needed. I would definitely recommend staying there.
My husband and I arrived with our frenchie Cookie and were immediately delighted! A beautiful cottage right on the lake! We slept so comfortably and relaxed all day while fishing and sitting next to a fire. We met both John and his lovely Mom and their pups! We can’t wait to go back! Thank you for our wonderful stay!
A very peaceful get away from our very busy lives. We spent a great deal of time kayaking and paddle boarding, with evenings by the fire. This is one of the most peaceful places I’ve been. A great getaway.
Very relaxing and Great Waterview ! Loved the paddle boats and fishing . Jane and John we’re very hospitable . Would’ve loved a queen size bed but was OK with a double bed .
My husband and I enjoyed a few days working remotely here with our two pups. The cottage was cozy and the views were awesome. We were able to get out on our paddle boards during the day and enjoyed sitting by the fire in the evenings. Hosts were quick to communicate and help us out when a small issue came up. Close to some great breweries and hiking/walking spots. Overall Great stay :)
I stayed here alone over a holiday week. Very clean cottage with nice deck and lawn down to the river. Gas grill and stove both worked no problem. Hot water. Reliable internet. Nice fire pit with chairs and tables. Overall very comfortable.
Everything from beginning to the end was great! The cottage had everything we needed. Jane and her son John were helpful if we needed anything. John took us out on the boat on the river. It was so nice! The leaves were starting to change. It was a perfect fall weekend!

Thanks Nellie! Please let us know what we could have done to make it five stars! :)
This was by far the most relaxing vacation we have ever taken! The property is absolutely beautiful, the river is clean, the cabin is comfortable, and the owners are extremely hospitable and helpful while also respecting our privacy. We took our 2 large Dutch Shepherd dogs and I am pretty sure they would have happily stayed there forever! We spent most days fishing, kayaking, hiking (White Mountains and Lake Winnipesaukee are only about a 45 min drive), taking naps in the hammock, exploring town and the Franklin Falls Dam, or swimming with the dogs. We spent most nights grilling dinner and having campfire s'mores. Very quiet area, solitude bliss. Thank you for everything Jane & John!! We will be back! We stayed 7 nights & I could have easily stayed another 7 :)

I mean it was ‘ok’
I knew it was a rustic cabin. It says so in the description. However I don’t feel like rustic and dingy are the same. The cabin on surface level was clean. However the amount of pet hair/cobwebs was actually quite gross. We spent the better part of 2 hours just vacuuming dog hair and cob webs up. We had to move the dresser for something that fell behind it and it was disgusting. The ac had a lot of mold in it. We cleaned it as best as we could so we could have it running but definitely left me feeling heebie jeebies. I’m super glad we brought our own camp chairs bc the outside furniture wouldn’t be anything I feel comfortable sitting in. Beat up and dirty. To me unacceptable with the cost of a Walmart outdoor set being less than a couple of hundred dollars. One other thing to note was there is not shade to be drawn in the bathroom. I ended having to use a towel to cover the window. Creepy. Lastly the couch was super uncomfortable to sit on, the cloth material felt dirty. Used another blanket we brought to cover couch with before sitting down. The listing mentioned a few things we did not find. There was no arcade room, outdoor fire place (there was a fire pit) no beach towels or beach loungers, playground? Didn’t see one.Good notes: the actual bed was comfortable, I just laid my sheets on top and we brought our own blankets to use so we didn’t even unmake the bed. The location is absolutely gorgeous! It is as peaceful as the listing says. Price was ok.

Hi Kim, I'm sorry you had a bad experience. I feel even worse that you didn't mention any of this during your stay or check out, which didn't give us a chance to make things right.
We might not catch everything ourselves but we would have bent over backwards to address these concerns and make you happy if you had talked to us. Better luck in the future.
Unfortunately, we didn't have too much time to enjoy the quaint little cabin on the river. It was however adorable and super picturesque. We hope to visit again before too long.
This cottage was exactly what we were looking for to find some peace for a few days. We loved the easy access to use our kayaks and paddle board. The owners were kind and helpful and the view was stunning! We loved being able to have our dog with us too! We will definitely be back!
I would recommend this place to anyone who wants a quiet getaway, the views and people who run it are very good and helpful.

About the host
Hosted by John Holt
My name is John and I come up from Florida to help my mother out with the cottages, doing grunt work and anything computer related. :)
Why they chose this property
My parents bought the raw land in the 1980s and over time cleared the land, put in roads and services, and built the cottages by hand using rough cut wood from a local mill.
What makes this property unique
This location is VERY private. We are almost surrounded by town and federal land, including almost 4000 acres of Franklin Falls Dam Park. On a typical day we are the only people on this section of river, which is great for fishing, boating, watching nature or just soaking in the sun. Only 4 miles from 93 in central NH so you can zip around to other tourist spots.
