Villa Gramigna is a charming two-story villa surrounded by the greenery. It sleeps ten people. From Villa Gramigna you will enjoy a wonderful view of the surrounding countryside. Villa Gramigna is 400 square meters (4300 square feet). It features a private swimming pool, a private garden and winter heating.
You will be roughly 5 km (3.1 miles) from Todi, where you will find restaurants, shops and public transportation. You will find the closest restaurant at 1 km (roughly 1100 yards) and a grocery store at 3.5 km (roughly 2.2 miles). You will reach Villa Gramigna from the parking area without having to climb any steps.
To stay at Villa Gramigna you will need a car. You will be able to park it inside the entrance gate. Swimming Pool
The swimming pool is 6 meters (20 feet) large by 12 meters (39 feet) long, 1.8 meters (5.9 feet) deep. The area is equipped with a table, chairs, two sun umbrellas, two deck chairs and sun loungers, and it is partly shaded by an elegant gazebo. From the swimming pool you will enjoy a pleasant view of the greenery and of the hills. The pool is open from the beginning of June until mid-September.

The garden is 350 square meters (3770 square feet) large. It is partly shaded by trees. In the garden you will find a children's playground. From the garden you will enjoy a pleasant view of the Umbrian countryside.

The patio is 15 square meters (160 square feet) large. It is partly shaded by a wood roof. It is equipped with a table, chairs and a sun umbrella. Here you will also find a portable barbecue and a wood-fired pizza oven. From the patio you will enjoy a broad view of the surrounding countryside.
Living Room
The ceiling of the living room has characteristic exposed wood beams and terracotta tiles. The furnishings are warm and welcoming. The furnishings include two sofas. There is a big fireplace. The dining table can accommodate six guests. In this room you will find a large flat-screen satellite television (local channels), a DVD player and a CD player. From the living room you will be able to enter the garden through a French door. The room has four windows.
Kitchen
The kitchen is equipped with a five-burner gas cooker, an electric oven, a refrigerator with freezer, a dishwasher, a microwave oven, an Italian-style coffee-maker, a toaster and other small appliances. There is a practical fireplace made of bricks. The dining table can accommodate four guests. The kitchen is also equipped with a flat-screen satellite television (local channels). From the kitchen a French door will take you to the patio and the garden with a view of the hills. The room has a window.

The first bathroom is equipped with a washbasin, a toilet and a bathtub with shower wand. You will be able to enter the bathroom from the kitchen.
