1. Late check-out is only available by prior approval

2. Strictly no parties, events or loud gatherings

3. Please respect noise levels, especially after 9:00 PM

4. No smoking inside the apartment or on the balcony. A $500 cleaning penalty will be charged if any evidence of smoking is found, including smell, ash, cigarette butts, or if neighbours report smoking.

5. No Pets - Unfortunately, pets are not allowed

6. Visitors - Registered guests only unless prior approval is given

7. Cleanliness - Please leave the space tidy on departure - Rubbish to be placed in the bins provided

8. Respect for Neighbours - Please be considerate of other residents in the complex - Avoid loud music or disruptive behaviour

9. Security - Always lock the front door and close windows when leaving - Do not share the lock-box code with others

10. Damage & Breakages - Please report any damage or maintenance issues immediately - Unreported damage may be deducted from your security deposit

11. Use of Facilities - Use the appliances and furniture as intended - Gas cooking and heating to be switched off when not in use

12. Lost or Damaged Keys/Remotes – A replacement fee will apply if any keys or remotes are lost or damaged: Main entrance door key $150, garage remote $250, and unit key $20.
