(1) This bright, open-plan space features polished timber floors and split-system air conditioning. The room is furnished with a brown leather sofa, a grey fabric lounge, and a large wall-mounted TV over a timber media console. Sliding glass doors offer seamless access to the outdoor area. 🛋️

(2) This cozy secondary retreat features plush dark grey carpet and a comfortable black leather lounge suite. The space is perfect for movie nights, equipped with a large wall-mounted TV, a rustic timber console, and modern track lighting. 🎬

Dining Area & Kitchen 🍷:
The open-plan kitchen and dining area features polished timber floors and split-system air conditioning. The modern kitchen is equipped with extensive white cabinetry, dark countertops, a large stainless steel dishwasher, and a wide breakfast bar. Adjacent is the dining space, featuring a glass-top table with high-backed wooden seating for six, perfectly positioned by sliding doors for easy access to the outdoor patio.

• This property has a noise monitoring device that management checks regularly at all hours. If this device is disconnected during your stay, we will be notified of this disconnection, and you will be at risk of having your booking cancelled immediately.

• This property has security cameras to the external areas which management checks regularly at all hours. If these are tampered with in any way, your booking will be cancelled, you will be asked to leave, and no refunds will be issued.

• PETS NOT ALLOWED - this property is not pet friendly. If pet hair has been discovered upon checkout, you will be charged a $200 AUD deodorising fee.

• STRICTLY NO SMOKING - If there is evidence of smoking inside the property, you will be charged a $200 AUD deodorising fee.

• As part of living in Australia’s environment, we want to advise that household pests such as cockroaches, ants, flies, spiders etc are common – especially to the spring and summer seasons. Whilst we do take preventative measures to maintain this (such as deep cleans, pest control etc), their appearance is something we cannot completely control. If they do appear, we do provide bug spray which is located under the sink in the kitchen for you to use.
• AIR CONDITIONING USAGE: To ensure optimal performance of the air conditioning system, we recommend setting the temperature to 23°C on hot days. Lowering it to 18°C or below may cause the unit to overwork, making it less effective in cooling the space. If you experience any issues with the temperature, please allow some time for the system to adjust. Should you need further assistance, feel free to reach out to us.

• BOOKING EXTENSION POLICY: If you would like to extend your booking last minute, please note that extensions can only be approved and paid for in FULL before 7:00pm on the day prior to your check-out date. If you wish to extend after this time, please note that there will be a fee of $150.00 which will need to be paid in FULL (to compensate the cleaner for last-minute scheduling changes) along with the extension rate. Please note that all charges will need to be paid upfront. If fees have not been paid for in FULL and it has approached your check-out time, then you will be required to vacate the property immediately. Please also note that if you make a new booking instead of requesting an alteration request to your booking, the cleaning fee will not be refunded.

• CANDLES/INCENSE: Please do not light candles or incense inside – it is a fire hazard.

• COMMUNAL RUBBISH DISPOSAL: Please place all rubbish in communal complex bins. Instructions in bin section in the guest handbook. Do not leave rubbish in open areas. If there is overflow of rubbish at your check-out, you will be charged a $100 disposal fee - please place all rubbish in bins.

• COMMUNITY: You should not disturb any common spaces outside the street or create a nuisance that disturbs the surrounding community. Failure to respect the neighbours, property manager or community concerns will result in the immediate booking cancellation.

• CONFIRMATION OF BOOKING: For verification purposes, you and any approved guests or visitors may be required to provide us with a current form of government-issued ID prior to confirming your booking or during your stay.
