Step into a stylish, minimalist city apartment with a sleek kitchen, open-plan living area, bright workspace, and spacious bathroom. Enjoy the sun-filled balcony with ample seating and sunset views, perfect for fireworks and city events. Walk to cafés, restaurants, shops, and Lake Burley Griffin.

You can access all the property`s amenities throughout your stay.

BEDROOM:
The bedroom features a queen-sized bed topped with professionally cleaned and pressed linen. It also includes an EKO 43` Smart TV. Please note that access to Netflix, YouTube, and other streaming platforms requires your own account, as subscriptions are not provided. It also has plenty of wardrobe space for your luggage.

BATHROOM:
The bathroom has a shower, and a toilet. We provide bath towels, shampoo, conditioner, toilet paper, and body wash. You will need to re-stock depending on usage frequency and length of stay.

KITCHEN:
You can use the kitchen if you`re craving a home-cooked meal. During your stay you will have access to the following:
- fridge/freezer
- stovetop
- oven
- crockery and cutlery
- toaster
- electric kettle

We stock a simple selection of food for breakfast such as milk, coffee and tea. Guests will need to purchase food items for longer stays.

NOTE:
Please note that the dishwasher is currently not available for guest use.

LIVING ROOM:
The living room has a Kogan 75` Smart TV which you can use to access your Netflix and YouTube accounts. Note that we don`t provide Netflix, YouTube, and other online streaming platform subscriptions, so you will have to use your own account.

LAUNDRY AREA:
A washer is available to use, as well as an iron and ironing board. Drying racks are available on the balcony.

PARKING:
The parking garage can fit up to 1 car. There are options for both free and paid street parking. Free time-limited parking is available directly in front of the building. Paid parking is available at the church next door or in the open-air car park on the opposite side of Constitution Ave, charged hourly.

Check-in details will be sent two days before your arrival. Access codes will be provided 4 hours before check-in to keep your booking secure.

Only 1 guest key set is provided. Please take care not to lose the keys as their replacement will incur a fee. Losing the key set or leaving it inside the apartment will incur a minimum of $355 charge.

I am available mostly through Airbnb messaging but I give privacy to my guests. If there is an urgent issue, you can always call me.

You’ll be within walking distance of the Canberra Centre, Braddon and Civic, where you’ll find some of the city’s most popular restaurants, cafés and bars, including well-known dining spots and excellent coffee options. Everyday shopping, entertainment and essential services are all close by.

Outdoor lovers will enjoy easy access to Lake Burley Griffin, Glebe Park and Commonwealth Park, which are ideal for walking, cycling, picnics or relaxing by the water. These green spaces are just minutes away and offer a peaceful escape from the city.

The area is also surrounded by Canberra’s key landmarks and cultural attractions, including the Australian War Memorial, Parliament House and national museums, all easily accessible by foot, bike or a short drive.

With excellent public transport, strong walkability and quick access to major roads, Reid is a convenient and well-connected neighbourhood, making it an ideal base for both short visits and longer stays.

Getting around from this central Reid location is easy and convenient. Many of Canberra’s key attractions, cafés, restaurants and shopping areas are within walking distance, including the Canberra Centre, Civic and Braddon.

Public transport is readily accessible, with nearby bus stops along Constitution Avenue and surrounding streets, providing quick connections to the CBD, Parliamentary Triangle and other parts of Canberra.

Cycling is also popular in this area, with well-maintained bike paths leading to Lake Burley Griffin, parks and major landmarks. The flat terrain makes walking and cycling comfortable and enjoyable.

For those with a car, the property offers easy access to major roads, making travel around Canberra straightforward. Canberra Airport is approximately a 15-minute drive away, ideal for business or leisure travellers.

Any violation of our no-party rule will result in a $2000 non-negotiable penalty, in addition to any damages.

Please do not flush wet wipes, paper towels, or sanitary products. These cause blockages in the sewer system. Dispose in the bin provided.

We want your stay to be seamless and enjoyable from the moment you book. Here`s everything you need to know:

**Booking Confirmation**
Guest verification is required before your reservation is confirmed (a local council requirement). Simply complete the process within 24 hours of booking — it`s quick and straightforward. Bookings not verified within this window may be automatically cancelled.

**Check-In & Check-Out**
- Check-in: from 3:00 PM | Check-out: by 10:00 AM
- Need a little flexibility? Reach out in advance and we`ll do our best to accommodate. Please note that unauthorised late departures incur a $110/hour fee.

**No Smoking | No Pets**
This is a smoke-free and pet-free home throughout. Violations attract a minimum $400 fee plus any additional cleaning costs. Registered service animals are welcome where required by law.

**Leave It as You Found It**
Your cleaning fee covers standard turnover and fresh linen. We simply ask that you leave the space tidy — excessive mess may attract an additional cleaning charge (from $50).

**Registered Guests Only**
Only guests named on the booking may stay. Booking for a team or corporate trip? Just let us know in advance — we`re happy to help.

**No Parties or Events**
This is a quiet residential neighbourhood — please help us respect it. Guest numbers must not exceed those booked, visitors should depart by 10:00 PM, and quiet hours apply after that time. To maintain the serene ambiance of our accommodation, we enforce a strict no-party rule. A non-negotiable penalty of $2000 will be imposed for any violation, in addition to costs for any damages.

**Families Welcome**
Children are warmly welcome! Please note the property is not child-proofed, so supervision is required at all times.

**Bathroom Matters**
We kindly request our guests to refrain from flushing wet wipes, paper towels, or sanitary items. Discarding them in the provided bin would help to prevent blockages in the sewer system, maintaining the pristine condition of the property.

Wonderful central location, with excellent underground carpark. The apartment is well furnished and comfortable, and was an ideal base for a week of work in Canberra. The Catbird cafe across the street had excellent coffee and breakfasts, and bonus was the Gang Gang Cockatoos in the tree outside the spacious balcony of the apartment
