This is a private family home. We open it with trust, and we ask that guests treat it with the same care we put into preparing it for you.

🕒 Check-in & Check-out
∙ Check-in: after 4:00 PM
∙ Check-out: before 11:00 AM
As this is a large home, sufficient time is needed between stays to ensure it’s thoroughly cleaned and prepared for each guest.
∙ Early check-in or late check-out may be available. Please ask in advance.

👥 Guests
∙ Minimum booking age is 28 years
∙ Maximum 10 guests - all must be listed at the time of booking
∙ This is a home in a quiet residential neighbourhood, not an event venue
∙ Small daytime visits from friends or family require prior approval
∙ Unregistered overnight guests are not permitted under any circumstances and may result in immediate cancellation

∙ This is a family home in a quiet neighbourhood - gatherings, parties, and events of any kind are strictly prohibited
∙ If we become aware of an unauthorized gathering, the booking will be cancelled immediately with no refund

🚭 Smoke-Free Property
∙ Smoking, vaping, and cannabis are not permitted anywhere on or around the property - including the entrance, steps, driveway, or yard
∙ Any evidence of smoking indoors will result in a deep cleaning fee

🧹 Care & Cleanliness
∙ The suite is professionally cleaned before every stay - we ask that you leave it in a reasonably tidy condition
∙ Dishes washed, garbage bagged, and belongings cleared before checkout
∙ Excessive cleaning beyond standard turnover will be charged accordingly
∙ Damage to linens, furniture, or any part of the suite will be billed through Airbnb’s resolution centre
