By booking, you agree to all of the house rules listed on our listing and rental agreement. Here it is again for your reference:

*All guests are required to provide ID before receiving check-in instructions. A driver's license or passport is an acceptable form of ID. Cancellation policies apply.

Check-In Time: 3 PM
Check-Out Time: 10 AM

*Garbage: You are responsible for returning the home in the same clean condition as received at check-in. Before check-out, guests are required to: - Remove all bags of garbage from the premises. - Clean or place all dirty dishes in the dishwasher. - Place all towels in a pile in the laundry room. - Return all indoor and outdoor furniture to their original places. Failure to do so may result in higher-than-normal cleaning fees, which guests will be responsible for.

Events and weddings are welcome with an additional event fee:

Gatherings under 50 guests: $500 event fee

Gatherings with 50+ guests: $1,000 event fee

Gatherings with 100+ guests: $1,500 event fee

For larger events requiring tents, guests may bring and arrange their own tent installation. A $500 fee per tent applies for tent setup on the property.

For the comfort and convenience of your guests, mobile washroom facilities are required for all events or large gatherings, especially for groups beyond the home’s normal overnight capacity. Guests are responsible for arranging and covering the cost of mobile washroom rentals.

1) NO smoking in the home. Violating this rule will result in a $1,000 fee to de-smoke the house.

2) Unless authorized in advance, check-in is anytime after 3 PM, and check-out is 10 AM. If you'd like an early check-in at 1 PM and/or late check-out at noon, please let us know 24 hours in advance and send us $40 via the Airbnb platform to authorize this for you.

3) Pets are allowed on a case-by-case basis. If you are bringing a pet, please inform us in advance. The extra cleaning fee per animal is: - 1-6 nights: $200 - 7-29 nights: $500 - 30+ nights: $700

4) No shoes in the home. Please take them off at the front entrance.

5) Any missing or damaged items will be charged retail costs through the Airbnb portal as part of our process.

6) Parties or excessive noise causing neighbors to complain will result in us asking you to leave without a refund for your stay. No more than 10 people are allowed in the home at one time.

7) The management fee covers a damage protection insurance waiver during your stay.

8) Quiet Hours: 10 PM–8 AM

9) Unauthorized guests will be charged an extra $100/guest/night.

10) The cleaning fee you pay covers cleaning prior to your stay. If the home is left excessively dirty, additional cleaning fees may apply. We don't expect you to scrub, but please pick up your trash and return items to their original places.

11) Do not wash hair down the drain.

12) A $300 security deposit is required for stays of 20+ nights, and an extra cleaning fee of $100 will apply for extended stays (20+ days).

13) A $150 security deposit applies for same-day or day-before reservations.

14) There is a $150 charge Lost, damaged, or missing key fobs/home keys.

15) Any cleaning issues must be reported within a reasonable time after check-in so we can address them promptly.

16) Respectful communication is required. Threats or profanity toward our staff will result in your reservation being canceled without a refund.

17) By booking, you agree not to hold us liable for any injuries, lost items, or accidents that occur on the property, whether indoors or outdoors.

18) No food or drinks in the the bedrooms.

19) There is town wide fire ban in the month of April and possibly a few weeks before or after April. please ask us if using the campfire is a must for you. Doing a campfire during the fire ban would cause the fireman to goto the property, put out the fire, and fine $1,000. The $1,000 fine would then be charged to the guests that caused.

*We provide basic amenities such as hand soap and toilet paper. For longer stays, you are responsible for purchasing additional supplies.

*We take great pride in maintaining our newly renovated home. If any issues arise during your stay, please notify us promptly so we can address them. Our goal is to provide a seamless and enjoyable experience for all of our guests.

*Video surveillance is installed outside of the home only.

*For stays longer than 10 days, routine inspections may be conducted (1-3 hours). We will provide 24 hours' notice prior to the inspection, except in emergencies or when the builder needs access, in which case shorter notice may apply.
