This home is best suited for families, couples, and out-of-town travelers seeking a peaceful and relaxing stay. It is not suitable for parties, events, or gatherings.

☆KITCHEN & LOUNGE☆
The open-concept layout is ideal for family meals and quality time together. The kitchen is fully equipped with granite countertops, custom cabinets, and a coffee bar featuring a Keurig machine (with pods provided for your stay). The dining table comfortably seats 8, plus there are extra stools at the kitchen island for additional seating. After a fun-filled day, relax in the living room by the electric fireplace, with a flatscreen TV and cozy sofas to make you feel right at home.

Each bedroom is thoughtfully designed for a restful stay, featuring a Smart TV, ceiling fan, plush bedding, and plenty of closet space. The main level has a King bedroom, and upstairs, you’ll find 2 more King bedrooms and a kids' bunk room with a full/full bunk bed.

The 3 spacious bathrooms are modern and well-stocked, with one on the main level and two upstairs (one attached to a bedroom). Each has plenty of storage, so you’ll have everything you need for a relaxing stay.

☆PROPERTY LAYOUT☆
Park directly in front of the cabin with easy, flat parking for up to 3 cars.
Step-free entrance—no stairs at the entry or on the main level of the home.

Main Level offers: Kitchen, living/dining area, 1 King bedroom, 1 full bathroom with tub/shower combo and laundry room.
Upstairs: 1 King bedroom, 1 King ensuite, 1 full/full bunk bedroom and 2 additional bathrooms.

☆OUTSIDE SPACE☆
Take in the views from your private hot tub or fire up the charcoal grill for an outdoor BBQ. The second-floor balcony is a great spot for coffee or evening sunsets.
If you're a golf fan, the Gatlinburg Golf Course is just across the street, and there are plenty of other attractions nearby for everyone to enjoy.

☆COMMUNITY POOL/ FIRE PIT☆
You will have access to the community pool and fire pit when you stay between Memorial Day and Labor Day. The pool is open daily from 10 AM to 10 PM. Don’t forget to bring your own firewood for the fire pit!

Occupancy:
10 guests (8 adults max, no adults on the top bunk) All guests aged 2+ must be included in the reservation.
For liability and licensing reasons, no visitors or unregistered guests are allowed at any time

ENTRY:
The front door is equipped with an electronic keypad, we will send a personalized door code on day of check-in.

CHECK-IN & CHECK OUT:
Check-in anytime after 4pm. Early check-ins incur a $50-$100 fee, depending on cleaner availability. Check-out is by 10am.

PARKING:
Parking is available for 3 cars directly in front of the cabin.

INTERNET:
Stay connected with 500 Mbps high-speed internet, perfect for streaming, browsing, or working remotely. The living room features a 55" Smart HDTV, and you'll find Smart TVs in each bedroom as well. Simply log in to your own streaming accounts and enjoy your favorite shows and movies during your stay. Whether you’re relaxing by the fireplace or unwinding after a day of adventure, entertainment is at your fingertips!

PETS:
We allow up to 2 dogs (50 lbs or less), with a $150 pet fee.

SMOKING:
This is a non-smoking property. Smoking of any substance is strictly prohibited inside the home.

STARTER SUPPLIES:
Our cleaning team provides start-up supplies, be prepared to purchase more for your stay.
Includes: 1 roll of paper towels, 1 small dish soap, 2 dishwasher pods, 2 laundry pods, trash can liners, 1 hand & face soap in each bathroom, and 1 roll of toilet paper per bathroom.
The property is stocked with dishes, cookware, linens, and 2 bath towels per guest (no pool towels).
Please bring or buy items like soap, shampoo, and coffee pods (Keurig).

STRICT RULES BELOW: Failure to follow these rules could result in eviction without a refund and loss of security deposit.

HOUSE RULES: Important, please read!
This property requires a signed renter agreement and a security deposit hold to finalize your reservation. The door code is not provided until these steps are completed.
By booking, you agree to follow all house rules.

☞Rental Agreement: After booking, you will be prompted to sign a rental agreement outlining the guidelines and house rules. We use approved API-connected software, allowing guests to easily set up their security deposit and sign the agreement.
☞Security Deposit: A $200 deposit “hold” will be placed 1 day before check-in and released 3 days after check-out, assuming no damages. Bank processing times may vary.
☞Trip Insurance:We recommend purchasing trip insurance for emergencies. No refunds or date changes after the free cancellation period.
☞Cancellation Policy: We follow our cancellation policy. Travel insurance, damage protection, and processing fees are non-refundable.
☞Age Policy: Per HOA rules, guests must be 25+ to book and must stay for the entire duration.
☞Occupancy: Max 10 people (8 adults). Ages 2+ must be listed on the reservation. Unregistered guests incur a $150 per person, per night fee. Only children on the top bunk.
☞No visitors or unregistered guests. Occupancy limits are strictly enforced per regulations. Violations may result in a $500 over-occupancy fee. No 3rd-party bookings.
☞No parties, events, or disruptive gatherings. Exceeding the maximum occupancy is not permitted at any time, even briefly. Booker is responsible for any damages or extra cleaning fees.
☞Photo Variations: Photos are for reference only. Decor, beach items, and games may vary; room layout and bed sizes remain the same. No refunds for minor changes.
☞Parking: Parking for up to 3 cars; no street parking.
☞Quiet Hours: 10 PM–8 AM. Violations = $250 fine, loss of deposit, and immediate eviction.
☞No smoking inside. Violations incur $250 fine, loss of deposit, and damage fees.
☞Check-In: After 4 PM. Early check-in $50-$100 if available; not offered during peak/holidays.
☞Check-out by 10 AM. Late fee: $50 per half-hour. No shipping forgotten items.
☞Security Cameras: Camera on the front porch facing the driveway, recording during your stay. $250 fee for tampering.
☞Devices: Do not tamper with smoke alarms or unplug WiFi routers. $250 for tampering, unplugging, disabling, or removing
☞Community Pool and Fire Pit: Available from Memorial Day to Labor Day. Firewood and pool towels are not provided.
☞Hot Tub: No sitting/standing on the cover. Violations: $250 fine + repair costs. No oils, soaps, or bath bombs.
☞All amenities are provided for your enjoyment. Guests accept full responsibility and use them at their own risk. Owners are not liable for any accidents, injuries, or loss of personal property. Play responsibly, wear protective eyewear where appropriate, and report any damage or loss. Charges may apply for missing or damaged items.
☞Do not move or rearrange furniture, and please keep all amenities in their designated locations.
☞Pest Control: We have monthly pest control and bed bug inspections. Keep doors and windows closed to minimize pests.
☞Power Outages: Electricity, internet, and cable may be disrupted due to storms or other issues. We cannot offer refunds for outages or unforeseen circumstances.
☞Trash: No routine pickup. Cleaners will collect after checkout. Don’t leave food in cars to avoid attracting bears.
☞Outdoor Grill: Supervise while in use, clean it afterward. Bring charcoal.
☞Restricted Items: No candles, confetti, hair dye or glitter. Violations result in a $100 fee and damage charges.
☞Showers: Keep curtain liner inside the tub to avoid water damage.
☞Toilets: Only flush toilet paper. No feminine hygiene products, wipes, or trash.
☞Items left behind: We cannot ship. ENSURE YOU HAVE ALL BELONGINGS BEFORE CHECKOUT.
☞INCIDENTALS: Starter supplies are provided. Please be prepared to purchase more for your stay.
