Bad cockroach infestation, back deck needs redone, railing going up the steps loose, Rocking chair dangerous. Had to call them 3 or 4 times while we stayed for 6 nights. Wrote 3 emails and spoke with representatives about all the issues and have yet to hear from the property manager. Very upset to learn this was a problem they were already aware of and instead of relocating us they took our money and now will not call us back. Absolutely would never pay for a luxury cabin and expect to have to throw away all kinds of food due to cockroaches and couldn’t let the kids play on the deck because it was dangerous.
Not delivered as advertised
Beautiful house, location and view . No maintenance for years, list of broken items. Hot water tank, ( they came and fixed it), dryer , coffee pot, all the outlets in the dining area, rocking chair in the living room, driveway and outside railings collapsing, staircase railing, hot tub sort of worked but was green and nasty water. Stains on the pool table. And a fantastic infestation of insects in the kitchen. Made me feel great that the guest book was full of complaints from the previous 3 renters.... Beautiful place but terribly taken care of. After the trip We contacted summit cabin rentals and explained the issues and sent them video and photos of the insects and so forth. They thanked us for “ letting them know”............ and that’s about it....... oh ya they also told us to remind them about it if we ever come back and they “ would give us a discount next time”.......... ummm ok , that’s helpful.
Annual Family Vacay
Our stay was wonderful since we were in the middle of the Smokies! However, the driveway is VERY steep and it's not shown in the picture!
It really needs a good dust, there were cob webs in all the wood on the ceiling.
The deck rails made for a nervous time with kids, it seemed if you pushed hard enough you would fall. Along with loose boards/nails. At one point, wasps swarmed out of a rail and my granddaughter got stung. Also the railing going upstairs was loose.
The lighting was horrible trying to get ready in the morning. Not bright enough since the windows in the rooms weren't big, same with the bathrooms.
Also needed a code for the TV's to watch anything other than local channels. No one ever called us back with it.
Other than those minor things, we had a great stay. The view was AMAZING. The grill came in handy one night and the hot tub as well. Beds were comfortable too.

The cabin itself was amazing! It was clean and beautiful. The decor was nice too! Watch out for that driveway though! Thank god we brought our SUV cause the car wouldn’t have made it!

Management company issues
Keeping in mind we rented last minute. We arrived and were wanting to go up to cabin and find it before dark. We headed to do so and got to the guard shack and were told after the guard looked at our phone that we could go up but couldn't come back out because our vehicle was not registered with them (wouldn't let us back in). We got up to the cabin and had no cell phone service and the cabin phone would not dial out (got an inbound sales call but couldn't call out). We were stuck and couldn't go out to dinner like we planned or get any groceries. Luckily we had packed a cooler with some frozen hamburger and peas from home. So we grilled plain (no salt pepper or condiments etc) burgers and had peas for supper. Then our son figured out how to do a wi fi call/email later that night and we got message to management company. Now the vehicle thing was settled. Next we came back with groceries the next day only to have roaches (hey already had ants spiders etc) all over the food. Ants and spiders are one thing but roaches are very dirty and not sanitary to have crawling on your food. Next, the fire alarms in the bedroom started chirping. We came to find out someone had taped the batteries in and the tape was not holding anymore. Anyway next day an exterminator was sent up but as you know roaches don't disappear overnight and are hard to get rid of so all food had to be kept in refrigerator and no one ever came with new tape for the fire alarm so for our sanity we had to unhook it (at least it stopped chirping lying flat). We and the exterminator noted there were baby roaches so this was not a new problem of them just coming in as was mentioned by management company. We put fire alarm back on the wall when we left to chirp hoping housekeeping would take care of it before the next guests arrived. Other that that view was great and our family enjoyed spending time together. Our suggestion would be that you get a new management company and have some maintenance done to preserve the place (IE wood bees making sawdust everywhere, deck railing very loose, and deck leaning away from cabin (could really tell by how water sat in hot tub). Also you have to back down driveway to park as asphalt is caving off edge so there is no way to pull in and back up toward the trash can area and make turn to pull back out as tire would be off in a hole where asphalt is caving off. Hope you can get a better management company and preserve you nice place.
