The villa has a fully-equipped kitchen, living room, dining room, and terraces and two bedrooms with full bathrooms. We have a beautiful heated pool The unit has 140 sqm.
The town of Playa del Carmen is just a short ten-minute walk away. The beach is beautiful, safe, and only 100 feet away!
There are many things to do near by, beside going to the beach. The town is beautiful with lots of restaurants and shops to visit, and there are very interesting Mayan ruins (like Tulum) close to Playa del Carmen. In town you can enjoy tennis, golfing, kayaking, biking, or windsurfing.

Nice home near the beach

Weather forced us to stay extra days in Playa and Jose responded immediately to our request for a last minute booking. We appreciated the consideration and enjoyed our extra days!

1. About 5 -10 mins to the beginning of the 5th street. Food, exchange currency, Taxi line, ADO, ferry 2. One minute to Beach 3. Cleaning lady come every other day. 4. Water provided 5. Carlos responded very quickly to the maintenance request. 6. They have cool AC and fans! Things to be improved: 1. The kitchen electric appliances are out- dated. Toaster , coffee machine shall be retired. $50-100 investment could change the look, toaster, coffee pot, electric water pot? 2. Shower water tend to change hot/ cold unexpected. 3. Beach accessories needed, sun umbrella, etc Overall a good experience, for such great location and space, I would recommend to my friends.

First I would like to say Carlos and his crew were fantastic!! Anything we needed they were there. As far as the property is concerned it is truly run down not atiqute for six people. First in the kitchen curtain rods on the windows with no curtains. Only 4 bowls and 4 plates only 4 forks available. An entryway table was used as an dining table only 5 chairs that did not fit the table. Coach and love seat extremely dirty and worn. Beds like rocks a spring in the back with every move. Pillows flat like pancakes. Overall very dirty!! We had the cleaning person come in the next morning upon our arrival. Very disappointed with the money spent on this property. Pictures are deceiving not at all like what is seen in person. Spend your money elsewhere.

Lovely place, good location.

Villa is very comfortable & walking distance to Playa del Carmen. Very close to beautiful Playacar beach. Lovely pool area that was cleaned when asked. Few little improvements for suggestion - kitchen/outside front lights didn’t work, basic condiments would have been useful, rooms a little musty but clean. Manager was very responsive & we enjoyed our stay Thankyou.

VACANCES AU PARADIS

Belle location de vacances à playacar, qui est un quartier résidentiel surveillé. Elle est située à quelques mètres d'une très belle plage et à dix minutes à pieds du centre ville de Playa del carmen. Le calme et la nature à la villa, et toutes les distractions et activités d'une station balnéaire moderne à dix minutes à pieds. Tout est réuni pour des vacances réussies ....Nous avons passé de très bonnes vacances Beautiful vacation rental in playacar, which is a monitored residential area. It is located a few meters from a beautiful beach and ten minutes walk from the center of Playa del Carmen. The calm and nature at the villa, and all the distractions and activities of a modern seaside resort within ten minutes walk. Everything is assembled for a successful holiday .... We had a great holiday

A slice of heaven!

If you are going to Playa del Carmen with small children, Playacar 1 is the place to be. This villa has everything you will need and more to enjoy your vacation, 2 big bedroom with comfortable beds (if you like firm beds, these mattresses are heaven!), AC in each room and main living area, and a cool refreshing pool right there. The villa is located only 100 steps from the sand, and about 5/10 min walk to town. You might opt to rent or not a car but it is not necessary. Most of the stuff you want is within walking distance, and if you want to explore further take a cheap taxi ride or ADO buses. The beaches here are perfect, not crowded at all (like hotel beaches where you are rubbing elbows while sunbathing!). The villa is surrounding by mature jungle like trees, which is beautiful, but be aware there are several creatures that will visit your patio every morning (raccoon like animals, squirrels, iguana, geckos, etc). they are friendly and they are more scared from humans that we are from them. We had an small issue with the refrigerator and the local management took care of it immediately. It is cool to have management on site! One piece of advice. Buy plenty of mosquito repellent, and spray it on you before you leave the house mostly after dawn. Inside the house it is not an issue if you keep the mosquito screens closed . Overall it’s a perfect experience.

Perfect for the big family in Playa Del Carmen

We stayed at Villa Kiin for 14days. It was perfect for the family of six. Close to the beach, close to the town, walk in 10 min. A nice and quiet area with only villas. The beach was almost empty compared to the stretches close to the hotels. A perfect spot to start, whether you want to go for the spectacular Mayan ruins or you want to go snorkeling or scuba on the reefs. The ferry to Cozumel is 10 minutes away. The small buses (collectivos) is 10 min away. With these you go cheep to any close places, lika Akumal, Tulum. The villa was fully satisfactoring. Fully equiped kitchen. We very much appreciated the water service (just leave the empty bottle outside and it will be exchanged). The pool just outside the door was perfect if it was to hot to stay at the beach. Internet connection was satisfactory (the kids were very happy for this). We can only recommend this place.

Lovely villa

Me and my family stayed here in low season for 5 nights, it was definitely worth that price and we had a lovely stay. It is very close to the town, a 5-10min pretty walk through gardens and some ruins, or you can walk on the private road. We felt very safe as there are security patrolling all the streets at all hours. It is a sort of gated village of villas along the beach. And 2 minutes walk to the beach which is all white sand and amazing turquoise water. They have a great big BBQ which we used one night, which was great. We loved the sound of wildlife in the very lush tropical beautiful garden. The internet is annoying as only works in a corner of the villa or if you stand in the garden. Bring mosquito repellent. I would recommend this villa.
