Welcome to Delta Dunes – our lovely Florida beach house in the family friendly Gulf Trace Community. We bought this home in 2008, so our family could enjoy this spectacular area. We hope your family will also enjoy our house for a vacation at one of the most beautiful beaches in FL.

Gulf Trace is a wonderful, private beachside community south of Hwy 30A and surrounded by a State Park. It's only a few minutes from Grayton Beach and Seaside. There are no condos, big crowds or busy streets, but plenty of white sand, walking and bicycle paths and emerald Gulf water.

Delta Dunes is a beautifully furnished, four bedroom/four bath home with Gulf views and well-landscaped private outdoor pool. It’s a short, two minute walk to the private beach access (four houses back from the beach). You can enjoy early mornings and sunsets in our open-air tower – terrific views of the water to go with the refreshing Gulf breeze.

The home has high ceilings and large windows throughout. It boasts a large great room/dining/kitchen on the second floor with a cathedral ceiling and French doors opening to an outdoor deck. The room features original artwork and a custom built cabinet storing the TV, books, games and more (and there is a poker top to go on top of the card table). It makes for a natural gathering place and offers large TV, DVD player, music and a deck with Gulf views and gas grill. The large dining table seats 10 people with room for three more at the kitchen island.

There are three bedrooms and three baths on the first level. The bunk-room has two bunk beds (one is twin over double and one is twin over twin) and is designed to sleep five children. There is also a king bedroom on the first level and the third bedroom has two queen beds with a private bath en-suite. The fourth bedroom is upstairs with a king bed and private bath en-suite and is off the great room. Each bedroom has cable TV and a DVD player. We have purchased new mattresses for all of these beds since we bought the house.

The feature that helps set our home apart from many others is our pool and patio area. The pool is hidden amongst plant life, including palms and oaks and is also enclosed by a wooden fence. It’s also a nice size (34’x18’) and enjoys plenty of lounging area in and out of the sun. The pool may be heated in cool weather (no additional fee). In addition, there is an outdoor ping pong table and a hot/cold shower by the pool.

The home was built in 2003 and is in excellent condition. There is parking for three to four cars behind the house, but it's tight. Two cars can park under cover.

This is a non-smoking home and pets are not allowed.

Wireless Internet is available throughout the house. We also have a Roku with the Large TV in the Great Room to make it easier for guests to watch movies.

Maximum capacity is 13 people (15 with sleeper sofa).

I know location is a key factor in renting a vacation home. That's why we have a map on this site, so you can see exactly where our house is located. If you use the map's 'satellite' feature and zoom in, the map will allow you to see the houses in the neighborhood, the street and get a feel for beach access.

There is private beach access that is approximately a two minute walk from our house. We are four houses back from the beach on the private, quiet streets of Gulf Trace. There are only a few steps at the beach access, so no steep climb to and from the beach. I hope this helps you better understand our location and our great neighborhood.

Why The Owner chose Grayton Beach

Gulf Trace, 1/3 mile west of Grayton Beach, is really private and close to the beach. No big crowds and surrounded by a state park. It's also close to Destin and Seaside.

What makes this house unique

The pool and tower are memorable. And Gulf Trace is an ideal neighborhood for a family beach vacation - quiet, slow traffic and short walk to the beach.

Family fun at the beach......

My family and I stayed at Delta Dunes and the house was fantastic! It met our needs perfectly especially the wonderful secluded pool. The neighborhood was quiet and the nearby beach was family oriented. The house was well stocked and beautifully decorated. I hope an opportunity comes along where we could visit again!

A slice of heaven!

We already knew that staying in the Grayton area was where we wanted to be but finding a home that could meet our needs was another. Delta Dunes far exceeded our expectations! It is a beautiful home that comfortably accommodated our family. This house feels like a home rather than a typical beach rental. From the pool to the crows nest we were highly impressed. Delta Dunes interior is beautiful, spacious & comfortable with everything you could want! The location is great & just a 2 minute walk to the beach! We loved our stay & would definitely want to come back in the near future! Thanks for helping make our vacation great!

The Ideal Beach Home

For an extended family coming together with four young children, Delta Dunes is pretty much perfect.

In Gulf Trace, you feel "off the beaten path" while a bike ride away from the best 30-A shopping, restaurants. The beach is easily accessible (especially with the included bikes). This might be my favorite stretch of beach on the gulf-coast because it is so wide, clean and relatively undeveloped.

As for the house, It has been smartly updated and well cared for. The family has definitely achieved the overall feel of "staying at a friend's home", as opposed to a the increasingly common sterile beach rental.

The kitchen is stocked, the beds are comfy, parking is plentiful. As for unique features: The crow's nest has amazing views and a great place to share a beverage and relax. The pool is the perfect size for a family and very private. The house is well stocked with a ton of great books and puzzles/games. Again, the bikes and Ping-Pong table were nice touches.

As for working with the owner, he was extremely accommodating, responsive and really went above-and-beyond to take care of us and make us feel at home. Clearly, I can't say enough nice things about our Delta Dunes experience! We will most definitely look to book it again in the years to come.

A great beach rental.

Delta Dunes is a perfect rental for just hanging out and relaxing and conveniently located for great restaurants, outdoor activities, and shopping if you want to be out and about. The beach is a short walk from the house and I miss the wonderful pool already! This area was private and peaceful and there was plenty to do as we needed to take advantage of a 1000 piece puzzle since an unexpected intense storm descended upon us! We loved this well equipped rental and look forward to returning someday!

Second Year in a Row

This spring break was the second year in a row that our family has stayed at Delta Dunes. We loved it so much last year that the kids would not even consider trying a different location this time around!

The photos of Delta Dunes are lovely and very accurate, but don't tell the whole story about what a special place the owner and his family have made this home. In addition to the spotlessly clean home and pool, the house is filled with lovely thoughtful touches. All of the bedding and towels are of good quality, with extra pillows, bedding and towels tucked away in the closets of each room. There is a great assortment of books (fiction and non-fiction) and board games and puzzles inside the great room entertainment cabinet for rainy days. The kitchen is stocked with every single conceivable thing you will need. Plenty of dishes to accommodate a crowd too! The owners have assembled a binder with menus from area restaurants...so great for planning our outings. Some of our favorites in the area include The Pickle Factory, Louis Louis, Local Catch, Blue Mountain Beach Creamery, The Meltdown on 30A, and Great Southern Café. There is a very nice front load washer and dryer on the bedroom level that came in handy with the ever changing weather of Florida in the springtime. And the pool! The pool is beautifully maintained, and wonderfully private, tucked away among the palm trees. Our kids spent hours in the pool.

We also enjoy the perfect location of this home. With two private beach accesses for Gulf Trace residents, we often felt that we had the beach to ourselves. The tower and the deck off the great room were perfect locations to enjoy a quiet morning coffee or a drink while watching the sunset over the ocean. The location of the neighborhood of Gulf Trace allowed us to be just minutes from the hustle and bustle of Seaside, Destin and Panama City, along with so many activities along 30A, but to also be able to totally unwind in peace and quiet if we desired.

The owner of the home is very prompt in responding to any concerns or questions and should be justifiably proud of his family's lovely home. We highly recommend Delta Dunes.

Best house in Gulf Trace

There is no better house in Gulf Trace than Delta Dunes (especially for the money). We have stayed in this house 4 or 5 times over the years and just can't say enough good things about the property. Everything about the house is top notch. Well decorated, 12 foot ceilings, lots of room and a top floor family room with a nice deck, but what really makes this house special is the Crow's Nest and pool area.

The Crow's Nest is the highest point in the subdivision with lots of room and large, bar height Adirondack chairs. On a clear day you can see from Destin to Panama City. Great place to have your coffee or relax in the evening. It's the first place our kids run to when we arrive.

You also couldn't review Delta Dunes without mentioning how great the pool area is. Extremely wooded and very private with a nice seating area and an outstanding outdoor shower. The kids actually never have shower inside the whole week. Saves lots of time and mess when everybody can just clean-up before ever entering the house.

The owner had everything ready, pool heat on and offers all of his contact info to help with any needs during your stay.

Other nice things off the top of my head -

Short walk to the beach.

Large concrete pad for under the house for covered parking or for the kids to ride scooters or use their outdoor ping-pong table.

Short drive (or bike ride) to Red bar or Seaside.

Lots of bathrooms.

Nice washer and dryer.

White lights strung in the trees by the pool area. Really nice effect.

Cons - I do not own this house.

As you can tell, we are pretty high on Delta Dunes and we are already looking forward to our next stay!
