Limin' House is situated on a hillside overlooking Soper's Hole and Marina on the lush west side of Tortola.
Smugglers' Cove, a secluded crescent beach is a short ride or walk on the other side of the hill.
Many restaurants and shops, from casual to fine, are also a short ride from the villa.
You will enjoy spectacular sunrises and sunsets overlooking Sir Francis Drake Channel and the islands of Norman, Peter, St. John, St. Thomas and Little Thatch.

About Susan J McDavit
I have been travelling to Tortola since the early 1980's. Limin' House was completed in 1995 and I have enjoyed sharing this home with many guests since 1996. It remains a haven for renewal and relaxation, for both myself and my guests.

Tortola is easily accessible from the U.S. The currency is the dollar and the language spoken is English. Every imaginable water sport is available including sailing, surfing, windsurfing, scuba and just floating in pristine water. The island is beautiful and safe.
What makes this Villa unique
Limin' House is designed to accommodate families or couples. The dining/lounging verandah is centrally located and adjacent to both the pool and the kitchen. It is the favorite spot for entertaining and relaxing. Each bedroom has a private balcony and/or patio, so when privacy is preferred it is easy to find!

Another visit to paradise
No mater how many times I return to Tortola it is always the most relaxing time I have during the year. Tortola was absolutely beautiful and Limin' House never looked better. I will return as often as I can!!

The views from this villa are outstanding and the amenities top notch. This was our second stay at Limin' House and the upgrades were many and noticeable proving that the villa is being maintained at a high level. We enjoyed our stay at Limin House immensely. You can be happy sipping on a cocktail at the pool overlooking the beautiful Carribbean water at Sopers Hole Marina or sightseeing around the island. We enjoyed breakfast outside and our trips to the little beach right down the road. We had a beautiful patio outside our room and a hammock to take a little snooze. Susan and Don have coolers, beach chairs, floats to make your days care free. Snorkeling at the little beach was great. Bring snorkel gear if you have some. Great surfing and diving for those that enjoy those sports.
We took a catamaran ride on Kuralu - did some snorkeling and visited the Soggy Dollar Bar. Gary and Kate were great, they provide lunch, snorkel gear, and an open bar.
Weather was fantastic with a little breeze in the evening and swimming weather during the day. Cocktails at the Sugar Mill were delightful, breakfast at D Best Cup and Sebatians were very good. We can't wait to return!

Seriously awesome and beautiful villa!
This is our 4th trip to Tortola, and this is by far the best place we have stayed. 3 bedrooms, each with their own private bathroom, plus a little studio apartment as a 4th bedroom plus bathroom and mini-kitchen. It has a nice swimming pool (actually pretty deep, maybe 7 feet at the deepest point?), lovely landscaping, and incredible views of all the sailboats at Soper's Hole and Frenchman's Key from the villa's perch on the mountain. Stove/oven was professional grade, and the outdoor grill was huge! The kitchen was the best-stocked with pans/plates/utinsils/small appliances of ANY VBRO house we have stayed in in the world! Bathrooms in the "west wing" have outdoor showers; lovely during the day or at night to shower under the stars! (though some animal/bird kept stealing the bar soap! Ha!) Beds were comfortable - kings were two twin beds put together, and all bedrooms had mosquito nets, air conditioners and fans. Wifi worked fine. Location was great - close to Soper's Hole and away from cruise ship traffic of Road Town, but within a half hour of many restaurants and beaches and walking distance to West End ferry terminal. Susan (owner) and Debs (manager) were really helpful before and during our stay with recommendations for restaurants, etc and were very responsive to our questions and emails. Restaurants nearby that we enjoyed were D'CoalPot (casual), Bananakeet (casual) and Sugar Mill Inn (fine dining). We enjoyed the beaches Cane Garden Bay (on a NON CRUISE SHIP DAY or around sunset!! otherwise it is miserably crowded) for SUP and relaxing (and Quito's there is also a good place to eat!), Brewer's Bay and Smuggler's Cove for snorkeling. We did a fun day sail with Kuralu which everybody else besides me enjoyed, and Captain Gary was very polite as I proceeded to retch over the side of his lovely vessel literally ALL DAY... :D We also had the MOST INCREDIBLE fresh cinnabuns from Susan's recommended baker Craig.
1. Water in the BVI tastes terrible no matter where we have stayed. :) A filtering water bottle like one by Camelback really helped the taste on this trip.
2. The driveway for this house is really steep and narrow, and for our SUV we had to back down it as there was no room to turn around. Have people stand outside and help you as you back down the first few times. :)
3. You can have Riteway, the main grocery store put provisions in the house to be there when you arrive - really helpful if you arrive at night!

Limin' House is located on the West End of Tortola overlooking Sopers Hole. It is a short walk/drive to the beautiful secluded beach, Smugglers Cove. Long Bay, a 1mile long beach with body surfing waves is just 3 minutes further. Shops, ferry and restaurants are all within walking distance. Beautiful sunrise views towards Norman and Peter Island greet you when you awake. Spectacular sunsets looking towards St.Thomas are a daily event. Tortola offers many water adventures: surfing, sailing, snorkeling, diving, parasailing and windsurfing. Limin' House offers lap swimming in our pool overlooking the harbor, or just floating in relaxed joy!
