If you enjoy boating, fishing, swimming... the Mattaponi River is the place for you. This house sits about 50' from the edge of the river with 3 kayaks and a canoe for your convenience. Beautiful ZOAR STATE FOREST is just across the river so hiking and park activities are easy! There's a public boat ramp about 1000' away (but totally out of eye shot) but kayaks and canoes con launch from the floating dock here. The river is freshwater and tidal. At low tide its 10 or so feet deep near the shore (old channel) .about 4 or 5 in the middle, and even less on the other side. Bottom is mostly sandy! Currents are usually not very strong, and every12 hours stops completely and changes direction. Very user friendly!

. Aylett is close to Richmond (50 min.), DC (90 min) Willamsburg (60 min) with easy access to fast moving roads.

Other Activities: KINGS DOMINION Close!! 30 min -Bush Gardens and OUTLET stores are about40 min away. New badmitten set!

A laid-back, artful Thanksgiving

  • 5 of 5

We booked Larkin's magical property for a family Thanksgiving this year. From our first steps inside we were fascinated by the artful, imaginative touches she has incorporated into the interior and exterior of the cabin. We were comfy and cozy immediately. Despite being rather tiny, the kitchen had everything we needed (except a portable mixer, which I brought) and was a pleasure to work in. We stayed from Tuesday until Saturday, and we could conveniently fill all our grocery and eating out needs at a shopping center four miles away. Big oven cooked our turkey beautifully, plus we made pies and a cake. What helps the kitchen support the creation of dinner for ten is a giant island. Because the weather was mild, we decided to eat at the over-sized picnic table outside in the sun, with the river sparkling 50 feet away. We used the round dining area table as a buffet. Later we enjoyed conversation by the outdoor fire pit. Friday was Christmas crafts with the kids, again at the picnic table. We had so much fun! The children were happy and the adults relaxed. Cabin is exactly as described, only more interesting. Very comfortable and clean. Loved the solitude of the setting in the woods, reached by a "driveway" that has to be a quarter mile in length. One caveat: highway 360 crosses the Mattaponi River very near the property. At first we noticed the traffic, and very quickly we forgot about it. It became part of the experience, one we hope to repeat ASAP. Our dogs had a great time too--they could be off-leash outside and they played, explored, chased each other and generally celebrated their freedom. If you want posh, go somewhere else. If you value creativity, design, art and comfort, I guess we'll be competing for reservations. Oh: Larkin was very responsive and helpful, as well as thoroughly informative about the property.

Very nice place to stay as we visited Kings Dominion for the day. Had enough room for two adults and three teenage boys.

Truly a home in the woods.

  • 5 of 5

First my Verizon smart phone worked just fine, never skipped a beat!!!! This one of a kind eclectic home is a true experience. Unique look at ever turn. Very peaceful, surrounded by nature. Fully stocked with all those little things you look for in a home. Very clean. We loved our stay.

Nice, quiet getaway-- but not safe or very clean

  • 2 of 5

Having seen positive reviews, I booked three nights for a short vacation. Other travelers should be aware of the following:

1. No landline or internet at the house, no signal under Verizon network, and no regard from owner about how this affects safety of a stay. I booked three nights and found after a day that my phone could not connect at all to the network, even for an emergency phone call. I verified at an Apple Store shortly afterward that there was no issue with the phone. The house is in an isolated woody area, and with about 1/3 of a mile from the house to the end of the driveway, and a couple miles to the next establishment where you might find a person or a phone, this is not safe for being alone. I was assured by the owner that Verizon has good coverage of the house with the exception of one area in the kitchen, but this was not the case in my experience. I therefore left after two days, waiting a full day to be sure that it was not possible to get a cell phone signal back at the house. The owner has refused to refund me for the one night that I was not able to stay. The owner was otherwise quick to respond anytime I had a question, and I appreciated her wanting to confirm a safe arrival, but I cannot reach her or anyone else if there is no cell phone signal and no landline or internet at the house. I purchased travel insurance, but this falls outside what it covers. I would think that the owner would process a small refund in these circumstances-- that might encourage folks to come back again-- but she did not. This also shows a disappointing lack of concern regarding whether any medical emergency or other need for assistance might arise while someone is staying at the house, so others should beware.

2. Below rental property-level cleanliness. The place was clean for the most part, but there really should not be as many dog and human hairs on furniture, carpet, and linens as I saw. Light vacuuming would pick all that up. Furthermore, while the description indicates that there are kayaks and canoes for use, these sit outside with no covering at all. Anyone who wants to use these has to also clean them.

I hope this review is helpful to others. Having no ability to communicate with anyone from the house, with no concern from the owner about this point, is the reason that I would not go back. It's not vacation if you know that if something happened to you alone there, no one would know for a while, and the owner does not care.

There is something about this place that provides immediate relaxation for us (and our dog!).... each time we visit the peace lasts for weeks afterwards.

A Really Relaxing Place to Spend Some Time

  • 4 of 5

This was just what we needed for a holiday. The Mataponi River is just a stones throw away. This tidal river flows in both directions which makes paddling in either direction pretty darn easy. This place is great and had everything we needed. Larkin made sure we were settled in then left us to enjoy. Larkin thank you so much for letting us enjoy this place.
