Grew up in Mexico City and relocated to the USA back in 1996 due to my professional job as a Business Consultant in the Life Sciences industry. Enjoy traveling with the family back to Riviera Maya a couple of times per year. I really enjoy sports and during the last few years I have transition from running marathons to Triathlons such as IronMan, Olympic and Sprint distances.

This property I acquired when Playa del Carmen was still rustic; so I have seen Playa del Carmen change to a more dynamic and urbanized town; however we have maintained Palma Sica and Las Palmas as a nice charming place to relax and enjoy. My family and I really enjoy the time we spend at Las Palmas and Playa del Carmen because it is a very nice town with plenty of activities to perform for all ages.

What makes this condo unique

The location of Palma Sica is superb,. It is located half block from the main 5th avenue and only 5 blocks from the beach "Mamitas" located in the north of Playa del Carmen which is the most modern area with plenty of restaurant options and shops.

Perfect location with comfortable condos and a very nice roof top including pool ;-)

The building itself is perfectly located at the sweet spot of Playa Del Carmen which is mainly the 5th Avenue - all the nice bars, restaurants and shops are located along this avenue...and it is 5min walking from the beach away which is just great!

Then the condo has everything you need with a nice balcony, AC, kitchen and living room which is, as it says, in a very "Charming Mexican Style" decorated which we loved!

The best of all this is the very nice rooftop with a pool and BBQ area - great to hang out and enjoy the sunset while swimming and waiting for dinner :-)

Nice, quaint Mexican condo, awesome location

We love this area, literally one block to 5th, approx. 5 to the beach. The bar across the street is pretty loud at night, however we were pretty tired after long days at the beach, so it wasn't too troublesome. Margarita the housekeeper did an awesome job! Above and beyond. A couple of concerns, though not complaints are: no "orientation" to the condo upon arrival, we struggled a bit trying to light the oven...and didn't know there were beach chairs/wagon under the bed until the last day, so therefore we "rented" chairs each day on the beach, bummer...there were also several light bulbs burned out and it took a couple days to get them replaced, again, not big deals, just concerns.

Enjoyable Stay!

Jose, the owner of the condo, was a pleasure to deal with prior to my stay. I needed a condo with a fully-equipped kitchen, great location, pool, proximity to beach, etc. This condo had it all. Fridge was like new, and I loved the Mexican style decor. I was familiar with Las Palmas having stayed in a different condo there our first trip to Playa back in 2010. It's a great location, walkable to EVERYTHING, and cabs are cheap and easy to get if you don't feel like walking.

The condo itself was very spacious, cute furnishings, kitchen had everything I needed. The cleaning lady, Lupita, was absolutely wonderful and so sweet - just loved her. Issues with hot water not heating were resolved quite rapidly so I appreciated that. Plenty of towels and basics, which was great. Bed was comfortable, plenty of TV channels, and the balcony was beautiful. Everything was very clean, which I appreciated. Lupita even cleaned the floor of the outside balcony one day.

There is an Oxxo (convenience store) right around the corner for the basics. Av. 5th, the main restaurant/shopping promenade, is half a block away. Beach is about a 5 minute walk. As I said, just a terrific location.

The only issue - and this is not the owner's or the building's fault - is that the new hotel that has been built across the street, BePlaya, is VERY loud at times. They blast music from the pool deck until late at night on weekends, and on 2 nights, they were doing very loud construction work on the sushi place underneath the hotel at - I'm not kidding - 3'olock in the morning. I think in general, though, noise is an ongoing problem anytime you are staying that close to Av. 5ta, not just at this particular location. It's just something to keep in mind so you can bring earplugs or headphones to sleep in if necessary. You sacrifice some quiet for the excellent location. Playa is a rapidly growing city, and the constant noise is part of its growing pains. It should be noted, however, that the absolutely beautiful, huge palm trees that grow right outside this condo, make for a beautiful view. That makes up for the occasional noisiness!

I would highly recommend this condo, and thank you Jose for being so accommodating, answering all my questions, and being so honest and helpful in your dealings with me. Would definitely stay again!

lots of plusses, a few minuses

this condo was very accurately described. It was adorable with its Mexican tile. It was very spacious for a one bedroom and had an extra large porch compared to other units. The caretakers were excellent and available. However, the shower unit was almost unusable due to excessive rattling and difficulty in regulating the temperature. By the time you got it right, the hot water was gone. The last day the pipes burst (no surprise given the racket the shower caused) and the entire apartment was flooded as we were rushing to get ready to leave! Also unexpected was the noise level! Clubs across the street were loud and rowdy till at least 1:30 every night which meant we had to close all the doors to block out even a bit of the noise:( the location in terms of 5th Avenue and the beach was excellent.

Owner's Response: Hello, thank you for your input and feedback. I checked with my property caretakers about the issue reported with the pipe bursting and flooding caused. The report I received is that the issue was with the kitchen sink/faucet pipe. The rubber joint of the kitchen faucet pipe broke due to corrosion. A new entire pipe was installed and the problem was resolved. About the shower, when the condo was constructed the shower knobs were inverted by mistake; such has caused some confusion in terms of regulating the water for some guests. Sorry about the confusion, we will relabel the knobs properly. I will notify my property manager about the noise caused by the hotel lounge bar located across the street to see if they can regulate their hours. Thank you for your feedback, we will work to address your concerns.

Very Nice

This was a great place to stay and the owner was very prompt and responsive. We were looked after very well by the caretaker and cleaners. My only complaint would be about the internet which was spotty at best and only worked in the corner of the apartment by the door. I needed this for my job so ended up spending a lot of time in Starbucks instead. Also there was not even basics in the kitchen like oil so did end up spending money on that. Overall though great place to stay and would stay again if i did not need internet.
