The Kelly Canyon Retreat is professionally managed by Cole Property Management, a Livingston, Montana based high-touch, high-service property management company. We are available via Airbnb or other booking platform messaging, email, phone or text should guests have requests before, during or after their visit. Please do not hesitate to reach out!
A rural retreat on 17 acres, across the road from Rocky Creek Farms, just minutes from downtown Bozeman shops and restaurants and conveniently located near the interstate on ramp to head towards Yellowstone National Park or the BZN airport. A quick drive will land you at trailheads for hiking, biking, skiing -- you're in the mecca of outdoor activities!
Spread out and enjoy the entire home and vast acreage of the property during your stay in Bozeman. Outside, you can fish in the nearby creek or Gallatin River, ski groomed trails, watch for birds, or relax on the front deck at sunset. Please avoid using motorized vehicles like snowmobiles or dirt bikes as the property includes protected wetlands and ground well monitoring systems. The garage is for owner use only. Please note that the antique kitchen stove is decorative and the wood stove in the living room is not currently operational.

Love to fly fish? Walk across the rolling meadow and reach the Gallatin River in under five minutes—your own private fishing access. Sliding in the snow? In winter, bring your cross-country skis and explore the snow-covered property under Montana’s stunning Big Sky.
The home has been beautifully remodeled inside and out, featuring hardwood floors, expansive picture windows with sweeping views and a wrap-around deck. The kitchen is a cook’s dream, with brand new appliances, a deep farmhouse sink, quartz countertops and a walk-in pantry. The rustic dining table seats six, with additional seating around the large kitchen island. The cozy living room offers two leather chairs—perfect for reading on a snowy day—and a comfortable couch facing a 42" HDTV with high-speed internet and SmartTV app access.
Down the hall from the living room, catch a few ZZZ's in total comfort and plush linens. Choose from three bedrooms, the master with furnished with a queen and ensuite bathroom, another comfortable queen bedroom or the third appointed with two twin beds.
A dedicated laundry room includes two brand new front-load washers and dryers, plus a utility sink—ideal for longer stays. Whether you're here for a night or an extended visit, this peaceful Montana retreat has everything you need to relax and recharge.
The property is in a beautiful neighborhood complete with farms and ranchettes - visit Rocky Creek Farms across the street! Conveniently located on the east edge of Bozeman, Kelly Canyon Retreat is an easy 10-minute drive to downtown or MSU. Lyft & Uber are readily available in Bozeman. There is ample parking in the driveway just in front of the house.
PETS: Kelly Canyon Retreat does NOT allow pets. Service Animals (SA) are always welcome. Emotional Support Animals (ESA) require verified documentation from a licensed mental health professional at least 48 hours before arrival. Guests are responsible for any SA or ESA related damages.
CAMERAS: Outdoor exterior cameras are in use and recording at all times on the property.
STOVES: The antique cooking stove in the kitchen and the wood stove in the living room are not operational -- please do not use.

We truly enjoyed every minute of our stay in this beautiful home. Only a few minutes from town, but feels like a country escape. Very clean throughout and new appliances. Perfect for our family to spread out. Very comfortable beds and an amazing kitchen. We would love to stay here again when in the area!

This home is very nice and was super comfortable. the kitchen had everything we needed to enjoy coffee, breakfast, lunch and dinner. The beds were comfy and the living area was cozy.

We've been renting in Bozeman several times per year while our son attended MSU. This property is our favorite. Remote yet close to town, the house is well stocked with everything you need. The property is beautiful to walk around and explore. Great fishing spot, unfortunately no luck for this angler. Maybe next time...;)

Clean and well provisioned kitchen. Everything you need to cook a meal, including a Traeger Smoker outside. Bathrooms and laundry room were clean and well maintained. I needed a remote, quiet place where we could fish and hike yet with convenient access to the City. This place checked all the boxes. Wifi and streaming TV along with board games to entertain you while inside, and access to the Gallatin River for fishing on the premises. Management was friendly and responsive. Highly recommend if you want to get away from it all but want to remain on the grid.
The home is situated on a beautiful piece of land that exudes solitude. The house is very old, but well restored. The kitchen bathrooms and living room room are extremely well stocked and quite relaxing.
Our family loved this special cabin. It was stocked with everything you would need and was immaculate upon arrival. Only a few minutes from downtown, it's in a very convenient location. 5 stars!

Poorly managed; $550 excess fee charged
Poorly managed. The property was lovely and we enjoyed our stay, but we were charged a $550 fee for "excessive damage" and late check out. The home was left in perfect condition, and the cleaning crew was let in promptly at 10:00 check out. We took an extra 17 minutes to move food from the refrigerator to our vehicles, and a woman from the cleaning crew proceeded to put her phone in our faces, snapping photos of my family and kids. We were very respectful to the home and the cleaning crew, and did not engage with the woman taking pictures on her phone.
It's unfortunate that the exit experience on this property, spoiled what could have been a great experience. I'd recommend choosing another property if you don't like unreasonable "Karen's" taking pictures of you and your young children, accusing you of damaging property that was left in perfect condition, and slapping you with an unjustifiable extra $550 fee.

Here's the true story: This guest showed up with 8 RV's and 42 people - yes, you read that correctly. We have it all on video - every motorhome, dozens of people in and out of the house.
VRBO reviewed the video and the information AND agreed with the host to allow an excess use fee of $550, deducted from the guest's security deposit.
The house is limited to 6 people, which she was forewarned about this limit and the guest provided fully inaccurate information about the booking (how many people on property, etc).
We also provide all of our guests with check out information prior to their departure - including check out time & processes.
There were dozens of people still on property an hour AFTER checkout time, costing the cleaning crew time for waiting around and excess cleaning-all on video.
Please take note that guest reviews always have another side to the story & guests are often the offenders.
As a long-time host with hundreds of bookings, this one tops the list as one of the worst HOST experiences to date.
