This West Dallas retreat is a great place for families, a small group of friends, or business professionals looking for a welcoming space to stay and quick access to city landmarks. It's 5 mins away from the Medical District (UT Southwestern, Parkland), Bishop Arts District, Deep Ellum, American Airlines Center, and Downtown Dallas, and less than 20 miles from the heart of Arlington (Cowboys Stadium, Rangers Ballpark, Hurricane Harbor and Six Flags).
The space
This two-level private home has an open concept kitchen, dining, and living room space. You can prepare meals in a fully equipped kitchen with an electric range, fridge, and island prep space while chatting with friends or family. The extendable dining table is great for intimate gatherings where you can have a partial view of the backyard and/or the 75" Smart TV. There is also a half bathroom on the lower floor.

Bedrooms are all on the second level. The master suite includes a king-sized bed and ensuite bathroom with a shower/tub. The two guest rooms each have full-sized beds; one has a day trundle and the other has a rollaway twin, for a total accommodation of 7 to 9 guests.

We have a large, fenced backyard with a grill, fire pit, and a bocce ball court. There is an indoor garage parking space for one car; additional parking in the driveway and street parking is easy to find.

Other things to note:
The neighborhood is generally peaceful but on some days, there is occasional audible train noise. Ear plugs are provided.

House Rules:

NO EVENTS & NO PARTIES!!!

• The person who booked the reservation must be residing on the property during the reservation -- NO EXCEPTIONS.
• No more than 9 confirmed guests may stay overnight. Overnight hours begin at 11 pm.
• No more than 12 people total may be on the property between hours of sunrise and 11 pm. After 11 pm any guests not on the reservation must vacate the property.
• Social gatherings are allowed, partying is NOT allowed.
• Please leave the place clean or an additional cleaning fee will incur. If the property is excessively dirty and trash-ridden, an extra fee will be assessed up to $300.
• Leave the place on time (check out is at 11am) to ensure that we can clean and turnover for the next guest. UIf you need more time and we don't have an immediate guest, we will do our best to accommodate you (late checkout fee is $25). If you stay after 1 pm without host permission, you will be charged an additional day and at this point, you will be considered trespassing.
• For the safety of our guests, neighbors, and the house, tampering/blocking the video doorbell or cameras will result in a $500 fine and you will be considered to be breaking the house rules.

Please be respectful of our neighbors.

• We abide by Dallas noise ordinance and require guests to as well, so no excessive noise.
• If at the property, guests must be inside by 9pm, Sunday through Thursday, and by 10pm on Friday and Saturday, with no/minimal noise heard from the outside. There
are noise detection equipment and sensors on the property. If you set these off during quiet hours, then this is breaking house rules. Any noise complaints
from neighbors or police visits will result in a $250 fine for each occurrence.
• Well-behaved, potty-trained, small to medium-sized pets are allowed. They are not allowed on the furniture/beds. Please clean up after your pet; if there is pet damage, this will result in a $150 pet fee.
• No smoking inside the premises. Evidence of smoking in the home will result in a $200 smoking fee.

* Absolutely no deliveries are allowed! No exceptions! There are shipping locations nearby (e.g. post office, UPS, FedEx, Amazon lockers). We can gladly provide the address to these locations.

* If your stay includes a Monday, you will be required to take the trash and recyclable bins out on the curb for pick-up.

* This is a self-check-in property and you will not be meeting with your host. You certify that you will read the check-in instructions prior to arrival and that you are capable of following the instructions. You agree that you have read and understood the house manual prior to arrival.

* Bookings will be canceled/Smart Lock disabled during your stay if House Rules are broken and/or if extra guests stay overnight without prior notification or payment.
