## Space

Accessed via a staircase on the first floor, the Julie is just outside Rouen (10 minutes from the Rouen Zenith, 12 minutes from La Bouille and close to the A13 motorway) and offers the comfort of a town house with parking and an outdoor terrace.

This duplex flat comprises a beautiful living room, a large fitted and equipped kitchen, 5 bedrooms, two shower rooms (bathroom and shower), separate WCs, a large terrace and parking for your vehicles.

The living room offers a pleasant moment of relaxation with its corner sofa and connected television. Make the most of the dining room with its large table and chairs for working or eating.

You'll love the large, fully-equipped kitchen (combined fridge/freezer, microwave, oven, ceramic hob, kettle, dishwasher, Nespresso coffee machine, barbecue and kitchen utensils) and dining table.

Enjoy 4 large bedrooms with double beds and one bedroom with a single bed. Each bedroom has ample storage space for your belongings.

There are also two bathrooms, one with a large bath and shower. Use the free washing machine and tumble dryer provided in your accommodation.

The large terrace is a great place to relax or enjoy your meals!

Parking is available in the car park opposite the flat or in the private car park behind the flat (with access key).

Bed linen and towels are provided for your comfort.
Please note that a private parking space is included in the rental price. The accommodation is managed by the ArchiDuchesse concierge service, available 7 days a week from 10am to 12.30pm and from 2pm to 9pm. We thank you for taking care of the accommodation, respecting the premises and the neighbours. A bank imprint will be requested via a secure link in order to finalise your reservation and obtain the access codes to the accommodation.

## Neighborhood

Grand-Couronne is a town in the Rouen metropolitan area in Normandy, in the Seine-Maritime département. Around ten kilometres south of Rouen, this medium-sized commune is located along the Seine, surrounded by green spaces and residential areas. It plays an important role in the regional economy and offers a high quality of life thanks to its many facilities, natural areas and cultural activities.

Grand-Couronne is an industrial town, home to several major industrial estates, including Port-Jérôme, which is part of the Rouen port area. It is home to companies in the logistics, chemicals and petrochemicals sectors, making Grand-Couronne an important player in the region's economy. Because of its proximity to Rouen and its strategic location along the Seine, it also benefits from links to other major French cities via the motorway and rail networks.

Despite its industrial development, Grand-Couronne has managed to preserve a large number of green spaces that are enjoyed by its residents. The Parc des Tourelles is one of the most popular places for residents to relax, with its vast lawns, paths and children's play areas. The town is also close to the state-owned La Londe-Rouvray forest, a vast area of woodland offering opportunities for hiking, cycling and other outdoor activities.

Grand-Couronne has a vibrant cultural life, supported by facilities such as the Centre Culturel Boris Vian, which offers shows, concerts, exhibitions and events for all ages. The town also has a well-stocked municipal library and offers a range of cultural and artistic workshops for young people and adults alike.

Although Grand-Couronne is best known for its industrial development, it also has an interesting historical heritage. Grand-Couronne is a pleasant town for its residents thanks to a full range of public and commercial services. Grand-Couronne is served by several public transport lines in the Rouen Normandie Metropole's Astuce network. Here are the main options:

1. Bus routes
Route F3: This route links Grand-Couronne to the centre of Rouen and passes through a number of stops in the commune. In particular, it serves residential areas and business parks, providing direct access to Rouen without having to make a connection.
Routes 32 and 33: These bus routes also serve Grand-Couronne, providing connections to other neighbouring communes and areas of interest in the Rouen conurbation.
Route 39: This connects Grand-Couronne with other districts and towns to the south of Rouen.

2. Transport on Demand (TAD)
Grand-Couronne is also served by the Transport on Demand (TAD) service, which allows passengers to travel by reservation in certain areas where the regular lines do not run. This service can be booked in advance via the Astuce network application or by telephone.

The Cour de l'Archiduchesse offers a range of services to make your stay as pleasant as possible: baby equipment hire, luggage storage, shuttle service, baby-sitting, gourmet boxes, requests for sightseeing tours, creation of events (wedding proposals, birthdays, room themes, etc.) and much more! Taking advantage of a rental also means respecting a few rules to ensure that everything runs smoothly and to avoid any surprises with the deposit! Remember to look after the property as if it were your own: avoid damage, respect the furniture and leave it clean when you leave. Respect the rules on opening hours and the use of equipment, and respect the peace and quiet of your neighbours. And if you have any concerns, don't hesitate to let us know. Don't forget that parties are strictly forbidden (€250 deducted from the deposit), that the accommodation is entirely non-smoking (€50 deducted from the deposit), that pets are forbidden (€50 deducted from the deposit) unless requested and agreed in advance by us and that any loss, theft or damage will be invoiced at the actual replacement value.

à éviter dans l'attente des améliorations

L'entrée par l'escalier à droite de la clinique vétérinaire n'est pas engageant : rampe métallique écaillée et rouillée...muret en béton egalement en mauvais état. Porte d'entrée fermée avec deux cadenas. La boîte à clés s'ouvre sans difficulté avec le code reçu le matin. Les 3 clés sont repérées, MAIS l'une d'elles ne permet pas d'ouvrir le cadenas du bas, même après de longs échanges téléphoniques avec l'Archiduchesse... Je peux entrer par l'escalier de secours et la portte de la terrasse qui s'ouvre avec la clé sensée ouvrir le fameux cadenas du bas...Avec l'aide d'une personne de la clinique, (qui ne parvient pas plus que moi à ouvrir le cadenas du bas) j'obtiens la grosse clé de la serrure, que je devais rendre impérativement le lundi matin..Ce que j'ai fait. A l'intérieur tout est propre bien que ancien, avec les planchers qui craquent. MAIS les portes méritent une réhabilitation pour pemettre une certaine intimité, notamment pour les salles de bain (jours entre portes et chambranles et trous non rebouchés) Le portail du précieux parking intérieur ne ferme pas correctement du fait de manque de trou pour la béquille. Globalement, je suis assez déçu, et je ne recommanderai pas ce gite pour des amis Jean-Claude Turpin
