Midtown location means that it is close to everything and yet you can escape the crowds when you want. Just steps away from the lobby - sun, sand, and surf await you. Consistently ranked by the National Resources Defense Council as one of the cleanest beaches in the U.S., Ocean City's popularity continues to grow. Since there are no residences across the street from our condo, this section of the beach is normally one of the least crowded. Setup on your favorite beach spot in the morning and come and go up to the condo as you wish.
The private balcony is perfect for watching the sunrise or the dolphins playing in the ocean. Sit back in the top-of-the-line Telescope Casual (Adirondack) lounge chairs, enjoy your favorite beverage, and soak in the sights and sounds of the ocean and beach. We have installed lighting on the balcony so you can continue to enjoy it after the sun goes down. Wave to your friends or family on the beach and listen to the surf as you enjoy the best view of the beach that Ocean City has to offer.
The condo is comfortably equipped with central AC, premium HD cable, tons of movies, Playstations, washer-dryer, dishwasher, and free Wi-Fi. Leave your linens, beach towels, chairs and umbrellas and toys at home. The condo has reserved parking and has a roomy outdoor pool.
The large Master Bedroom has wall-to-wall windows overlooking the ocean, sliding glass door entrance to the balcony and a double window facing north with views of the beach and bay. It is easy to get to sleep in the comfy King Sized Tempur-Pedic (2014) bed with the sound of the surf and the cool ocean breeze. Enjoy your favorite show or movie with the flat screen swivel mounted TV connected to a High Definition (HD) cable box (more than 100 channels) and a Blu-Ray player (connected to the Internet for Netflix and Pandora). Extra plush wall-to-wall carpeting was installed in 2015. A table and a floor fan are in the room.
The Master Bath is connected to the bedroom through a large walk-through closet which can be used as a changing room as well. The closet includes a folding breakfast (laptop) tray, hamper, hooks, hangers, and extra pillows. There are linens and towels at the condo that can be used by our Guests with the condition they they are washed and put back prior to check-out.
The 2nd bedroom has two double beds. The window overlooks the beach and the bay can be seen as well. The room has new plush carpeting (2015) and a 42' HDTV LCD TV with cable, a Blu-ray player (Internet connected for Netflix and Pandora), and a Play Station 2 (exactly the same as the one in the living room except with no Internet connection). The six foot long closet contains a luggage rack, extra blankets, a fan, extra pillow, and video games and controllers.
The private outdoor pool provides a refreshing alternative to the ocean. The pool deck has lounges and chairs and the pool has a roped off shallow end. A combination code (provided by the owner) is needed to access the pool. There is no lifeguard at the pool and children must be accompanied by an adult. There is an outdoor shower with a bench at the entrance to the pool to wash off sand prior to entering the pool. The pool hours are 10 AM to 8 PM and is open from Memorial Day through the second week of September.
There is one oversize assigned parking space for the condo. The space is large enough to accommodate 2 vehicles. There is also on-street parking on a first come, first serve basis. During the off-season, parking is open. There is a bike rack next to the outdoor shower.
To help ensure that your stay is hassle free, we have contracted with a property management company to provide you with 24X7 emergency service as needed if something goes wrong, just a phone call away. You also are guaranteed a clean unit when you arrive (if the unit has not been cleaned to your satisfaction, a cleaning crew will be dispatched immediately to clean the unit to your satisfaction).
Combination lock entry to the unit means no more keys to keep up with and no chance of getting locked out. A Guest Handbook is given to each guest prior to arrival which describes the check-in process, information about the unit, and how to get help when needed.
This is an owner-maintained condo and it shows. All appliances are new, within the last 6 years, and the unit is tastefully decorated throughout. Owner's beach chairs, beach umbrellas, beach towels, coolers, and beach toys in the main closet can be used on the beach by our guests.
There are plenty of places to go within walking distance from the condo. Across the street on the bayside is Ropewalk and Hooked, two of the finer seafood restaurants in Ocean City. In the morning, you can walk across the street and treat yourself to goodies at the Fractured Prune, Yummy Sweet Shop, or the Dunkin Donuts. Fat Daddy's is open to 4 AM. Within a couple of blocks of the condo you can find many dining options, convenient stores, used book store, clothing stores, beach sundries store, hair salon, beer and wine store, and a gas station.
Ocean City offers entertainment and fun for a wide range of ages and interests. There are several attractions close to the condo, such as mini-golf and a movie theater. Anything in town not within walking distance is easily accessible by the bus. Bus service is available for unlimited trips for $3 per day (children are free). The buses for the boardwalk stop across the street from the condo approximately every 10 minutes during the summer. A trip to the boardwalk will take approximately 10 minutes by car and 20 minutes by bus. When at the boardwalk, you’ll see two amusement parks, dozens of restaurants, mini-golf courses, the Ripley’s Believe it or Not Museum and morning biking. If you are looking for nightlife, Seacrets has consistently been named one of the best clubs in the county and is open day and night. Calmer attractions include rentable boat rides and water tours of areas around Ocean City. Farther away from the condo, but accessible by car, are two outlet malls; one in Ocean City and one in Delaware.
On the days where the weather is cloudy or you just feel like staying in, there are plenty of things to do inside the condo. In the living room, there is a 40' HDTV LCD TV mounted on the wall with a full-motion mount which allows the TV to tilt and swivel which is perfect for watching TV on the balcony or in the kitchen. Attached to the TV is an HDMI connected HD cable box (over 200 channels) with DVR to store your shows while you are on the beach. The Blu-Ray player is connected to the Internet which in addition to playing both Blu-Ray and standard DVDs, provides access to Netflix with thousands of free movies and shows and Pandora which is a free music service. The Play Station 2 in the living room is Internet connected, has a hard disk drive, memory cards, and wireless controllers.
There are lots of DVDs to watch (we started the season with over 140) including many kid-friendly movies. Our PS2 game collection is has 20 games (and growing). There are over 50 books to read and lots of board games in the condo. Many of our guests really appreciate the free wireless available in the condo.
Our family and many of our guests like to save money by cooking some of their meals in the condo instead of going out to restaurants. Our kitchen is well stocked with appliances, pots and pans, spices, and dishware for most meals. Whether it is eggs, bacon, and pancakes for breakfast, steamed crabs for lunch, or a turkey dinner, this kitchen has what you need.
There are many appliances that you would not normally find in others rentals, including an ice crusher, blender, hand mixer, juicer, food processor, rice steamer, electric knife, coffee grinder, can opener, and crock-pot. We love the four slot toaster with the bagel setting and a guillotine-style bagel slicer for making two perfectly toasted bagels at once.
The kitchen has a good selection of pots and pans, enough to satisfy most, if not all, the meals that you would normally use at home. Many of the pots and pans are part of the Cuisinart collection and include 8” and 10” skillets, 1.5 and 2.5 quart sauce pans with covers, a 3 quart sauté pan with cover, and a 4 quart dutch oven with cover. All of the Cuisinart cookware is non-stick, oven safe, and dishwasher safe. There is a turkey roasting pan, a spaghetti pot/steamer, a splatter guard, cutting boards, a rolling pin, a loaf pan, a strainer that fits the kitchen sink, a 15 and 19 quart crab steamer pot, a round cooking stone, broiler rack, cookie sheets, and baking pans.

Video games, beach toys, DVD's, boogie boards, and board games for the kids. The combination lock on the condo entry door is great for not having to worry about children needing keys to run up to the condo for a snack or bathroom. Kids absolutely love the pool and you can check on them from the hallway just outside the unit. The condo is not childproof per se, but we have mindful of little ones in the contents and placement of objects within the condo. The children love the amusement parks, water parks, mini-golf, and pier fishing which are all close by. There is a wheelchair ramp from the parking space to the elevator lobby. Once you are at the sixth floor there are no steps or obstructions for wheelchairs. Doorway sizes to the bedrooms is 30' and to the bathrooms is 24'. A Wheel chair ramp was installed on the condo's main beach entrance at 83rd St. Beach wheelchairs are provided for free use on the beach at the 81st St entrance by the Town of Ocean City from Memorial Day through Labor Day from 10 a.m. to 5 p.m. daily.(check with the lifeguard on duty for using one of the beach wheel chairs). ...moreless

- The Master Bedroom is huge (16' x 11' with a 8' private entry hallway). The 2nd bedroom is 12' x 10', ample size for two full size beds. As soon as you walk down the Master Bedroom hallway, you are presented with wall-to-wall windows overlooking the ocean. The Master Bedroom has a luxurious Tempurpedic king size mattress and box spring (2014) with bedside tables with lamps on each side. All mattresses are encased in mattress protectors and have mattress pads, blankets, and comforters. Owner's linens are stored in the Master Bedroom closet and may be used by our guests on the condition that they are washed and put back before check-out. The bedroom furniture is new (2009). Two full size beds in the 2nd bedroom with new (2009) mattress and box springs share a bedside table. All of the furniture in the second bedroom is new (2009). Bathrooms: 2 Bathrooms
- Main Bathroom was remodeled in 2012 and the Master Bathroom was remodeled in 2013. Both have bath towels, hand towels, face cloths, hair dryers, ADA toilets, and lights over the tub/shower. The Main Bathroom has doors from both the main area (across from the dining area) and the second bedroom. This configuration allows the Main Bathroom to be used by anyone in the condo or with the door to the main area locked, as a private bathroom for the second bedroom (perfect for when 2 couples are staying). Both bathrooms have American Standard Champion 3 toilets which provide superior flushing power and are higher than standard toilets which makes it easier to get on and off for folks with knee problems. The tub in the Main Bathroom has grip bars to help get up and out of the tub. Each shower has a rack to store shampoos, soaps, etc. The owners have stored spare bathroom rug in the laundry room to use while washing the primary rugs. - The owners provide many amenities that you would not normally find in a rental unit. Bedrooms have lots of spare blankets and extra pillows. Closets have a hamper, lots of hooks and hangers, and fans for each of the bedrooms. There is a bed desk stored in the Master Bedroom. There are plenty of outlets and power strips for all of the electronic gadgets that need charging. There are 8 beach towels, 3 beach umbrellas, 5 beach chairs, and 2 beach mats in the main closet in addition to games, pool toys, coolers, books, dining room table mats, vacuum, first-aid kit . Each guest receives a Guest Handbook that provides information on how to check-in, access the unit and pool, and work with the appliances inside the unit. The cleaning service provides an extra roll of toilet paper in each bathroom. The kitchen has crab mallets stored on the inside of the cabinet door more than 40 different spices in the corner cabinet. Car: Not Necessary
There are plenty of places to go within walking distance from the condo. Within a couple of blocks, you can find at least 8 dining options, convenient stores, a used book store, clothing stores, a beach sundries store, and a hair salon.
The boardwalk, one of the main attractions in Ocean City, is approximately 10 minutes by car. Bus service is available for $1 per trip or $3 for unlimited use all day. The buses for the boardwalk stop across the street from the condo approximately every 10 minutes during the summer. A trip to the boardwalk will normally take approximately 20 minutes by bus..
In the morning, until 11 AM, bikes can be rented for riding on the boardwalk. From 11 AM to midnight, the Boardwalk Tram runs up and down the length of the boardwalk (approx. 3 miles). This is a great way to scope out your next lunch or dinner stop or just people watch. You can board or get off the Tram anywhere along the boardwalk. While you are on the boardwalk, don't miss the attractions including Ripley's Believe It or Not museum, Thrasher's Boardwalk Fries, Trimper's Rides, Fisher's Popcorn, Lifesaving Museum, Dolle's Salt Water Taffy, Trimper's Haunted House, Wokenfuss Candies, the Pier, Dayton's Famous Fried Chicken, the Kite Loft, Dumser's Ice Cream, Ocean Gallery, and the Firemen's Memorial which includes a piece of steel beam from the World Trade Center..
There are many daytime activities for the family in Ocean City. There are no less than 20 mini-golf courses, including two indoors. Jolly Roger's Amusement Park, Splash Mountain, and Go-Karts are loads of fun. Jetskiing, sailing, kayaking, canoeing, and speedboat, banana or pontoon boat rentals are some of the boating activities at OC. Buccaneer pirate tours, Assateague Adventues boat tours, deep sea fishing tours, and OC Rocket speedboat tours are some of the other boating activities. Parasailing, skydiving, scuba diving, and surfing is available for the adventurous crowd.
At night, activities include many clubs, including Seacrets which is ranked in the top 10 nightclubs in the US. There is a Karaoke club at Angelos, Comedians as Princess Royal, movies at Gold Coast Mall, ice skating shows at the Carousel, mini golf at all of the courses, bowling, the Casino and horse racing at Ocean Downs, listening to music performers in many of the local establishments, and walking along the boardwalk.
If outlet shopping is your bag, you're in luck! There is an outlet mall just across the bridge on RT 50 and there are a large number of outlet malls just north on Coastal Highway in Rehoboth Beach in Delaware where there is no sales tax.
There is a show or event going on almost every weekend at the convention center. Close to OC is Assateague Island National Seashore where you can drive through the park and see the wild horses. Next to OC is the historic town of Berlin which hosts the annual Jazz and Blues Bash and is home to the Burley Oak Brewery with tours every Saturday afternoon.
If you are a golfer, the OC area has more than 15 courses within a 30 minute drive. Each August, hundreds of captains from all over the country come to OC for the White Marlin Open, the world's largest billfish tournament and compete for millions of dollars in prize money.
Ocean City has hundreds of restaurants to choose from. Of course the seafood is superb but there are also many other varieties of food available. There are a number of restaurants that specialize in ribs, a number of upscale burger restaurants, excellent Italian, Asian, and Greek. Lot's of pizza and BBQ choices as well. Breakfast fare in OC is excellent with a number of pancake houses, crepe restaurant, and chipped beef style breakfasts. Then there are the crab houses. Everyone has their favorite; we include our favorite restaurants in the Guest Handbook that we send to guests. Our suggestion is that unless you plan to pick at crabs for more than two hours, your best bet is to purchase the crabs by the dozen. You get larger and tastier crabs and less work on your part. There are a number of large AYCE restaurants including Phillips, Embers, and Bonfire. There are also a number of fine dining restaurants including Fagers, Frescos, Captains Galley and Captains Table.
Of course one of the main attractions for Ocean City is just East of the condo - the Atlantic Ocean. With its beautiful beach. ocean breeze, and wonderful surf, there is nothing else like it the world.

About the owner: Dave and Teresa own and manage the property. This beach house is the only vacation property that we own and treat it as our second home. We visit the beach house at least once a month and thoroughly enjoy every trip. We love Ocean City and all that it has to offer including the beautiful beach, wonderful seafood, the boardwalk, and the many activities and events that occur throughout the year. We have two college-age children that enjoy the condo as well. In the off-season, Dave and Teresa spend quality time at the condo performing upgrades, remodeling, and upkeep. We both enjoy cooking and have our kitchen at the condo stocked as we do our home. As each off-season wraps up, we perform a deep clean on the condo in preparation for the upcoming season. As property managers, Dave and Teresa have tailored the rental process to make it as smooth and easy as possible. We have published a Guest Handbook to provide info on the condo. We appreciate the fact the for most of our guests, this is the one vacation that they take for the year. We do everything we can to make sure that you are satisfied with your choice of vacation rental and that you are getting the best value for your vacation dollars. Dave and Teresa have developed a support system for our guests to answer questions and/or resolve issues quickly. Our guests are provided with phone contacts for our maintenance company, the management company, and cell phone numbers for both Dave and Teresa. Our maintenance company is local and responds to calls within one hour. If our maintenance company is unable to resolve an issue, we have contracted with a backup maintenance company to respond to service requests. Our management company is available during normal business hours and provides emergency call support for non-business hours. We also have a maintenance contract with our HVAC company, Royal Plus, which puts us on the top of the list for responding to issues with the air conditioning or heating in the condo.
Why the Owner Chose Ocean City, MD, USA:
Our family loves going to the beach at Ocean City. The beach is so clean and family friendly. We have been to other beaches on the East Coast but prefer Ocean City because it has so much to offer. We love all of the local activities like mini-golf, amusement parks, and boating. We enjoy having so many events to go to throughout the year and frequently take day trips to nearby attractions such as Chincoteague, Assateague, Berlin, Cape Henlopen, and the outlets. The selection of restaurants in Ocean City is outstanding and that is a big plus for us. The Oceana condos attracted us for some many reasons. The mid-town location is perfect for us. There are plenty of places to eat and shop nearby and yet it is less crowded than being on the boardwalk. We really like the fact that there are no residences across Coastal Hwy which helps to reduce crowding on the section of beach in front of the condo. Reduced crowding is also a reason why we did not want to get a condo in a high-rise building. It is very nice having neighbors just to the North of us that are all low-rise buildings. This allows us to have a great view of the beach, as well as the bay, from the side windows. Having an oversized parking space that is large enough to fit two cars was a big benefit for us. We really like the fact that the pool is in the sun for most of the day. The enclosed hallway is nice, especially when the weather isn't. It is also nice to be in a condo that is continually performing scheduled maintenance and improvements. When we moved in in 2009, they had just finished installing sprinkler systems and replacing the HVAC. Over the past couple of years, they have done a complete renovation of the exterior including resealing and painting everything. In the coming year we will be getting brand new elevators. But what we like best about the condo are the owners and renters. Everyone is very friendly and always smiling. We're fortunate that many of the owners treat their condo like we do
The Unique Benefits at this Condo:
One of the most significant things that makes this condo unique is that it is our second home and not just an investment property. Our guests notice the difference in the cleanliness of the condo, the attention to details (for example fresh batteries in the remotes), the quality cookware, the decor, the continual upkeep, and the annual remodeling projects to continuously improve the condo. Just as we treat it as a second home, so do our guests which is one of the reasons many of our guests return year after year. The keyless lock to get into the condo is certainly a unique benefit. Not only do you not need to lug keys around or worry about getting locked out but you are able to choose your own code for the lock so it is easier to remember. Less stuff to carry, ability for anyone in the family to get into the condo, not just the key-holder are all good things that our guests appreciate. Being a corner unit, in addition to the wall-to-wall windows overlooking the ocean, each bedroom has a double window with views of the ocean and the bay. In addition to the views, it also provides a delightful cross breeze which is a wonderful reminder that you are at the beach.. Our kitchen facilities and supplies at the condo really stand out. Teresa and I enjoy cooking many of our meals, with the associated benefit of saving money during our stays. We have stocked the kitchen with top of the line cookware, large selection of appliances and utensils, and spices We really appreciate the mid-town location. Almost everything we need is within walking distance but the location is much less crowded than the high rises to the North or the Boardwalk to the South. Our building is a total of eight stories so there is not a big wait for elevators and the stairs are an option. Being on the sixth floor makes it seem like you are just on top the beach; not too low where the sand dunes are blocking your view of the water and not too high which makes it seem like the beach is far away.
