A long private drive leads to this 11-bedroom, 7.5-bath retreat, where historic character, expansive indoor-outdoor spaces, and room for up to 24 guests create the perfect setting for family reunions, milestone celebrations, retreats, and weekends that feel truly away from it all.

Inside, the home feels historic, soulful, and full of character. Sunlight pours through towering arched windows, highlighting antique wood floors, brick details, vintage furnishings, and expansive gathering spaces designed for lingering meals, late-night conversations, and laid-back afternoons together. The kitchen brings rustic charm with oversized windows and warm wood accents, while the dining areas offer plenty of room for shared dinners, celebrations, and long breakfasts before a day of exploring.

Multiple lounges give the group room to gather, unwind, or break into quieter pockets throughout the day, while the game area with a pool table keeps evenings lively without anyone needing to leave the estate. At night, 3 king beds, 10 queen beds, and a twin single create a generous sleeping setup, so couples, families, and friends can settle in comfortably after long dinners, pool days, and time by the river.

Outdoors, River House truly shines. Spend warm days by the private pool, gather on the sprawling deck for meals with water and mountain views, or fire up the BBQ grill on the back porch for a classic cookout. On the lower level, the outdoor hot tub faces the river, creating a peaceful spot to soak after a day of exploring. Comprised of quaint towns, each with their own charming main street, upstate New York’s Hudson Valley is famed for its natural beauty and seasonal produce. After all, it was here that inspired an entire artistic movement of Romantic painters who captured the area’s rolling hills, colorful foliage, and pastoral setting. View the landscapes in person by hiking the Catskill Mountains. Then, visit local farms where there’s a lot to pick: apples in the fall, strawberries in the summer, and vegetables in between.

- Please note that we require a security deposit of $1000 which will be collected after the booking has been made.
- This home is a historic home and therefore the flooring may be uneven in some places, and there is a spiral stair inside.
- Third-floor catwalk has large openings in rails.
- The spiral staircase to the fourth floor has balusters of more than 4"
- This home allows pets for a fee. If undisclosed pets are brought into the home without AvantStay's approval there is a fine of $500 per pet.
- Max daytime occupancy: 48
- The Town of Athens is a residential community and any unreasonable noise or disturbances, disorderly conduct, or violations of the Town Code will not be tolerated and may result in citation, fines, and/or eviction from the rental unit.
- The pool is closed during the winter months and typically reopens around mid-May. For more specific information, please feel free to inquire.
- The pool cannot be heated.
- A pack-n-play and highchair are provided at this home.
- The fireplace is non-operational, and is not for guest use.
- Please note, Home is on a water well system and has a limited capacity. Excessive water running will cause an outage that will restore in about 30 min, be conscious when showering at the same time.
- Please note our occupancy includes an additional two beyond bed count. Trifold floor mattresses and additional linens can be provided upon request.
- Please note: The Pavilion is under construction and currently off-limits.

This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit and liability for any fire or property damage costs.

As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.

Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.

IDs will be requested for verification after booking. All bookings over 30 days require a security deposit.
