The space
Our home is brand new from top to bottom with a remodel completed in March 2022! From our appliances to our furniture to the linens, dishware and more this home is without a doubt one of the nicest and certainly cleanest rentals you will come across in the city of Newport Beach.

Each of our bedrooms includes 1 comfortable queen-sized bed with a shared hallway bathroom equipped with a double vanity sink.

HOME LOCATION

Located on 42nd St between the Bay and the Beach you never need to walk more than one minute to put your toes in the sand! From the Volleyball courts on the beach, the bike path on the sand, or the Kayak/Paddleboard Launch on the bay you are never far from the excitement Newport Beach has to offer.

From this location, you can safely walk or ride bikes anywhere on the Newport Peninsula, Balboa Island, or down to Huntington Beach (45-minute bike ride in one direction) along the oceanfront boardwalk. However, with more than 30+ restaurants & bars, shops, electric boat/jet ski rentals, Surfboard/Stand-Up-Paddle-board Lessons all in the area you will never need to travel far!

Although you may be looking for a quiet getaway, the action is never more than a Walk/Bike Ride away. (2-15 Minutes by Bike) 20+ Restaurants, Bars, Coffee Shops, Surfboard/Bike rental shops, Grocery Store, Duffy Boat Rentals, Newport Pier etc. (15-30 Minutes by Bike) Balboa Pier, Balboa Fun Zone, Balboa Island, Boat Docks (The Catalina Express, Whale Watching Tours, and Sailing Adventures) Huntington Beach Pier/Pacific City, and much more!



IMPORTANT HOME NOTES:

- Upon completion of reservation tenants will be required to comply with the HOUSE RULES (including additional rules) outlined in our online Advertisement. Please review prior to submitting your booking.

-Tenants will be held responsible for any/all penalties and fines incurred during their stay as well as loss of rental revenue resulting from the suspension or revocation of the Property City Lodging Permit.

- Upon arrival, the guest will be greeted by a staff member to verify identification matching the primary reservation holder. The primary reservation holder must be present throughout the duration of the reservation. Any exceptions must be approved in writing by Tower 17 Properties & Management.

- Must be 30+ Years Old to Rent
- City of Newport Beach Quiet Hours 10 pm - 7 am.
- No Patio Access after 10 pm
- Please review house rules regarding noise, day/nighttime occupancy, etc.
- Noise from surrounding homes, adjacent units, and beachgoers should be expected.
- High Chair & Pack n' Play must be requested 48 hours prior to your stay and are provided pending availability.
-This property is a DUPLEX. There is a long-term tenant living below on the ground floor who you will be asked to share the Laundry Machine, Garage, and city trash cans with.
- This home is on the 2nd level so you will be required to climb a full set of stairs to access the home.
- You are provided with (2) Tandem Garage Parking Spots in a (4) Car Garage. Oversized Trucks/SUVs are not recommended. Ask for Garage Measurements if you need them.
- This property does not allow pets of any kind but will accommodate service animals. If a pet is brought to the property without notification, a charge of $499 plus tax and applicable fees will be charged to your reservation.

Thanksgiving trip to Newport Beach
It was a pleasant surprise to find a vacation home that actually was as clean and cute as the photos. This home is spotless and so nicely updated. It was so conveniently located. So close to the beach! We enjoyed our stay so much!

Awesome stay!
We really enjoyed our stay in this cozy condo. We had everything we needed, the beds we’re comfortable and the kitchen was well stocked. The location was perfect, very close to the beach and just a short drive to shops and restaurants. We would highly recommend this condo and we would definitely stay here again when in Newport. Thank you!

Great place
Everything was great. Recently remodeled, super clean. Property management was available and communicative. It is near the road and they do say that in the listing. One block from the beach and great access. Only one issue that I think is easily fixed. Most beach rentals have a couple of bikes and some beach items to use. There were a couple of chairs, umbrella and boogie boards - but the bikes all belonged to the downstairs tenants. Having a couple there would be great to get to the grocery store, boardwalk area, etc. Not a big enough issue to downgrade it from 5 stars, just an observational note.
