Property manager resides in separate home on the 23-acres and is available if needed; however, we respect our guests` privacy including self-check in and check out.
Property is uniquely located - i.e., 20-minutes to downtown Bozeman, 35 minutes to Big Sky, convenient to Yellowstone National Park (90 minutes to most popular West Entrance, 100 minutes to North Entrance), 50 minutes to Ennis, 5 minutes to the Gallatin River, 30 minutes to Hyalite Reservoir/Palisade Falls, etc. Plus it`s surrounded by and within minutes of multiple hiking, camping and fly fishing opportunities.
The retreat is situated on a 23-acre parcel of land with gravel driveway and ample parking. Although we do provide for snow removal as required, we strongly recommend 4-wheel or all-wheel drive vehicles.

If booking during the months of December thru March, although the streets are snow plowed, guests must have a 4WD/AWD vehicle due to frequent heavy snowfalls.

Prospective Guest must agree to abide by the terms of our Rental Agreement as a prerequisite to Owner confirmation of booking request. The full Agreement is listed below and by making a booking request, Guest accepts all Agreement terms and conditions.
PROPERTY ADDRESSES: 2500 Summit Drive ~ Gallatin Gateway, MT 59730
CHECK-IN TIME is 4 P.M. MT AND CHECK-OUT is 10AM MT. No early check-in or late check-out without prior Owner agreement. In the case of inclement weather (e.g., major snowstorm causing public road closures which impact the mobility of our cleaning staff), check-in time MAY be delayed to allow staff sufficient time for proper cleaning).
SMOKING - This is a NON-SMOKING property.
PETS – PETS are not permitted.
DAMAGE DEPOSIT – $500; Renter’s credit card on file will be pre-authorized for the deposit amount for a period ending fourteen (14) days after checkout date but will not be charged if there are no Renter-caused damages. Normal wear and tear are not considered as damages.

MAXIMUM OCCUPANCY – The maximum number of guests is limited to four (4) persons.
ADDITIONAL GUEST CHARGES – for reasons of comfort and lodging wear & tear, the maximum number of guests is four (4). If the number of guests exceeds the maximum number with owner`s permission, a charge of $10 per additional guest per night will be assessed at time of booking.
MINIMUM STAY – This property requires a minimum night stay depending upon rental season. If a rental is taken for less than the required minimum stay, the guest will be charged the minimum stay rate.
INCLUSIVE FEES – Rates include a one-time linen and towel setup.
CONDITION AND USE OF PROPERTY - The property is provided in “as is” condition. Owner shall use its best efforts to ensure the operation of all amenities in the property, such as internet access, satellite or cable TV access, fireplaces as applicable. Owner shall not be held responsible for such items failure to work, but will make every effort to correct any issues as reported as quickly as possible. Guest acknowledges that use of amenities such as fireplaces, decks, and the like may be potentially dangerous and involve potential risks if improperly used, particularly regarding children and such use is at the Guest’s own risk.
Guest shall use the property for residential purposes only and in a careful manner to prevent any damage or loss to the property and keep the property in clean and sanitary condition always. Guest and any additional permitted guests shall refrain from loud noise and shall not disturb, annoy, endanger, or inconvenience neighbors, nor shall Guest use the property for any immoral, offensive or unlawful purposes, nor violate any law, association rules or ordinance, nor commit waste or nuisance on or about the property.
NO DAILY HOUSEKEEPING SERVICE – While ample linens and bath towels are included in the property, daily maid service is not included in the rental rate. Given that each property is equipped with a clothes washer and dryer, we do not permit towels or linens to be taken from the properties for cleaning or any other purposes.
DAY OF CHECKOUT - On day of check-out, please wash dishes, wash
INITIAL load of towels and linens (not necessary to dry them) and empty/secure trash in supplied garbage bin.
RATE CHANGES – Rates are subject to change without notice; however, rate changes will not affect existing executed rental agreements.
FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.
PARKING/DRIVING - Ample space is provided for parking, including a paved parking area as well as a side-drive gravel parking area. Speed limit on Summit Drive and adjoining streets is 15 mph and is strictly enforced.
FIREPLACES – The fireplace is a high-efficiency wood-burning firebox that MUST be operated per the instructions provided to properly function. Pre-cut/packaged firewood bundles are not supplied by Owner but are available for purchase at any number of convenient retail store locations in Gallatin Gateway/Bozeman area. DO NOT, under any circumstances, use fire starter fluid to start a fire as it could result in an explosion and/or fire - instead use dry twigs or kindling (which is normally supplied with the above mentioned firewood bundles).
WATER AND SEWER SYSTEM – This property is connected to a health department-approved deep-water well and septic tank. The septic tank system is very effective; however, it will clog if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the septic system, Guest could be charged for the full cost to repair.
STORM POLICY– No refunds will be given for storms. Mountain roads can be curvy and steep. Gravel street and drive are well maintained; however, we highly recommend four-wheel or front-wheel drive and/or chains during the heavy snow months. Owner does not refund due to road conditions.
TRAVEL INSURANCE – We recommend that all guests consider purchasing travel insurance.
RESPONSIBILITIES - The property is privately owned. The Owner is not responsible for any accidents, injuries or illness that occur while on the premises or in the property. The Owner is not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises and property or any others whom they invite to the premises or property.
RELEASE - Guest hereby waives and releases any claims against Owner, the Owner’s agent and their successors, assigns, employees or representatives, officially or otherwise, for any injuries or death that may be sustained by Guest on or near or adjacent to the property, including any common facilities, activities or amenities. Guest agrees to use any such facilities or amenities entirely at the Guest’s own initiative, risk and responsibility.
ENTRY AND INSPECTION - Owner reserves the right to enter the property at reasonable times and with reasonable notice for the purposes of inspecting the property. Although unlikely, if Owner has a reasonable belief that there is imminent danger to any person or property, Owner may enter the Property without notice.
UNAVAILABILITY OF PROPERTY - In the event the property is not available for use during the Rental Term due to reasons, events or circumstances beyond the control of Owner, Owner will apply due diligence and good faith efforts to locate a replacement property that equals or exceeds the Property with respect to occupancy capacity, location and value that meets the reasonable satisfaction of the Guest. If such replacement property cannot be found and made available, Owner shall immediately return all payments made by the Guest, whereupon this Agreement shall be terminated, and Guest and Owner shall have no further obligations or liabilities in any manner pertaining to this Agreement.
WRITTEN EXCEPTIONS – Any exceptions to the above-mentioned policies must be approved by Owner in writing in advance.
