IMPORTANT: Upon booking our property, you will receive a request to complete and sign our rental agreement. The principal booker must provide specific information required by our Safely insurance. Please note that a light background check will be conducted by Safely on behalf of our beach real estate investment.
You are booking a private beach home. As much as we like to please your every need, we do not work as hotels do. We are not a 24/7 service. Any overnight requests, other than REAL emergencies, will be look after the next day. If there is an emergency that threatens a persons life, please call 911.
VayKLife is a premier BEACH Equipment Rental Company offering top-of-the-line gear for your perfect beach day. You may receive an email from them regarding a credit from Blue Ocean Vacation Rentals for the rental of your preferred beach equipment. Visit their website to select from a wide range of high-quality beach gear to make the most of your beach getaway.
1. Parking ~ is limited to 1 vehicle. Vehicles must be licensed, operable and registered to the occupants. Unauthorized vehicles will be towed at the owners’ expense.
2. Occupancy ~ Maximum capacity per unit is NO MORE than 3 guests. There must be at least one adult 25 years of age or older, registered, present and residing in the unit through the duration of the tenancy.
3. Wheelchair accessible is for standard door front entrance and elevator only.
4. Pets ~ We do accept 2 small dogs with a cleaning fee of $105/dog. The knowledge or trace of unauthorized pets will mean a fine of $400.
5. Noise ~ Loud noise of any sort; music, loud talking, boom boxes, etc. is not allowed.
6. Garbage and Tidiness ~ Garbage should all be disposed inside the dumpster or the trash chute on your floor. Please DO NOT dispose of cigarette butts, cans, candy wrappers, trash on the ground. We work hard to make certain the property looks good when you check in. Please help us keep it that way by picking up any litter before you leave.
7. Pool ~ Please wash ALL sand from your body BEFORE entering our pool. The pool equipment cannot handle sand from the beach and causes damage and equipment failure. Please DO NOT leave your children unattended and observe pool hours.
8. BBQ ~ BBQ pit is not included.
9. Once booked, we will send a custom Rental Agreement for you to complete and send back to us. Without this agreement we will not be able to host you.
Blue Ocean Vacation Rentals provides the disposable amenities necessary to get your vacation off to a comfortable start. These amenities include 1 set of hotel size soaps and shampoos per bathroom, 2 garbage bags, 1 roll of paper towel, 2 rolls of toilet paper per bathroom, 1 dish soap, 1 dish sponge, 4-6 coffee pods and and a small amount of laundry detergent. We do not provide unlimited disposable amenities. It is your responsibility to review what is included in the property and stock with whatever else may be needed for the duration of your stay.
Towels and linens must only be used for their intended purpose. Do not stain them with food, grease or any other substance. Do not use towels to clean up any mess. Stained towels/linens will be charged.
Do not hang towels from the balcony or windows. A $100 fine may be applied if you break this rule.
Subletting not allowed.
Note: The owners of this property will allow Spring Breakers under the strict rules of the premises. Break the rules and be evicted without a refund.
Check in is easy and available 24 hours a day with a smart lock on the entrance door.
The smart keypad door code will be provided to the guest about 48-24 hours before arrival.
Hosts will be available for check-in assistance up until 10 pm, we ask that guests arriving late please let us know via text.
Service Animals need to be with the person they service 24/7. Service Animals cannot be left alone in the property. A service animal left alone in the property is not a service animal and will be penalized with a $400 fee.
"Early" check in and/or "Late" check out will be available, when possible, at a charge of $55 for each occurrence.
Child's highchair & pack & play on request at $25/each, billed on a separate invoice.

Date changes might be granted depending on the date of the change for a $100 change fee plus any difference in price.
Cancellations for nightly bookings made directly with Blue Ocean Vacation Rentals will qualify for a 96% refund if they occur more than 30 days prior to the planned arrival date. It is important to note that a service fee of $25 will apply to all cancellations, irrespective of when they are made. No refund will be issued for cancellations made within 30 days of your arrival date. This policy does not apply to reservations that benefit from monthly discounts. If you make your vacation reservation through any other online booking methods, please consult their cancellation policy.
The host will not cover the costs of a hotel, vacation rental, or transportation expenses resulting from a disruption in utilities, which includes water, internet, cable, or electrical services. Should there be an interruption of water, internet, cable, or electricity lasting longer than 8 hours, guests may choose to cancel their reservation and seek a refund for the unused nights. However, please note that we will not issue refunds for nights that have already been utilized.

We had a fantastic stay for four nights, the property was very clean and comfortable. The condo is well stocked with all essentials and the wifi and TV is great as well. I would definitely go back for a longer stay!
This was my first time staying in this particular building and I loved it. Great access to the beach, and since I was by myself it was nice to be able to park in a gated garage. The unit itself was lovely. Would definitely stay here again!

4 Days in South Pasre
We had a great four days, the balcony has amazing views and is nice and private. The condo is well stocked, comfortable and clean. Excellent communication and the check in and out process is quick and efficient. Would definitely consider another stay here in the future.
My wife and I have been coming to South Padre for over 20 years and we have stayed at “Inverness” approx 15 times. Rod & Rosa have done a great job providing everything needed, without over decorating or over furnishing the unit. Often times there is too much furniture and we have to rearrange things to make room for our stuff. Not here - this place is VERY comfortable, including the furniture and everything is well thought out!

Great time
We had a great time while staying at this condo. Space was perfect for my wife and I and the morning sunsets and access to the beach was great. Hosts were extremely accommodating and helpful thru the entire process. We did have a few issues with the facility but these were outside of the owners control.

Perfect for a couple! Second time at this location and this unit is the best. Updated decor is very “beachy”. The view of the Gulf from your balcony is fantastic! It’s as if you are sitting on the beach!! Sunrises are spectacular! Everything you need to have a comfortable stay. Highly recommend!!

Amazing
This was exactly what we needed for our honeymoon. Blue Ocean had the rental unit all set up for us before we arrived! Beautiful views of the ocean and very comfortable condo for us to enjoy! The portal was easy to navigate with a ton of helpful information about the unit and things to go on the island. We are already planning our next adventure and plan to stay on another Blue Ocean rental unit.
The host were on the spot. The only complaint I have is the facilities maintenance as the Hot Tub needed attention and the area where you wash the sand off your feet needed to be cleaned.Both needed attention but this is not the Host fault. This was our first time to ever go to South Padre Island and the location and set up of the condo we chose was just perfect for us.
The condo is perfect for two. The view is unbeatable for chilling & watching the waves. Kitchen has all necessities and ice maker pumps the ice. Bedroom is dark & quiet. Lose sense of time in there. Enjoyable time & will be back! Not owner’s fault - if you or someone in your group has mobility issues please check on current status of elevators.
Our condo, located on the Gulf, had an amazing view, especially from the large balcony. The apartment was clean and the kitchen well stocked, but there was a very limited supply of toilet paper and toweling. We would have appreciated some card or board games to play inside, but there were lots of beach toys in the balcony chest. Inverness itself needs lots of improvements: only one elevator was working, the entrance to the beach was very dirty (no boardwalk), and the garage parking was too tight for a pickup or large SUV.
Elevator didn’t work the first and last day. We were on the 5th floor. Floor was dirty. No cleaning supplies or I would have cleaned myself.

Hello Marcy, Very upsetting to have a guest living with poor housekeeping when all you had to do was call us while you were here for us to fix whatever issue you had. We would like to see these things even though we go there to inspect our HK job every time they complete their task. The condo was a wonderful experience. The appliances are current, and the furniture was comfortable. The view is spectacular! Our only snafu was the only operating elevator was down for about a half day, so had to use the stairs. This was not a problem as we needed the exercise anyways, and the elevator was back in service when we needed to vacate and haul our belongings down. The building is a bit older, so this is expected to happen from time to time. We will definiately be returning to this property when we can.

The Perfect Stay in SPI!
I had stayed in this condo several times under previous ownership, but Blue Ocean has made it even better. There is not a single thing I would change. There is not a single thing that could make it better. Spacious, clean and everything in working order, an incredible balcony, and a perfect location. But that's not all. Rod and Rosa are perfect hosts. I had car trouble when it came time to depart and within MINUTES, Rod and Rosa sent help that got me on my way. They didn't have to do that. But they did. Next time I visit SPI, and it will be soon, I won't even think of staying anywhere else. Do yourselves a favor.

Wonderful Vacation
What a beautiful place. The balcony view was awesome. It was like being on the beach without getting sandy. We sat out there for hours. Getting to the beach was easy, just down the elevator and you are out on the sand. The actual condo was beautifully appointed. What a calm restful place. It was also very easy to get to a lot of different places to eat. We really enjoyed getting your welcome to the Island text and link as it provided a lot of useful information. Check in and check out was a breeze. Anyone would love this place.

Beautiful condo and even more beautiful view!
The condo seems newly remodeled and very nicely done. It is updated and very modern. It has everything you need. The complex is older, but when you step into the condo you feel like you are in a brand new building. The balcony is great with the beautiful beach right in front of you. We will definitely stay again!
