Designed for up to 14 guests, this beautifully furnished 5-bedroom home blends comfort, fun, and modern style to create the ultimate gathering place for friends and family. Inside, you’ll find bright, open living spaces, a fully equipped kitchen with updated appliances, a sun-drenched sunroom, and even a dedicated office for when duty calls. The entertainment options are endless — challenge each other to a fun match in the game room, mix drinks at the wet bar, stream your favorites in the vibrant living room, or take movie night to the next level in the oversized theater room with projector and surround sound. Step outside to your own fenced backyard oasis featuring multi-level decks, a BBQ grill, hammock, cozy wicker seating, a large seasonal private seasonal pool, and a year-round hot tub perfect for unwinding under the stars. With 3 full bathrooms, a half bath, and plenty of space to spread out, this inviting retreat is built for pool days, game nights, laughter-filled dinners, and quiet morning coffee — the kind of place where lasting memories come naturally.
This property is best suited for respectful guests who will follow house rules and treat the home and neighbors with care, while enjoying the ultimate setting to relax and create lasting memories.

• Towels: Bath towels, pool/hottub towels & wash cloths (1 per guest) and hand towels in each bathroom.
• Fully Equipped Kitchen: Basic dishware/silverware/utensils, pots & pans, and kitchen appliances (microwave, kettle, standard electric coffee maker).
• Entertainment: 2 smart TVs, 1 projector screen with Smart TV capability (guests must use their own streaming accounts), free Wi-Fi & high-speed internet.
• Convenience: Washer & dryer, iron, ironing board, and 1 hair dryer.
• Limited Starter Supplies: Trash liners, dish soap, dishwasher detergent, paper towels, toilet paper, soap, shampoo & body wash, laundry pods, dryer sheets & disinfecting wipes.
• BBQ Gas Grill: Propane tank and BBQ tools provided for outdoor cooking.

~IMPORTANT NOTES:
• Absolutely no parties or disruptive events, please. For any unauthorized parties, the fine shall be $1000 and potential eviction. If you are hosting a small gathering or a birthday party, please feel free to reach out and we can discuss to see if it's a good fit.
• Quiet hours: 10 PM – 7 AM (per county regulations)
• Smoke-free property (indoor smoking penalty: $500).
• House Rules are located in the Rental Agreement.
• To ensure a safe environment for guests and neighbors, the property includes NoiseAware decibel monitoring devices in common areas and outside decks; as well as exterior security cameras on the front and side exterior wall facing the driveway/front door and on the back exterior walls facing the entire backyard, pool and hot tub. These devices do not have a view into any interior private spaces.

~ADDITIONAL VISITORS:
• Visitors or extra guests (for stays under 30 nights) are only permitted if pre-approved and added to the reservation's total guest count. All guests—including children and any approved visitors—must be included in the reservation guest count at booking or added prior to check-in. Total occupancy—including visitors—cannot exceed 14 individuals.
*Limited visitor exceptions above the maximum occupancy may be requested and, if approved, are subject to a fee:
• For stays up to 3 nights: $60 per visitor.
• For stays of 4+ nights: $100 per visitor.
Fees will be requested through Vrbo and must be paid before check-in, and full names of approved visitors are required.
Please note that sleeping arrangements, beds, bedding, towels, and other amenities remain limited to the property’s maximum occupancy.
Violations of these most critical house rules will result in immediate removal, reservation cancellation without refund or remaining nights, and a $1000 violation fee.

~PET POLICY: Pets are not permitted for reservations under 30 nights. For stays of 30 nights or longer, pets may be considered with prior written approval, pet verifications and pet fee. Please contact us in advance so we can review requirements and provide approval. Unauthorized pets will result in immediate removal, reservation cancellation without refund or remaining nights, and a $1000 violation fee.

~POOL & HOT TUB ACCESS:
• The private outdoor swimming pool is not heated and is only open seasonally from April through September.
*2026 Pool Season: April 16th through October 4th (pool access is limited to these dates).
*2027 Pool Season: April 1st through October 3rd (pool access is limited to these dates).
• The private hot tub is available year-round.

~ADDITIONAL INFORMATION:
• The two fireplaces (main level and basement) are decorative and not usable.
• The jacuzzi jets in the master bathroom tub are not functional.

~RATES: Weekly and monthly discounted rates are automatically applied at booking. We do not offer additional or special discounts, including military discounts.
