The term "Guest(s)" refers to any persons present within the boundaries of the Property at any time during the stay, regardless of whether they were invited by Responsible Person. The term Manager includes the legal owner, any management company or their employees, agents, or assignees.

NO WARRANTY OR GUARANTY. The Responsible Person acknowledges and agrees that the Owner, Operator or Property Manager does not warranty or guaranty the Property against the failure of any equipment, including but not limited to air conditioning/heating, barbecue, microwave, stove/oven, dishwasher, kitchen appliances/tools/utensils, plumbing, lighting, internet, televisions, electrical, washer, dryer, furniture and any fixtures.

Responsible Person acknowledges that it has reviewed and understood appropriate city ordinances relating to noise, trash, parking and occupancy limits, and House Rules and that Manager may review those rules with Responsible Person prior to providing the access code and/or keys to the Property.

ADDITIONAL HOUSE RULES
- No shoes inside the property.
- No smoking of any kind on the premise (i.e. marijuana, cigarettes, vape, cigars, etc.).
- No parties of any kind.
- Quiet hours are 10pm to 8am.
- No moving/re arranging furniture.
- No pets allowed.
- Exterior security cameras are located on the property and in the garage. Altering or tampering with the cameras will result in a fine to dispatch security to ensure the cameras are properly functioning.
- No solid food, wastes, grease, and oils down the kitchen sink. A waste bin is conveniently located on the kitchen counter and to the right of the stove top.
- Do not use the white towels to remove makeup. We provide black makeup towels.
- Only flush toilet paper down the toilets.
- Checkout is 11 am or earlier. Any exceptions must be agreed by the Owner, Operator or Property Manager 24 hours in advance.
- Parking is available in the garage. Garage door opener will be left on the desk. Please leave the garage door opener on the desk in the rustic tin bin before checking out.

We reserve the right to charge a $500 fee if any of the above rules are broken.

Please take note that this home is NOT baby and/or child proofed. It is your responsibility to walk the home and/or property upon arrival to make sure this space is safe for your children. We assume no liability for harm/death to any persons visiting this vacation rental. Any amenities, appliances, and furnishings are used at your own risk.

-Trash Day on Monday/AM; bins are at front of property, taken to the curb and returned by the neighbor
-Pest Control, monthly service and as needed, might service during your stay
-California black ants are native and can be intrusive. Notify immediately if additional treatment is needed.
-Gardener, by-weekly, Tuesdays from approximately 8:00am-9:30am, might service during your stay

It was a pleasant stay at the Kozymeadow, everything was expected and more. The bedrooms and beddings were clean and comfortable! The living/ family rooms were big and plenty settings. Kitchen and dinning area were equipped well although we were never cooked anything. Front yard was beautiful with lots of flowers in a very safe and quiet neighborhood! This property is one of the nicest homes we’ve rented. The kitchen/family room area is spacious and the couches are exceptionally comfortable. We enjoyed eating on the outdoor patio as well as in the kitchen. The bedrooms have very comfortable linens and mattresses. The neighborhood is very quiet and safe. We took daily walks. Cozy Family Getaway

This was the perfect location for our Thanksgiving family getaway. Tina was easy to work with and made our stay quite welcoming. The set up and flow of the house was very functional. The kitchen was well stocked for our holiday meal and the bedrooms were cozy and comfortable. The backyard provided lots of sun, fun, and games and we even had a fire one night. Home away from home

From the moment we turned into the neighborhood, we knew this stay was going to exceed our expectations. The home was beautiful and clean and it had so many thoughtful details to make us feel right at home. Our kids loved the backyard with the teepee and fire pit. Each bedroom was like an oasis, and after our trip all the way from Florida, we were able to settle in with no problems. There was plenty of space for everyone and it didn't feel crowded at all. I would definitely recommend this property for an amazing getaway. You will not be disappointed!

Perfect place and neighborhood.

The house is very clean and in a great neighborhood. You have all that you need outside of groceries. The backyard is great with plenty of space to relax and enjoy the green belt and view behind. The location is very central to Carlsbad and short drive to downtown. The property contact is always available by email and responds quickly. There isn’t a bad thing I can say about this home. Great home for Botanica Wedding guests

We had such a lovely time at the house. The housekeeper keeps the place immaculate which was appreciated. Plenty of towels, boogie boards, chairs, coolers to take to the beach. Many games to enjoy. The only thing to be aware of is the camera outside the back slider. I wouldn't think they would turn it on when guests are there, but I didn't love it being on when we were hanging out outside or had the slider open for a breeze. Would definitely stay again if we head back to the area.
