Palma Vista Penthouse Villa is a 3,500-sq. ft. property located at Seven Seas Beach, Fajardo, Puerto Rico. It is a 2 level Penthouse comprising a fully equipped gourmet kitchen with granite countertops and new Kenmore Elite Dishwasher, Refrigerator and Range/Oven. Large 1st level balcony and expansive 2nd level private terrace, 3 bedrooms (master suite with a king size bed; and two additional bedrooms each with queen size beds), For the baby we provide a “Foundations® SleepFresh® Celebrity™ Portable Crib”. There are three full bathrooms. The property is fully air-conditioned throughout. The villa has dedicated parking for two cars plus visitors parking. We also provide high quality bed linens, fluffy white towels and luxury toiletries, high speed internet access, 55' LCD Television with Direct TV programming, Apple TV, Blue Ray DVD player and portable sound system.

Palma Vista is an exclusive and secure gated community, very private (only 30 Villas) that boasts two communal pools, a children’s play area and a gazebo. Palma Vista is adjacent to El Conquistador Resort and Las Cabezas de San Juan.

The panoramic views from the villa and the terrace are beautiful. From the front, Las Cabezas de San Juan, The Lighthouse, Atlantic Ocean and Caribbean Sea. From the back are impressive panoramic views of El Yunque National Rain Forest and the Puerto Rican mountains and beautiful views of the countryside and its flora. One of the top beaches on the island of Puerto Rico, Seven Seas Beach is a popular beach for families and for snorkeling around the adjacent coral reefs, and various water sports. The clear waters are teeming with vibrant tropical fish around coral reef areas. Seven Seas Beach is also extremely safe for children, as offshore reefs protect the beach from waves and currents. The region is part of the National Parks System and is considered a 'World Blue Flag Beach'. To obtain the Blue Flag distinction, a beach must comply with a set of very strict standards in terms of water quality, safety and services, environmental education and information. Blue Flag Beaches are continually monitored for water and land environmental safety.

Seven Seas Beach, with spectacular blue waters and a beautiful sand beach is located at Las Croabas, Fajardo, Puerto Rico.

In addition to being located directly at Seven Seas Beach, which means you do not need a car to get to the beach, only minutes away and within easy walking distance, are the beautiful beaches of Playa Escondida (Hidden Beach), Playa Colora (Red Beach) and Governor's Beach, which are three of the most secluded beaches you can find. This means that it is a romantic spot, it's certainly a great place for snorkeling and just to relax. Playa Escondida means 'hidden' and Playa Colora 'hot/red beach' in Spanish. Several nearby islands like; Icacos, Palomino and Palominito provide even more opportunities for fantastic snorkeling, hiking and exploring. Local companies or at local Marinas you can get and organize guided tours to take you for a fun day. Especially popular are the Kayak Tours of the Bioluminescent Laguna Grande, which is in Seven Seas Beach and next to Palma Vista Villa. Also 7 minutes by car and in the town of Fajardo ferryboats can take you to Vieques and Culebra, with more places to explore and World-renowned beaches to enjoy. Vieques and Culebra can also be reached by air from Ceiba Airport. Ceiba Airport, which is a 20-minute drive from Seven Seas and Palma Vista Villa, also services flights to other nearby island such as the US Virgin Islands. Seven Seas Beach on the East Coast of Puerto Rico, where Palma Vista Villa is located, is in our opinion, one of the most beautiful parts of Puerto Rico, and is home to some of the best tourist attractions the island has to offer, such as El Yunque National Rain Forest and the Bio-Luminescent Bay. As well, the nearby Fajardo Ferry terminal provides easy access to the islands of Vieques and Culebra. The nearby Ceiba airport provides regular flights to the US Virgin Islands, Vieques, Culebra and San Juan.

The villa is quiet and peaceful - from the front you have wonderful panoramic views of the beach and ocean, from the rear you can see the Puerto Rican mountains and El Yunque National Rain Forest. There are some great local restaurants to dine and the villa is next to the El Conquistador Resort.

At this villa you do not need a car to get to the beach because you are literally at the beach!

I Just wanted to thank you both for sharing your beautiful place in Fajardo. I was really impressed with the landscaping in the pool area and we often had the garden and pool completely to ourselves. It was a very relaxing vacation. Far from the hustle and bustle of Condado.



We discovered Hidden beach....and definitely found it pristine and beautiful. We also hiked towards the light house along Las Croabas beach and found that beach deserted and equally pristine. The Rain Forest was equally beautiful. We did venture into Old San Juan one evening for dinner but basically hung out in the Fajardo area. We took the boat out to Icacos Island for snorkelling as well....though our favorite beach for snorkeling was at Hidden Beach. The tour of the Mangroves and Light house was within walking distance of your place.



We explored the local dining.....El Estacion was our favorite. I also like Ensalada de Carucho...and liked the little place down the street on the right.......great for lunch.



We only did Breakfast in the Villa. We also did a Happy Hour on the balcony before dinner.....though never cooked dinner or used the grill.....always went out.



Having the wireless and flat screen with news etc was great as well. Thanks for the Music selection. Also the roof top area was a great place to hang out as well.....Marsha and I adopted that shower and bathroom as ours.

The Palma Vista Villa in Puerto Rico is adjacent to a cove on Seven Seas Beach, offering striking views of the coastline and the mountains of the rainforest from a beautifully furnished rooftop terrace. It’s located close to many attractions, including the opportunity to lounge in the shade of a palm tree on virtually private beaches. Snorkel the coral reefs, tie up a hammock while enjoying local refreshments, and enjoy fresh local fare. Listen to the sounds of waves lapping and the little frog, the Coqui, sing in the sunset. The Palma Vista Villa is a comfortable and complete setting for a relaxing getaway without ever leaving the villa, but there is so much to do nearby! Explore the nearby rainforest for a casual hike or drive. Our bear family chose to hike to the top of the mountain and picnic while taking in breathtaking views of the rainforest rolling out to crystal blue shorelines. Later we explored the waterfalls that cascaded down the mountains of the rainforest. In the evening we took a starlit tour of the Laguna Grande and experienced a moonlit mangrove forest with bioluminescent water that left us in awe of the wonders of nature. Watch fish splash in phosphorescent blue schools across the lagoon and see your own hand light up the water, truly amazing. The white sand beaches of nearby Palamino Island and the isolated snorkeling grounds were something to behold. We dove with fish of all colors, discovered conchs and schools of brightly colored fish in the coral. The island is fully staffed with tropical drinks and food. Close to the Palma Vista Villa, you could choose to spend a morning or the entire day (as we did) with enough time to return to the Villa, relax and whip up some daiquiris with world famous Puerto Rican rum. The Villa is spectacular, with finely furnished indoor and outdoor spaces with everything you need to cook, relax, and refresh. It’s an incredible space, with both the opportunity for privacy and places to gather, eat, drink, enjoy or play. The décor is tasteful and comfortable. The kitchen has modern conveniences for preparing a fine meal for a bear family. The bedding and towels are high quality with everything you need for a beach day including a cooler, beach chairs, and a portable awning. The staff and owners were extremely professional, friendly, and welcoming. All of the information about the area and local knowledge was well documented and gave us information we needed to truly see the best aspects of the area. The owners and staff were willing and available to answer any questions we had. We hope to return and that you also take this opportunity to experience the luxury, adventure, and relaxation that we found at the Palma Vista Villa.

Everything I Was Hoping For... AND MORE!

If I had to distill my stay here into 3 words, it would read: "Definitely Coming Back!" This villa is by far the nicest in the entire Palma Vista complex. My entire trip was enhanced by how fantastic the accommodations are as well as the location. To begin with, the condo is spacious and beautifully decorated. It comes with all the amenities you could want from a resort hotel but with privacy and an authentically personal touch. The kitchen was so nicely appointed that it will make you WANT to cook. Both patios are so inviting that it makes you WANT to relax outside with a coffee, a drink or just to gaze at the beautiful views. And the views... so close that it makes you WANT to go outside and explore. Being able to walk to 3 different beaches, or walk through a forest, or take a short drive to the El Yunque Rainforest really made me enjoy the trip more than I had hoped for. It was especially helpful that I didn't feel suffocated by cloying, tourist-focused attractions. In short: I'll be back again. AND I'M STAYING HERE!

Extremely Pleased

We stayed the 4th of July week. It was busy during the weekend due to the holiday but we were not bothered by the atmosphere because of the penthouse being completely build out of concrete. Felt very secure with the gated entrance. The pool was clean and kept up. The beach was beautiful and we recommend the hidden beach. It was beautiful and short walk from our villa. During the week we felt like we had the beach to ourselves. We recommend the tours available throughout the island. Visit Tanama River Adventures and make sure to ask Fernando about why nature means so much to him and we loved his passion. Oh and we were served lunch after our tour and wow it was delicious. This place was very clean and tidy. We had a wonderful time at The Yunque Rain Forest. Take the trails and explore nature. Ask your guides about the Mari-Vi-Vi plant. The producers of the movie Avatar came to El Yunque Forest to explore the plants and be inspired. They use the Mari-Vi-Vi plant features, which is the plant that reacts to touch and you will see the Tree of Life also in the forest. Our villa was immaculate. It was very updated and the beds were dreamy. The terrace was our own place of escape and a place to get some sun or lay in the moon light. Our contact came every other day to tidy up and it was nice to come home in the evenings to find beds made and clean towels. Kevin was easy to deal with according to our transactions and information needed. We will definitely return to a tropical get away in the future.

Condo, Puerto Rico, and Owner's helpfulness exceeded all expectations for our family

My family of 6 (kids ages 23, 20, 18, 17) stayed for 8 days at Palma Vista. The condo is exactly as described and shown in the pictures and has everything you could need. It is in great condition, the kitchen is stocked with all the cookware and utensils you could want and the condo has everything you need for the beach (6 beach chairs, 3 umbrellas, 2 coolers and beach towels). The views from the rooftop deck are amazing and we loved being up there in the morning with the cool breeze and again at night to grill our dinner.

The location of Palma Vista was perfect for us because we like going to the beach but also doing other activities. You can walk right across the street to Seven Seas beach which is very nice and has good snorkling right there. We really liked Playa Escondida (Hidden Beach) which we went to on 3 different days. It is a 20 minute walk on a pretty trail through the mangroves. The beach is beautiful with very few people and the snorkling was great (head straight out in front of the main sign and eventually you will get to some deeper water with interesting reefs and plenty of fish). We also took the ferry (ferry is 15 minutes from Palma Vista) to Flamenco beach in Culebra. Wow, Flamenco beach was the most beautiful beach we have ever seen! If you are going to take the ferry you need to get there early. I got there at 4:20am, but believe me it was worth waiting for.

Beside going to beaches we went to El Yunque which is about 1/2 hour away. El Yunque was beautiful and my only suggestion is if you are going to go to El Mina falls go early in the morning. We did that as our second hike of the day and when we got there, there was a lot of people there. We did a kayak tour of the Bioluminescent Bay one night which was less then 10 minutes away. We went with Yokaho Kayak Trips and they were very good. We also spent a day in Old San Juan(about an hour away) visiting the fort and walking through the town. There are also several small restaurants less then a 10 minute walk from Palma Vista where you can get lunch, dinner or a couple of drinks.

Kevin was very helpful before and while we there answering all our questions and offering to provide any help to make the trip great for our family. As the title said the Condo, Puerto Rico and the Owners helpfulness exceed all our expectations. What a great trip!

Very nice. Perfect for a family of six or three couples looking for an adventure.

Beautiful condo with upscale furnishings and amenities. My husband, I and four teenagers stayed here last week and enjoyed one of our best vacations yet. Steps away from the gate of the condo is Seven Seas Beach where we were able to snorkel and enjoy the everyday goings on of this seaside community. We took advantage of the secret beach at the end of the mangrove trail on the left side of Seven Seas. While snorkeling, the kids saw conch shells, starfish, a lobster and a variety of beautiful tropical fish. El Yungue rainforest is a short drive away and lived up to all of the reviews we read about it. After the rainforest, we spent the rest of the day at Charco Frio (which is actually part of the rainforest but not the national forest system) where the kids swung from a rope into the water and jumped off huge boulders. Palomino Island was great fun and filled with all kinds of outdoor activities to keep you entertained all day. Old San Juan was beautiful, and the food was great everywhere in Fajardo. Xiamora was so helpful in every way. I texted her a few times during the visit with questions, and she answered right away. I would definitely recommend Puerto Rico and Palma Vista to anyone looking for a vacation filled with adventure and fun.

Beautiful condo, beautiful view but....

First of all I would like to say that this condo is very nice and clean, I am very picky about cleanliness when my family travels and it is always hard to know until you arrive if it will be as clean as anticipated and this condo was clean. We were traveling as a family of six, three children 7,9,12 my husband my mother and myself. The list of rules and restrictions for this condo are ridiculous to say the least everything is white from the bedding to the furniture even the kitchen table chairs. I was a nervous reck the entire vacation that my kids would get a stain on something because there was an itemized list of how much everything would cost if anything was damaged or even if you got sand in the condo. Do u have any idea how hard it is to worry about getting any sand in a condo in Puerto Rico, every time we went to a beach we came back showered outside rinsed of everything beach bags, beach chairs, coolers and the most difficult beach towels. If any sand was in the condo it would be $25 per hr to clean up. With 3 children this to at least 30 min each time. I did not feel like we were on vacation I felt uptight and nervous about every little thing from the sand to the all white everything! We did manage to keep everything white and no sand in the condo but I was always warning my kids don't do this don't do that, that's not a vacation to me and my children are very well behaved and have an OCD clean freak mom at home and this still seemed over he too. Lastly my mom who is 74 and our 12yr old son both have asthma so air conditioning is helpful in hot humid weather. There is a cap on the electric we ran air only at night and in the morning while getting ready showers dressing etc...we of course had laundry with there being 6 of us and of course we went over he limit so another charge. Just one more thing for me to worry about on VACATION running around making sure the air is off no bedroom doors are open etc... we frequent Disney resorts and other beautiful accommodations and I have NEVER felt like this on a vacation! Like I said beautiful condo beautiful view but if you'd like to relax on your vacation stay at a resort where u can run your air and don't have to worry about everything!

The list of rules and optional charges, that you appear to have an issue with, were clearly conveyed to you in the ‘Rental Agreement’ you signed four months before your planned vacation with us. This information was also emailed to you 14 days before your arrival. Our Property Manager received you on arrival and reiterated the house rules and guidelines. During your stay, you did not bring any of these issues to the attention of the Property Manager, who was available 24 hours per day, and visited the property on three occasions during your stay. We are sorry that you felt ‘uptight’ and a ‘nervous wreck’ during your stay given the case that we as Hoteliers apply a few basic occupancy rules. Palma Vista Villa, is, after all, a private villa, and we are simply trying to protect the property we have developed to its current high luxury standard. We are puzzled by your issues with the white covered furniture. It is abundantly clear, from all our advertising, that the furniture covers and bed covers are white, because this is our choice. I don’t think that it is an unrealistic expectation to expect guests to avoid staining the furniture where possible. And if stains do occur we simply wash the covers. In a decade of welcoming guests from all over the world into this property, we have never charged a single guest for sand removal. That said, it is not an unreasonable expectation to request guests to remove excess sand before entering the villa. We are confident you would expect the same courtesy in your home. Lastly, there was absolutely nothing to prevent you from running the AC day and night if you so desired. The cost of domestic electricity on the island of Puerto Rico is over 3 x that of mainland US. To keep our rental rates as low as possible we simply ask guests to pay for electricity usage above 50kWh per day, which, by the way, is a lot of electricity. Very few of our guests exceed this amount, and even when they do, the extra charge is minimal. You were not charged for electricity during your stay. We always encourage our guests to be cognisant of electricity usage, as a green environmental policy.
