Guest Access:

Guests have access to the entire property during their stay. The indoor pool and hot tub are private and exclusively available for registered guests.



The Neighborhood:

Eagle Springs Lodge is located in a family-friendly cabin community nestled against the Smoky Mountains. Guests enjoy easy access to restaurants, grocery stores, attractions, and outdoor adventures while still experiencing the peaceful mountain atmosphere.



Please note that this neighborhood continues to grow, and nearby construction may occasionally occur as additional cabins are completed.



This property has neighbors and we ask all guests to be respectful of neighbors' spaces, quiet hours, and parking.



Getting Around:

We recommend a personal vehicle for getting around the area. Uber and Lyft are available throughout Sevierville, Pigeon Forge, and Gatlinburg, though wait times may vary during peak tourism seasons.



Other Things to Note:

• Security Cameras: For guest and property safety, exterior security cameras may be in use at this property. Cameras are located outside only and do not monitor interior spaces.



• Access: The front door is equipped with an electronic keypad. A unique door code will be sent to you a couple of days before check-in, no need to meet anyone for keys.



• Quiet Hours: 10 PM - 8 AM. Please keep noise levels down to respect our neighbors.



• Age: All guests must be 18+ with the exception of children with their parents.



• Weather: No refunds for weather/natural disasters/power outages/other things that are outside our control. Please purchase travel insurance for coverage.



• Trash: Please dump liquids into the sink and not into trash bags. Place all trash into trash bags and secure them in the trash containers next to the building.



• Pets: All pets must be approved prior to arrival. An approved pet fee of $50 per pet, per night applies. Pets brought onto the property without prior approval will incur an unauthorized pet fee of $500 per pet.



• Pets are not permitted on the furniture. If you leave the house, please kennel your pet or taken with you. Any damage caused by your pet will result in additional charges for repairs. Pets are not allowed in the home while wet. Please respect the rules mentioned above. We love dogs, but we also want to ensure our home remains clean for future guests. If you agree to these terms, we will send you a payment request for the non-refundable pet fee.



• Check-In/Out: Check-in at 4:00 PM. Check-out at 10:00 AM. We charge $25 per hour for all requests for early check-in & late check-out, based on availability. Please note we may not be able to accommodate early check-ins/ late checkouts. Please message us for more details.

• Smoking, of any kind, is strictly forbidden on the entire property- inside & outside, and all trash needs to be properly disposed of.



• We will email you a Rental Release Agreement after booking. This agreement must be signed within 48 hours of booking. Reservations may be canceled if the agreement is not signed. This correspondence will occur through our Channel Manager Guesty.



• We can host a maximum of 12 guests (including all adults, children & infants)- for safety (fire & insurance) reasons, we cannot hold any additional guests.



• All amenities including outdoor furniture, wifi, etc are fully inspected prior to every check-in, however, we cannot guarantee their working condition during stays.



• We do not offer rescheduled stays or refunds on cancellations outside of Airbnb's extenuating circumstances policy. We strongly encourage you to purchase travel insurance at the time of booking if you are concerned about the possibility of canceling your trip last minute. Travel insurance is inexpensive and a great way to protect your funds in the event of an unforeseeable cancellation. We understand that last-minute cancellations for guests who choose to not purchase travel insurance can be a burden, however, we are required to uphold our owners' cancellation policies to protect their only sources of income and keep their properties in the business. Please book responsibly and we appreciate your understanding.



• Please note that we do not accept package deliveries at the property. Any packages sent to the address may not be received, and we cannot be held responsible for any lost or misplaced items. We recommend making alternative arrangements for package deliveries during your stay. Thank you for your understanding



• Please double-check the property before checking out to ensure you have all of your belongings. We are not responsible for any personal items left behind. While we will make every reasonable effort to locate and return lost items if found, we cannot guarantee their recovery and any shipping costs will be the guest's responsibility.



• Please note that we’re using a residential refrigerator, which can take several hours to cool, especially if it’s fully stocked.



• Any noise complaints or law enforcement calls to the home will result in immediate termination of your stay without a refund. A NoiseAware noise monitoring device is used to monitor external decibel (DB) levels as outlined per City/County Ordinance.



• Please note that we allow a maximum of one pet per booking. Prior to making a reservation, guests are required to inform us of their pet's breed and size, and we reserve the right to verify this information. We also ask that guests take into consideration the shedding tendencies of their pets, and agree that they will be responsible for any additional cleaning required due to shedding or other pet-related messes during their stay. Please note that guests will be charged an additional fee for any excessive cleaning required.
