About this property

Luxury town home in 5-star resort with panoramic water and mountain views

Located hillside in Southwest Harbor with breathtaking water and mountain views, my home-away-from-home is a three-level, contemporary town home in a 5-star resort, just a five-minute drive to Acadia National Park's many attractions and a short walk to shops and restaurants. It is a sun-drenched and cheery end unit with windows on three sides and fabulous views of Somes Sound to the north, the mountains of Acadia to the west, and the Atlantic Ocean and islands to the east. (Early birds can watch the sunrise each day from one of the decks!)

Main Level of My Town Home: The main level includes a living/dining room area with a queen sofa bed, two side lounge chairs, flat screen HDTV, dining table for six, telephone, and deck; a fully equipped kitchen with microwave, dishwasher, coffeemaker, lobster pot (!), and all tableware/utensils; and a half bath/laundry room with washer/dryer. Linens and towels are provided.

Upper Level of My Town Home: The upper level is a spacious, master bedroom suite with a king bed, chaise lounge for reading or just kicking back, TV, telephone, skylight, ceiling fan, and deck. The full bath on this level has a whirlpool tub with shower and a skylight.

Lower Level of My Town Home: The lower level has two double beds, full bath with tub and shower, patio, and backyard barbecue grill and picnic table.

Harbor Ridge Resort: Harbor Ridge Resort is small and exclusive, with only five, eight-unit buildings, 40 townhomes in all. Of course, I think mine is in the best location, i.e., nothing between me and the views! The clubhouse area has an indoor heated pool, hot tub, tennis court, fitness center, playground, game room, video rentals, great room with a grand stone fireplace for rainy day activities, and staff on duty to assist with your every need.

The unit was advertised as having air conditioning, but it only had AC on the main level. The upper and lower levels were very warm. The upper level’s temperature got up to 82 degrees at nighttime, making it very uncomfortable and difficult to sleep. We were unable to sleep on the sofa bed, as we could feel all the springs and rails through the mattress. The staff exchanged the mattress, but that one was no better. We ended up purchasing a blow up mattress. We did not have a restful stay. Otherwise, things were acceptable.

This is the first negative review I have received in over 30 yrs of renting my timeshare townhome. All the others have been 10/10. There was no false advertising, and the A/C situation was clearly described in my VRBO ad and detailed in my response to a previous renter's comment in their review that was viewable to potential renters. The high temps were gone after the 2nd night when typical Maine moderate weather returned (daytime low 70's, nighttime low 60's w/ no A/C needed). The renters did not report a problem with the sofa bed until over halfway through their stay, did not utilize all of the help offered (including additional pillows and bedding plus a new mattress for their comfort), and then requested a partial refund - suspicious. And despite my telling them repeatedly to report any problems with my townhome to Harbor Ridge staff on-site who are there for that exact purpose and who are more than willing to help, the renters reached out to me each time (I live over 800 miles away from my timeshare townhome!). Neither the owner nor on-site resort staff can mitigate problems if they are not reported. All renters have a responsibility in this regard and these renters failed. (I suspect that they are not seasoned travelers as they mentioned it was their first family vacation in 8 yrs.) The renters received a 10% discount on the rental rate at booking, and I did refund them an additional 10% for their inconvenience due to the heat even though I have no control over that.

Great location, beautiful view, nice townhome

My family of four--mom, dad and two 20-something kids--stayed in this townhome in late August 2022. It was a nice space with a view of the water above the treetops and nice balconies with chairs. Some detail.... We flew in to Boston from the mid-west and drove (6 hours including an hour stop for dinner) to get in at 8:30 pm. The manager at the front desk was VERY helpful. She gave us an overview of the property and a map of the area, noting great hikes and interesting things to see. As a runner, I asked her if there were good places to run in the area. She gave me a great tip--there's a trail behind the building to the left of this one that takes you down to downtown Southwest Harbor (.25 mile as a foresty trail, then turn right on Main St and it's another .25 mile to the area with shops and restaurants). This townhome is roughly a 30-minute drive to Bar Harbor and the main sites of Acadia National Park (Park Loop Road, Thunder Hole, Jordan Pond, Cadillac Mountain, Gorham Mountain). There are also some good hiking trails very close by in Southwest Harbor. There's also a market not too far away which came in handy; restaurants in the area are much pricier than we were expecting! This townhome is a nice space--3 levels in all. Just to clarify the description a bit...There is A/C, but it's one wall unit in the living room. There is no A/C in the upstairs BR, nor in the basement BR, and it can get quite warm and very humid and damp. Also, the upstairs BR is not an enclosed room; it's more of a loft area. If someone is in the main living area downstairs while you're trying to sleep, the light and sound will enter the BR. Ear plugs and eye shades are recommended. Overall, we really enjoyed our first trip to Maine and our stay at this townhome! And the owner of the property was very responsive to our questions and issues. Thank you!

While I appreciate the overall positive review, I would like to explain and offer a helpful hint to the next renters regarding air conditioning (A/C) in my townhome. When Harbor Ridge Resort was built in the 1990's, A/C was not needed in Maine. With global warming summers in Maine have gotten a bit warmer, although 99% of the time A/C is still not needed. The homeowners' association took the compromise position of installing an A/C unit on the main level only of each townhome as that is where most folks are likely to gather for the bulk of the evening. So, here's the helpful hint: Upon arriving back at the townhome at the end of your day's activities, the entire unit can be cooled down very quickly and effectively by simply opening a window or two on each floor/level as well as the skylight on the top floor/level. The warm air then flows freely up and out of the unit. I live in an east coast metropolitan area and actually look forward to the fresh air of Maine each summer. Honestly, one of my favorite things about my place is that I can sleep with a window or two cracked open and enjoy the fresh air and silence of Mount Desert Island! Aaah!
