Come and stay at a tranquil, horse/alpaca ranch in the rolling hills of Boyertown. Located on 10 acres, up a long private driveway, this home away from home offers all the amenities you and your family need. Enjoy swimming all year round, featuring 1 heated salt water pool and jacuzzi indoor and one outdoor salt water pool and jacuzzi. comfortable living room and family room both featuring fireplaces. This spacious home sleeps 8 comfortably with 4 bedrooms, as well as 3 full bathrooms. The Master bedroom includes a sitting room loft as well as a red light sauna in the Master bathroom. You will love the breath taking view from your bed or by enjoying the walk out porch that looks out over a gorgeous Mountain Valley. Perfect place to enjoy your morning coffee while watching the sunrise or with a glass of wine while you star gaze. This home is convenient to all the best the east coast has to offer, 30 mins to Reading and Allentown, 45 minutes to Philadelphia, and only 2 hours each to both New York City and the Jersey shore. Spend a night or a month or more, you won’t be disappointed. Upon arrival please make sure that you are at 1496 Orchard Ln. No cooking is allowed. We do have a host that can prepare small meals at your request. Chef services are also available by request at an additional cost to the guest. Microwave, toaster, coffee maker and crock pot use is permitted. Any cooking questions please contact the host directly.
Absolutely no parties or events allowed without prior authorization from the owner.
Only 6 cars permitted on the property per the township guidelines and only 8 guests.

Before checking out please make sure all trash is collected, dirty laundry is placed in laundry room and all dishes are rinsed and placed in dishwasher.

Beautiful Setting,

The home was quite comfortable for our group of 6 adults and a dog. (There was another bedroom and loft that could have accommodated additional guests.). The large fenced in backyard was a perfect place for our pet to safely run around. She was intrigued by the horses in the next yard and they seemed equally interested in her. It was delightful to see them running and playing together while safely separated by the fence. The location of the villa is convenient to stores, restaurants and shops. The host was very accessible and responded to any questions we had promptly. The indoor pool and hot tub are a nice added feature. The host provided a video to assist guests in the operation of the hot tub. It was nice to find the beds made when we arrived rather than having to deal with them. An extremely ample supply of towels is also provided. I especially enjoy the view from the Master Suite or front deck…..a panoramic vista of the valley.

A Super Get Away!

The property is just beautiful overlooking mountains and fields in all directions. The accommodations were perfect for a family get away and being on a llama farm could not have made it more of an escape from the daily grind. The indoor salt water pool and jacuzzi were spacious and super fun for all ages. The owners obviously have given their heart and soul to this property and could not have been more welcoming and generous with their time. Truly an outstanding experience would love to spend more time here in the future. And so close to the cool little town of Boyertown with much to do and places to explore and dine. You will not be disappointed!

A Wonderful Getaway for Family and an Infant!

We had a lovely time at this property with our family and 10-month old. There was plenty of space for a play pen and the animals were wonderful as were the views. The horses galloped by our bedroom window in the morning, it was magical! The owner was very responsive to any questions. The pool was very clean and well kept as was most of the house. There are some small areas that would benefit from more thorough cleaning and upgraded linens, but in general we were very happy and would stay again at this property. The area/neighborhood is also quite nice, the house was easy to find. Including check-in instructions in the booking would be helpful as there are multiple entrances but we figured it out! The wifi instructions were misspelled but we figured that out too! Highly recommend staying here. =)

Wonderful place

This is a lovely getaway for a serene weekend. Beautiful views, outdoor chess set, pools and alpacas and horses wandering nearby make for a soothing weekend.

Yearly trip

The kids loved the pool both inside and outside. Was nice to have exits from different bedrooms in the house. Lights at the outside pool would have been great to have but just went and used the inside pool after dark. Overall everyone had fun on the trip.

Disappointing Property

1. Problem house was infested with flies. 2. Both pools need treatments. Cloudy not properly maintained. Outdoor pool had electrical concerns. Pool light were tripping the breaker and spa was not operating. 3. Not proper plates and bowls and silverware. 4. Outlet in master bedroom not working, 5. Kitchen sink was loose and hard to shut off. 6. Strange layout weird as one guest put it. 7. Window in Pool room mostly broken winders. Owner unwilling to give us so small refund for the disappointing property.

Girlfriends Getaway

Great location and loved the animals on the property. Erin (who takes care of the animals) was amazing!!! House needs some minor things corrected (light switches that do not work, clean the jacuzzi so it could be used, clean and set up patio furniture for outside pool area etc). With that being said, I would totally book this house again. I think the owners just need a different cleaning company since they are not on the property to see these things need to be taken care of. House fit all our needs and loved the time away from the city.

Lovely oasis with plenty of room

My friend group was in the area for a wedding and choose this property to stay - and we loved it! The outdoor pool was perfect for the two warm days we had. Plenty of space for our party of 8 and ample bathrooms. Only drawback was a complicated indoor pool/spa system but didn't impact our stay since we wanted the outdoor use instead. I do think they should upgrade the system for the indoor. Otherwise loved everything - host was responsive, accommodated early check in, and property manager arrived promptly to correct a challenge we had. Highly recommend in the warm months for a group or family!

Could have been a luxury property

I think this was probably a gorgeous home when it was owned by a family who lived there and took care of it. It's a nice enough place to stay but don't expect luxury. Pros: Obviously the pool is a huge plus; we weren't given much instruction on how to use it though, and sometimes it was too cold. Very well stocked kitchen, and there were plenty of supplies for our large group. Gorgeous view, huge patios, and seeing the llamas and horses was a bonus. Cons: The current owners need to come stay in the home for a week and fix all the things that are broken. Examples: kitchen faucet very loose and difficult to use, broken knobs, lights that don't work, partially functional blinds, loud squeaky doors. These things were just annoying. Also, when we arrived it STUNK to high heaven in the kitchen like rotten fish/trash. The next morning it didn't smell any better so I contacted the host who messaged me and then called. She said she would get in touch with the property manager but I never heard back. I texted her in the afternoon to say it still smelled awful and she didn't respond. Although the smell slowly got better it was still there when we left and so we had to just sort of ignore a rotten trash/fishy smell while we cooked and ate our food?? Very unpleasant. The cleaners clearly never cleaned anything in-depth bc there were dust bunnies and cobwebs in corners, your socks turned black from the floors; showers and tubs were NOT clean- looked dirty and there were actual hairballs.

Such a great property!

I loved this house to stay with family and reconnect! My 2 year old son LOVED the horses and sheep! We even got to pet the pony when the barn manager was walking her around the property. I highly recommend this location for a multi-family getaway.

Beautiful cozy home

This home was beautiful. It was cozy, clean and spacious. The whole family loved the swimming pool. They loved the attic room which was like a cute little hideout for them. The beds were all so comfortable. Kitchen amenities were great too. The whole property was well maintained and I can only imagine how much more enjoyable it would be for a spring/summer family get-together.

Pictures don’t do it justice

Amazing property! The pictures truly don’t do it justice. I stayed with my family and our 2 labs. The fenced in back yard was perfect for giving them a space to run without having to worry about them. The master bathroom is huge and luxurious. The beds were on the firm side and it would have been nice to have some extra towels/washcloths. Definitely where we will stay next time we’re in town!

Perfect Pool

The pool was perfect both- temperature and size. The house was clean and presented just like the photos. Local food, breweries exceeded expectations. The family demanded that I put this property on the list to return because everyone had a wonderful time. Trust that you will enjoy your stay here.

Gorgeous valley view

We had a relaxing four night stay at this amazing home nestled high above a quiet Pennsylvania valley. Host was very kind and available any time we needed her. The house is spacious, clean, well stocked, cozy, yet contemporary. The views from the master bedroom balcony were amazing. And the animals in the field across the drive were fun to watch. The pool was awesome and warm. A great getaway during the cold weather. The outdoor pool was covered, of course, but looked great. I'd love to book this property during the warmer months to try it out. This place is truly a gem, and we appreciate the opportunity to experience such a lovely home.

Spacious and unique

We enjoyed our stay at this spacious and lovely home. The views of the valley provided a sense of peace and calmness. Although in “the country”, this home is conveniently located near shopping and restaurants. The owner responded quickly to questions about the property helping us feel comfortable and welcome. The caretaker seemed happy to tell us about the alpaca & horses and permitted us to feed them. The indoor pool and hot tub were well maintained and enjoyable to use. A karaoke machine added laughs to our stay. Highly recommend this property.

Sisters Bachelorette Weekend

Having an indoor and outdoor pool available was awesome and gave us a chance to enjoy relaxing by the pool all day and night. The scenery and privacy was amazing. Will definitely be returning!

Fun weekend

We loved that there was an outdoor and an indoor pool. It was perfect summer weather and really beautiful to sit outside on the patio and admire the rolling verdant hills. Recommended.

Absolutely Beautiful, Relaxing VRBO!!!

House was gorgeous! Everyone throughly enjoyed both the indoor and outdoor pools and hot tub!! It was so amazing to look out the window each morning and see the horses and alpacas! Owner was so nice and answered our questions promptly! A+++++++VRBO!!
