Summary:

Come visit us at the “Forth House” (apartment) in the heart of historic Springfield!



This lovely, completely refreshed 1 BR apt, on the first floor, with in unit washer dryer, full kitchen, tasteful decor and artwork is an amazing home away from home.



This apartment is blocks from the breweries, restaurants, coffee shops, bakeries, and I d cream parlors on Main St! You’ll love your stay and gorgeous historic Springfield.



Guest Access:

Guests have access to a sleeper sofa and additional linens if needing to host up to 4 guests.



The Neighborhood:

Springfield is amazing! It is a diverse, vibrant, up and coming neighborhood located just north of Jacksonville's downtown. You'll initially fall in love with the gorgeous late 19th/early 20th century houses but you'll want to stay for the amazing people. Join a First Friday party, check out the weekly Main Street cruise, downtown's Art Walk, Porchfest if you're in town in the fall, or one of the yearly home tours.



A few recommendations:



Restaurants



The brand new (as of June 2019) String Sports Brewery is directly across the street from you. Their food is AMAZING and they brew their own beer on site. This is a gem/pride of the neighborhood and I'm sure you will love its mouth-watering dishes just as much as we do!!!



Crispy’s is a half block away and famous for delicious pizza and great pub food in general



Wafaa and Mike’s Cafe is 2-3 blocks to the south and known for delicious Mediterranean food



Uptown Kitchen and Bar is ~5 blocks to the south and perfect for delicious breakfast lunch and dinner - one of the most popular traditional



Tommy’s is approximately a half mile to the southeast and is known for Springfield’s famous $3 breakfast in a cup



Sweet Pete’s (as featured on "The Profit") is about 3/4 mile to the southwest for delectable brunch and sinfully delicious sweets; Pete also happens to be a historic Springfield resident so you may very well see him and his family walking their dog around the neighborhood

String Sports Brewery - craft brewery directly across the street from you



Hyperion - craft brewery that is 1/2 block away



6th and Main - craft brewery that is 2 blocks away



Crispy's - fully stocked bar with lots of TVs for sports events, dart boards, and an upstairs area great for larger groups that is half a block away



Uptown Kitchen and Bar - fully stocked bar with TVs that are usually playing sports games that is a few blocks away on Main St



Getting Around:

Springfield is a great neighborhood for walking and biking!



Jacksonville's Skyway, with limited service around the Urban Core area is a half mile to the south and is co-located with Jacksonville's central bus station.



Ride sharing services are also great options as well and driving is preferable for areas well outside of central Jax (St Augustine, Brunswick, Gainesville, etc.)



Other Things to Note:

We require every guest who books a listing with us ("the booker") to fill out a check-in form which includes reading and signing our rental agreement. As part of our check-in process we require all guests to provide us information about them / their stay with us. This includes uploading a valid, unexpired government issued identification card and a "selfie" (picture showing one's face typically taken using one's phone camera).



This process is similar to checking into a hotel and we hope you understand that this is necessary since we typically do not have staff on site to validate a guest's identity. If you aren't comfortable with this then we recommend you book a property with another host since completing the check-in form (which includes uploading a non-expired ID, selfie, and reading/signing our rental agreement) is required before we can send you check-in information.

We charge for additional guests above a fixed amount. This amount and additional charge varies by unit type, size, and configuration. If you input the correct guest count when you make your reservation the amount the booking site indicated as the total cost will not change (due to guest count). We ask for confirmation of guest count after you complete your booking. If you need to increase your guest count after booking confirmation due to a booking error, this could result in a price increase. Finally, we verify guest count via external cameras located on our properties. In the event that we notice a guest count at the property that is higher than reported, we reserve the right to ask for additional guest fees that would be double the amount we would have charged prior to check-in.



Kindly refer to the following guidelines regarding fees for extra guests:

Studio & 1 BR units - $25 per guest/night after 2 guests (i.e. 3 guests would be $25/night extra and 4 guests would be $50/night extra)

2 BR units - $30 per guest/night after 4 guests (i.e. 5 guests would be $30/night extra and 6 guests would be $60/night extra)

3 BR unit - $35 per guest/night after 6 guests (i.e. 7 guests would be $35/night extra and 8 guests would be $70/night extra)

4 BR units - $40 per guest/night after 8 guests (i.e. 9 guests would be $40/night extra and 10 guests would be $80/night extra)

5 BR+ units - $45 per guest/night after 10 guests (i.e. 11 guests would be $45/night extra and 12 guests would be $90/night extra)



This house is pet friendly so if you are highly allergic to dogs or cats this home may not be a good fit for you. Our cleaning service is very good but you may notice an occasional dog/cat hair here and there.



We do charge a pet fee of $30/night per pet that you bring with you. This reduces to $150/week per pet and $300/month per pet for longer term guests. This fee is not included in the accommodation fare rate. We will send a request for the additional funds once the number of pets is confirmed after booking.



***If you neglect to inform us ahead of time that you are bringing a pet with you then we reserve the right to either TERMINATE your stay early or DOUBLE the pet fee retroactively for the entirety of your reservation.***



***Parties/Events of any kind are strictly forbidden at this property. If you host a party/event/gathering at this property we will levy a $1000 fine.***



All guests have access to the common areas of the property (front porch, laundry room, backyard).

If another set of guests, our cleaners, or a property notices that there is guest property or trash left out, this will be removed. If we can’t distinguish property from trash, there is a possibility it will be thrown out.

If this continues (I.e. you use shared space as personal space and/or throw what appears to be trash there), we reserve the right to ask you to check out early / move to another listing at your cost.



There is a propane grill. We do not supply propane, but you are welcome to pick up a tank and leave what you don’t use for a future guest. After using the grill please clean it in order to avoid additional cleaning fees.



*Not cleaning it will result in a $50 cleaning fee on top of the existing fee.*



Also, Saturday check-ins and check-outs are (generally) not allowed unless you are booking a stay that is >7 days, with the exception of some specific weekends (FL-GA and TPC Sawgrass weekends are a few examples) . We may allow an exception to this policy (depending on the specific weekend and season) but reserve the right not to do so or to ask you to modify of cancel a reservation starting or ending on a Saturday.



The following additional charges apply to late check outs/early arrivals, assuming we can offer this at all (we often can’t so please never assume this will be allowed):



1 hr or less early arrival or late departure: $100

1-2 hr early arrival/late departure: $200

2-3 hr early arrival/late departure: $300

3+ hr early arrival/late departure: $400 or the cost of an additional night’s stay, whichever is more



These fees are primarily in place to highly discourage late checkouts/early arrivals since this causes our cleaning service undue stress to prep the unit prior to your or the next set of guest’s arrival. This also increases the need for them to rush/cut corners, increasing the likelihood of them not cleaning the unit to the high standard which we hold them to.



***Smoking is strictly forbidden anywhere on the property - the house, front or back yard***

***If we find cigar/cigarette butts of any kind on the property or evidence of smoking (ash on porch, deck, empty cigarette packs, etc.) we will assess a $500 cleaning fee in addition to the regular cleaning fee***



For guests requiring a pack n play, high chair, or any other non-standard item, please submit your request at least 7 days before check-in to ensure availability. If the request is made less than 7 days prior to check-in, we will make every effort to accommodate it, but cannot guarantee availability.

Property was very nice. In the historic district of Springfield. The apartment is updated and roomy. Would stay there again. While there for the weekend visiting our son (who also lives in Springfield, we experienced the annual Porchfest which was a lot of fun! Also close to Everbank Stadium. Attended a Jaguar game. Very nice weekend in a pretty location.

We came to the property for a few days while evacuating from hurricane Milton. The inside of the property is clean and well kept. Furniture is comfortable and fits the space well. The kitchen was sparse as far as utensils and other items and we found the dishwasher did not work. The outside property was not in the condition that shows in the pictures.

Forth House never Disappoints!

My husband and I were in town to meet our newborn twin grandchildren. We always stay at Forth House. We’ve stayed in both the 1 bedroom and 2 bedroom. Both are excellent choices. The overall vibe is impeccable, cozy, quiet, eclectic. Side note: quite a few of the kitchen and living room items are Anthropologie 😍 (IYKYK). The host is super responsive and accommodating. The beds are super comfy. The neighborhood is super convenient and very walkable. 10/10 recommend!

Leisure Time

This house is so cozy and cute. The house is equipped with everything you need. It’s the perfect location it’s near restaurants etc. The host Eric was phenomenal. I highly recommend this location. We enjoyed our stay and will be returning in the near future. Thank you!!!!
