Our pet free, non-smoking, luxury apartment is situated on the no-drive beach, only one mile from Canaveral National Seashore.
Featuring 1500 square feet of living space, this condo has a wonderful view of the ocean from the master bedroom and lounge and the inland water from the other two bedrooms.
The unit sleeps a maximum of 8 with a king bed in the master bedroom, queen, 2 x twin and sleeper sofa in the other bedrooms and living room.
The living room has a huge corner unit and a leather recliner - enough for all your party.
The dining room seats 6 people, with three more seated at the adjacent breakfast bar.
The kitchen is fully kitted out for if you want to cook - or you can use the communal BBQ in the grounds. If you don't want to cook - then JB's Fishcamp is just across the street, or there are numerous restaurants within a short drive.
You can use the seasonally heated communal pool on site, or if you're feeling more energetic, shuffleboard or tennis court. Just across the street at the public park, there is another tennis court, basketball and volley ball and a children's playground, with a fishing jetty, where we like to go to watch dolphins feeding.
In warm weather there are usually manatees around there - so the area is known locally as 'manatee cove'. Dolphins also frequently swim by in the ocean and if you are lucky you may see a passing whale.
We include all linens and towels - just need to bring your own beach towels and toys please.
A local family look after our condo and our renters and they maintain it to a high standard so that it feels more like a home than a rental property. Many of our guests come back to us year after year and have said they think of it as their own second home.

About Liz and Neville
No photo yet - don't want to put people off! We're a professional couple from the UK (Liz is a Chartered Accountant, Neville an engineer) with twins who are both engineers too - one in industry, one in academia. We used to own a condo in Orlando, then discovered and fell in love with New Smyrna Beach in 2000, so we've been renting property out for more than 30 years and have used feedback from all our renters to make our homes as nice as we can for our beach visitors. Lots of our renters come back each year - so we must be doing something right!

Why Liz and Neville chose New Smyrna Beach
Having bought another unit at Chadham by the Sea, we chose this one for its amazing views. We never tire of watching the ever changing ocean. Beautiful sunrises, passing dolphin, seabirds, the moon on the water at night. And then from the 2nd and 3rd bedrooms, there is the view across the intracoastal with wonderful sunsets.
What makes this Condo unique
We love walking on the beach every day and just sitting on the balcony watching the surfers and children playing on the beach. If we have visitors with small children, we love the little park across the road with swings and climbing apparatus - for older children there's volley ball, basket ball and tennis - and for us, we can watch the manatee, the dolphin and the pelicans fishing.

Great Condo. The condo had everything we needed for a great week!
Great location but in need of a refresh
This was our 2nd stay at this condo and if you want a stay away from the hustle and bustle of the beach, this location is for you. It does require a 15-20 minute ride to get to any shopping since you will be located at the southern end of New Smyrna (technically, you will be at Bethune Beach). My primary concern is that this unit is in need of some updating (bathrooms, front entry, kitchen equipment, & recliner). The management company and owners are a pleasure to deal with.
We recently updated the master bedroom and already have further work planned between September and Christmas.
When we are there, we feel that the benefit of the quiet beach outweighs the drive to the shops - and if our guests really don't want to drive to the store, Publix do now deliver.
WOW! What a view.
I've been to my share of condos and this one is right up there at the top.
First of all the view is second to none. The whole back of the condo (which is right on the ocean) is all window, top to bottom, with full screens that you can close to let the ocean put you to sleep at night. I challenge you to find a better ocean view. And don't get me started on that enormous (and very clean) tiled master bedroom! The walk-in closet there could sub for another bedroom it's so big.
The beach at this place is also amazing. We arrived the first day of June, and every day we went out there were never more than 20 people (kids included) on the beach. Most of the time there were more like half of that. We felt so carefree setting up our tent with no one around fighting for space. There were swim noodles and a boogie board available with some other beach knick-knacks in the closet as well, though we never used them.
The kitchen was fully equipped with all you would need, and all in good condition as well. No bent out of shape frying pans or burnt pots to be seen. It all was as good as in my own kitchen. It was great watching dolphins swim, sea birds diving in the water, and surfers wiping out as we ate breakfast on the balcony each morning.
The parking lot had plenty of parking (free of course) and we always got a spot near the elevator.
The owners were hands-down the best I've dealt with too. Very kind and warm people. I had specific questions ,and plenty of them as well. They answered them with nothing but politeness and promptness too. I really felt that had I run into even the slightest problem it would be fixed quickly. I also got my deposit back in a timely manner (within a week).
If I had to pick something to complain about, I guess it would have to be that it was another 10 minutes down the road drive to reach the condo. But when you realize that leads to way fewer people on the beach, and this excellent condo, that extra 10 minutes seems to not matter any more than the cares I left behind when I walked through the door of this place!

That extra 10 minutes drive not only brings you to a quieter beach - it brings you just across from 'manatee cove' - the public park close by where you can see manatees in the warm weather and watch dolphins fishing. Definitely worth the drive!
What a beautiful, relaxing vacation spot! All of the necessary items were available in this spacious condo, as far as kitchen utensils, towels, hand soaps, dish soap and laundry detergent, which we appreciated. Beach was very private and mostly deserted this time of year. We visited Sea World and explored a bit locally, but really enjoyed just hanging out on the balcony, at the beach or by the pool. Can't beat the view here every morning and evening! Hope to return again.
Best of all
There is no way to adequately describe this property. It is simply the best. We are repeat renters, this is now our 3rd year, (we're up to 2 months a year) and we intend to continue. Over the years, we have stayed in many rentals/timeshares and this is by far the best of anything we've tried.
The best ocean view and the best river/intercoastal view, I've seen. On a relaxing day, the hardest decision we have is what view do you want to watch. The sun shining on the ocean is great but the sunset over the river can not be beat.
Looking out the master bedroom floor to ceiling and wall to wall windows or the balcony which is off living room, it's like you are on the beach and the balcony is nice size and nice to eat lunch.
The beach is great. My wife and I regularly run/walk along it for hours a day and you can find some nice shells. There's a beach side park that surfers use regularly and you can watch them from the balcony. As I write this review there are people getting into 3 ocean kayaks right in front of the condo.
The master bedroom, which has a king bed, is huge not like some rentals where you don't have any walking room with a king bed. We've used the carpeted floor between the bed and window as our exercise area. Master bedroom also has its own bathroom and a large walk in closet. My wife loves hearing the waves at night.
The second bedroom has a queen bed, dresser and 2 end tables plus a wall length closet for plenty of hanging clothes. 3rd bedroom has 2 twin beds, an end table between them, a dresser and also has a wall length closet. From both of these rooms, you can look out their window and see the river/intercoastal waterway. They share a bathroom.
We've done Disney 2 years with the grandchildren, it’s an easy drive (about 1 to 1 1/2 hour), so you get the best of Florida beach and Disney. A short walk across the street is a children's park, which our grandchildren love to play at when they are not digging in the sand or swimming. The park has a board walk over the water and we've seen manatees swimming there. Dolphins can regularly be seen from the condo balcony swimming by in the ocean.
Liz and Neville provide great service. Last year the complex internet was inconsistent, so they installed internet in the unit for my use.
The unit is near the south end of the island so it is uncrowded with limited traffic going by but still just a short drive to a wide range of restaurants, stores, etc.
