Located 1/2 block from the sand and boardwalk, this lower unit of our vacation rental duplex is within reach of the area's best beachfront and ocean recreation Newport Beach has to offer: great waves for the accomplished surfer, yet gentle shorelines for the youngest sandcastle builder.

The 3 bedroom 2 bathroom downstairs unit offers an ocean view from its oversized patio which has ample shaded seating and barbeque grill for outdoor family meals. All three bedrooms contain wood-shutter window coverings, ceiling fans, and are well-appointed, clean, and bright. The master bedroom is furnished with a king bed and has its own private bathroom. The other bedrooms each contain a queen bed.Two twin-sized tri-fold sleeping mats are also provided with linens.

During the Winter (Off-Season) months, this vacation home can be rented as a 3, 2 or 1 bedroom unit. Rates vary based on the configuration.

PARKING: 1 space provided in shared double carport, accommodates most vehicles (some SUV's). Garage dimensions are 83" H and double wide. Available general neighborhood parking can also be utilized (metered and unmetered).

Great Newport Beach House Rental!

2nd time we’ve stayed at this Unit.

We’re originally from The OC, moved to Portland 5 years ago and come back to Newport for Spring Break every year.

This Beach House is perfect for older kids. 3 bedrooms. 2 bath. One room has a King. The other 2 rooms have Queens. No bunk beds, which is a plus for us! The house does need some TLC; (noisy compressor on the refrigerator, couch in front room is shot, some bathroom cosmetic things, and the outdoor patio set is ready to be replaced)... but over all for a rental the house is GREAT! Beachview Realty is Fantastic to work with. They care & are extremely accommodating.

We love this Unit because it’s location is prefect for the Boardwalk, biking around, the Vons/Pavillions off 32nd and all the restaurants.

It’s very reasonably priced per/night. Not spending too much $$ for Oceanfront Rentals, but you can see, hear & smell the Ocean from this street!

Great location! Sub par in the details

The location couldn’t be better. A block from the beach and restaurants are within walking distance if you don’t mind walking (we didn’t). Great area to stay if you want to do Disneyland AND the beach but not be in Anaheim which is what we wanted.

We needed to go to rental office for keys which was odd because every other rental I’ve had a representative met us at the house. So be ready to get addresses for both the office and the house. Parking is very tight. It’s an old neighborhood with tiny garages, small homes so parking is minimal BUT we always found a spot. One set of our keys did not work which we unfortunately found out after some of our party left an event early, only to return to the house to just sit outside-locked out.

We had 8 people and bedding for 7 beds. One of my kids had a hodge podge of bedding to make it comfortable but you would think if it says 8 people can sleep here there would be enough bedding. All the bath towels were stuffed into a laundry basket in the dining room (weird) and we had to put them in the bathrooms. Also you have to purchase your own toilet paper?

They were remodeling the unit upstairs and we were given zero notice of this, aside from the morning they started and we heard bangs above us. The owner then came down from upstairs to say they were remodeling (no kidding?)

Nice lady but she hung around around our front patio area A LOT and everyone in our family was like “what is she doing?” It was really weird. I was getting ready in the bedroom and I watched her stand in the front patio area while the family was trying to get ready for the day. Pretty intrusive if you ask me.

Owner's Response: We find it interesting that some of the items that Nicole mentions are items/procedures that are clearly stated in all the paperwork that we send to booked guests such as, check-in at our office; starter amounts of toilet paper and other supplies; tight parking. Either Nicole failed to read her paperwork or she is choosing to create her own policies and procedures. To explain the "remodeling": we had 2 major kitchen appliances break down in the upstairs unit simultaneously, and with guests checking in same day, we had to scramble to remove the old ones and install the new ones prior to their arrival. This was clearly explained to Nicole's family and they claimed they didn't mind. Apparently they did mind, but once again chose to air their grievances after the fact and not to our face. Quite frustrating. And to explain the reasoning for presenting the bath and beach towels in a basket upon arrival is so to avoid the constant phone calls we would receive from guests who claimed they weren't given towels, or they couldn't find them throughout the various places in the vacation home. This obvious presentation has been a win-win procedure to avoid the common frustration of both our guests and our crews when it comes to hunting down their towel supply. In addition, guests can place their towels anywhere they'd like, according to their needs. It's our goal to eliminate as many questions as possible, and to be as proactive as possible. Apparently Nicole is not on board.....

This was a great experience. Lots of fun on the beach, restaurants had a great time. The house was well supplied and enjoyable. Would definitely stay here again.

Wonderful getaway!

Everything was clean and comfortable. Fantastic location. What a relief to not have to load up in a van with sand all over! We just showered off in their outdoor shower and entered through the side bathroom door. We loved the board games and books provided. The staff were super attentive to whatever was needed (they immediately replaced a worn out kettle and butcher knife). The only thing beyond their control was the noisy footsteps and talking from the tenants upstairs, so good sleep was an issue. Bring a white noise machine if that bothers you. Overall a fantastic family getaway!

Great house-Lousy beach amenities

Location is perfect. House set up is great. Very disappointed with the provided beach towels, beach chairs & umbrella!!!!! The chairs were rusty little cheap ones, the towels were tiny, faded old rags, and the umbrella was broken & wouldn't be worthy to use as a personal rain umbrella let alone a beach umbrella. So besides the beach amenities: the house, beds & linens, bathrooms & bath towels and kitchen essentials, it's a great beach rental house. I would rent this unit again. But newer beach towels & chairs are really requested!!!!

Owner's Response: We have brand new beach towels arriving any minute - they were on order at the time of this reservation; blessing & a curse that all our properties were fully booked and the beach towel supply was minimal! Our apologies! In addition, new beach chairs have been installed. We no longer supply beach umbrellas as they constantly break in the wind with each use. We ask all guests to notify us right away if any supplies need repair or replacement; unfortunately, these folks didn't inform us until their departure, which left us without any recourse for them. We love to be proactive immediately with any issues!
