Enjoy spectacular views from the balcony of this 9th floor condominium overlooking the Gulf of Mexico. Royal Palms Condominium is a serene place to stay. It offers a private beach and is bordered to the left by Gulf State Park which includes the new Gulf Park Fishing Pier. This condo is also located on the main strip near many souvenir shops and restaurants, as well as many activities for the whole family to enjoy - hiking, biking, water sports, amusement parks, miniature golf, arcades and much more.

Whether you prefer to stay in and enjoy the sunset or watch dolphin swimming from the balcony or go and take in the sights, this is a wonderful place to do just that! Condominium is a fully furnished one bedroom unit that sleeps up to six people. There is a very comfortable king size bed in the master bedroom, two bunk beds built into the wall connecting master bedroom to the living room and a full size sleeper sofa in the living room. Additionally, there are two full baths, washer/dryer and a fully equipped kitchen. Unit has been recently updated with new paint, new bedding, new sleeper sofa and new interior shutter in master bedroom for better light control (July 2010).

In addition to the unit, there are also several property amenities including indoor/outdoor pools and heated whirlpool located on ground level as well as sauna and steamroom located on level 2.

About The Owner

First of all, I just wanted to say thank you for looking at our listing. My husband, daughter and I love visiting this unit at Gulf Shores and we hope your family will too! We live about an hour away in Mobile so we use a local rental company to make sure all your needs are met. Of course, we are always available to answer any questions you have about our condo or activities in the general area, as well as any comments on improvements you would like to see that would make future visits more enjoyable.

What makes this condo unique

We love this particular location is Gulf Shores because it is located next to Gulf State Park. We carry our bikes when visiting Gulf Shores, as there is plenty of opportunities for biking (and hiking trails too!).

Amazing!

A friend and I stayed at this condo for a couple days. Check in was easy with the Rental Company's app where they provided a key code for the door and other useful information. The owner was prompt in responses to questions I had before we reserved. The condo was clean and the pictures provided are up-to-date. The bed was comfortable and the view on the patio was amazing. Love the location of the complex since it is on the end there isn't a crowd on the beach. I've heard complaints about the elevators being slow on several other complexes, but we had no problem getting to and from the 9th floor. The complex has carts that made it super easy to get all our luggage done in one trip. I would definitely recommend this condo and we have already decided that we will be visiting again.

I would recommend the Pink Pony - it's small, but the crab cakes and peel'n'eat shrimp is amazing! We also went zip lining which was fun, but more work then you would think. HYDRATE! My friend became dehydrated half way through and could not finish.

Great view, but condo had multiple issues

We really liked the Royal Palms complex, but the condo.....not so much. We would stay at Royal Palms again, but in a different condo.

There were many positives to the condo. It had a great view, great location, two bathrooms, and a washer/dryer combo. The wireless internet was always dependable. It was great having an indoor heated pool as the mornings and evenings were cool. The parking was plentiful and convenient. Also, they have a security guard on duty 24/7. In addition, there were plenty of luggage carts and utility carts to transport your belongings up to the unit.

Now the negatives.

The owner of the condo uses a management company to rent out the unit so you do not actually deal directly with him. When we rented there were issues with the management company getting our rental contract correct. First, they put the wrong dates on the contract. Then, they got our address incorrect. After a couple of tries they finally got it correct. We almost cancelled after the ordeal......sort of wish we had.

When we arrived at the unit we discovered a water leak from the refrigerator. The carpet was soaked. I must say though they responded quickly and repaired it. It took two days for the carpet to dry out though. The carpet....dirty!!! We had to wear flip flops all week. We had to scrub our 4 year old daughter's feet every day to get them clean. There were definitely issues with the cleanliness of the unit. The dust was thick (the ceiling fans, baseboards) The pillows were dirty as well. While they did have clean pillow cases, several of the pillows themselves had yellow stains. We bought new ones of our own at Wal-Mart that first night. We cleaned the condo 2-3 hours the first night we arrived as well. Also, the blankets on the bunk beds had large holes in them and were literally falling apart. We pointed these issues out to the property management lady when she came over to inspect the water leak. She did bring over a couple of new blankets and apologized. She took the worn out blankets with her.

We had a nice vacation in spite of all the above, but was extremely disappointed in the condo overall.

Owner's Response: I am sorry this renter had an unpleasant stay. That is not typical, and we received a 5 star review soon before his arrival. I do have a management company manage the unit for me because they are local while I am not. They can deal with any issues quickly and efficiently. The reviewer admitted the management company did deal with issues quickly that were brought to their attention. My phone number is posted on VRBO. I am available to call. I always respond. The reviewer called me when he was booking the unit, but not during his stay. As a result, I did not know about the issues he was having until I read the review. The management company did not notify me as they felt they were handling the problems. The leaking ice maker is horrible. I am sorry that happened. The ice maker had never leaked before this. The unit is professionally cleaned, and the linens swapped, after every guest checks out. My unit rents almost continuously May through October. As a result, we do a deep clean in the winter. The winter is also when we touch up paint, do non-emergency repairs, and perform any upgrades to the unit. The reviewer was my last renter of the season before those things happen. Although we screen our renters, a beach rental still gets a lot of wear, and sometimes abuse, during the course of the rental season. I did take the review seriously. The following updates were made as of December of 2013: Brand new carpet is installed throughout the unit, except baths and kitchens. The TV in the bedroom is replaced with an HDTV. The linens and pillows are replaced. Pillow protectors are now on all pillows. A deep clean was performed. The paint is touched up. Several other small repairs and touch ups were performed.

We absolutely LOVED our stay! The view was amazing, and while we were there, there was a wedding on the beach. Everyone cheered from their balconies. Everyone was so friendly. Highly recommend staying!!!

Wonderful time!

My 2 daughters and I stayed in this condo and fell in love! The bunk beds were really comfy they said. It looks just like the pictures and very very clean. The view was AMAZING! I really wish we could have stayed longer, but the real world called us back home. The owners are wonderful!! Thanks again guys! We plan on coming back soon!!
