The home features four comfortable bedrooms, including a king primary suite, plus two full bathrooms stocked with thoughtful extras. The fully equipped kitchen with stainless steel appliances and a complete coffee bar makes mornings easy and gatherings effortless.

Upstairs, a private loft-style bedroom offers added flexibility with its own workspace and bathroom. Step outside to a fully fenced backyard with patio seating and a 6-person hot tub, perfect for relaxing after a day exploring Overland Park and nearby Kansas City. *MINIMUM AGE REQUIREMENT - Guests must be at least 25 years old to book a Cozy in KC property.

*PARTIES - All gatherings must be limited to 10, this is monitored and guests violating this rule will be charged a mandatory $700 fine. NO EVENTS OR PARTIES ARE ALLOWED.

*PETS - We do allow pets with host approval. If you are planning on bringing a pet please notify us once you complete your booking. There is a $75 pet fee for one pet or $125 for two, the fee is collected once the booking is confirmed and paid in full. Contact us for questions. (Guests are required to pick up after their pet, host provides dog bag stations.) The backyard is fully fenced! There is a $500 fine for any unauthorized pets.

*CANCELLATION POLICY - Guests can receive a full refund minus processing fees (approximately 4%) if they cancel up to 5 days before check in. No refund will be provided if cancelling less than 5 days before check in.

*RENTAL AGREEMENT - We require the booking guest to digitally sign a rental agreement outlining all house rules once booking is confirmed.
