This DUPLEX has 10 small bedrooms in total. There are 5 bedrooms in each unit, with one unit having 3 bathrooms and the other 2 bathrooms. Two cozy living rooms with 55" 4K TVs, sofas, and two kitchens. Convenient to FSU via the nearby school bus route. Metronet 1Gb fiber Internet. TV in every bedroom!

The space
The dwelling has been adorned to offer our guests an economical but comfortable stay. This renovated duplex has 10 small bedrooms, 5 in each unit. There are 5 small bathrooms, 3 in each unit and 2 in the other. Six rooms have queen-size beds, and four rooms have twin-size bunk beds each. It can sleep 18 to 22 people.

Best for a work team where everyone can have a private room. Not recommended for family gatherings.

For food safety reason, oil, salt and pepper are not included in the cooking basic amenities. Guests can use them if there is any and any other food/seasonings/water/coffee there at their own risk.

The place is comfortable for one person in one room. The maximum allowed number is estimated based on the available sleeping space, like sharing a double bed by two people, a sofa. We may not have enough seats ( including dining seats, sofa, etc) for everyone if you have more than 8. Having guests more than 10 (based on the number of rooms) means you understand you must compromise the comfort of your stay.

The fine for smoking/drugs/marihuana use is $500.

Parking policy:
Parking policy for the front unit: park in the concrete lots designated for the front unit, or on the grassland in the front yard of the house. Do not block the way to the back unit and the storage building.
Parking policy for the back unit: please either park in front of the back unit, or on the grassland in the front yard of the house. Do not block the way to the storage building.
You are requested to let the host know if you have more than 5 cars that need to be parked.

Quiet time policy:
Quiet time is from 11:00 PM to 7:00 AM. NO loud/crazy music or noises at any time.

Event policy
We do ask for our guests to show full respect to the guests in the other unit if there is any, and the neighborhood. Obey the Quiet time policy, and again, NO loud/crazy music or noises at any time.

Pet policy:
Max of 2 pets; fee applied. Must be counted when booking, including visitor’s pets. If not disclosed, and pet(s) are present, a fine of $500 will apply.

Video surveillance agreement:
A security camera may be installed outside near the front door.

Visitor policy:
Visitors are required to obey the house rules, and can NOT stay overnight without updating your reservation to include them as guests.

Check-out policy:
Check-out time is 10 am. Remove all the trash in the room before you leave.

Damage/Missing Policy
