Ballyvara House is a beautiful property located half a mile from the village of Doolin Co. Clare which is famed for traditional Irish music, lively pubs and a variety of restaurants. Opened in May 2004 as a 4-star guesthouse, Ballyvara House is now available to rent as a luxury self-catering property.
Ballyvara House boasts a large sitting room with open fire and hand made stone bar area (created with stone from the original 100 year old cottage that originally stood on this site) , extensive lobby area with gas fire plus a well stocked library, games room with pool table, whilst outside there is a courtyard garden with BBQ, tennis court and a children’s play ground plus a small pond to the front of the house. There is also wireless internet access throughout. The commercial kitchen has 2 ovens with 4-ring gas stovetop over each, a salamander grill, a large water boiler, bains marie, microwave and toaster and large pour-over coffee maker, a multitude of refridgerators, a commercial ice machine and a deep chest freezer. The bright and airy dining room is just off the kitchen, equipped with a small, custom built buffet area and 8 tables which can be re-arranged to suit any group requirements. There are currently enough chairs/settings for 24, though more can be added. We've just added new elegant furniture in the large conservatory off the kitchen, which is now a private dining room seating 8
Our 11 bedrooms, all en suite (private bathroom), consist of:
*5 Double Rooms, each with a queen sized double bed. Four of these rooms have a bath/shower, with the remaining room having a large walk-in power shower (wheelchair accessible). Four are located on the ground floor, one upstairs.
*1 Triple Room with a queen sized double bed plus single bed, bath/shower. Located upstairs.
*1 Deluxe Triple Room with a queen sized double bed plus single bed, bath/shower and large balcony. Located upstairs.
*1 Family Room with 1 queen sized double bed plus 2 single beds and single sofa bed, bath/shower plus front balcony. Located upstairs.
*1 Family Room with 2 queen sized double beds, large corner jacuzzi bath/shower plus front balcony. Located upstairs.
*2 Luxury Suites with king bed in each, jacuzzi bath, private lounge with sofa bed and additional TV.
**NEW! Antique-style, very ornate furniture just added to enhance one of our Suites to make it the ultimate Bridal Suite for that very special couple.
Linen and towels are provided and each bathroom is equipped with Gilchrist & Soames Spa Therapy bath product dispensers. Two bathrobes per bedroom are also provided. Every room has its own flat screen TV, hairdryer, alarm clock and iron/ironing board plus individual heat control.
Ballyvara House is the ideal venue for a large family gathering, a Christmas or New Year's get together or as accommodation for a bridal party. Party or occasion catering can be arranged at an extra fee. Doolin is the ideal holiday location in North Clare close to the Burren, Cliffs of Moher, Aran Islands and the world famous golf course at Lahinch.

About Becky Flanagan
We are John & Rebecca Flanagan - Rebecca (American), met John in 1998 here in Ireland. Ballyvara House was John's home-house, originally a 100 year old thatched cottage, which he transformed into a small Bed & Breakfast in 1996. In 2004, we created Ballyvara House, the 11-bedroomed, 4-star, award winning guesthouse which we have now decided to rent to groups, and have already done so with much success. This property is very dear to us as it was once our only home (where our 1st of 3 daughters grew up), and has been a part of our family now for many years.
Why Becky Flanagan chose Doolin
As mentioned above, this was our only home and then our business. This area is a thriving tourist village famed for traditional Irish music. Doolin is a fabulous base for touring the surrounding counties of Galway, Limerick and Kerry, and Shannon airport is only 1 hour away.
What makes this Chateau / Country House unique
Ballyvara House is wonderfully located on 20+ acres of green Irish countryside with views of rolling fields and Doonagore Castle in the distance. Doolin village is only a half mile walk down the road and Doolin pier is 2 miles away where one can catch a ferry to the Aran Islands or a cruise to the view the majestic Cliffs of Moher. The white sand beaches of Lahinch and Fanore are within a 20 min. drive, as well as the famed Lahinch Golf Course. There is so much space within Ballyvara House that several families could stay and never feel crowded. Get the bar stocked and enjoy a drink in the lounge in front of a roaring fire or a welcoming glass of wine out on the patio in the courtyard garden. Children will always be entertained with the pool table, tennis and playground, as well as feeding our 2 donkeys and Shetland pony that roam the fields around the property.

3rd time staying in Ballyvara House
Perfect house for a group of friends or hen party. A group of 25 of us stayed at the end of April 2018 for a hen party and everyone was blown away by the house. It has everything you need between the football pitch and tennis court out the back where we held a school sports day, large kitchen allowed us to easily cater for our big group and the bar and lounge was perfect place to sit and catch up. It's my 3rd time staying in Ballyvara house and can't wait to book my next trip.

Ballyvarra was more than we hoped for! The pictures don't do it justice! We were a family group of over 20 and everybody had a lovely stay with plenty to do for everyone. John was a great help and very courteous, there when we needed him but not intrusive at all. Overall an amazing break, we'll be back for sure.
17 of us were able to fulfill a lifetime dream by making an epic journey to Ireland as a family. Ballyvara House is the perfect location for day trips to enjoy the near by variety of terrains, Cliffs of Moher, the Burren, the Aran Islands, Dingle and even Ring of Kerry and Blarney. We simply didn't have enough time to do it all~ but loved every minute of it. Doolin is a great little town just a walk down the Heritage Trail created along the property and we loved travelling up and down it to hear music on the hills and enjoy amazing sunrise and sunsets as well as a clear view of the water. The house itself is rambling yet cozy~ very soundly made giving all of the rooms privacy yet providing a central area with a fireplace to roast the turf and sing songs and play games ~ while in your own pub. The kids loved playing outside on the fields and courts and playground. So much to do...and in speaking to the local workman who was building a foundation, additional services for banquets will soon be added. The kitchen is massive and very well stocked. The adults loved the proper dining room and we even had happy hour outside on the stone table enjoying the beautiful scenery that surrounded us. Every room had an amazing view. So lucky we found this gem! Thank you!
Oustanding in every way!
We recently had the great pleasure of staying in Ballyvara House for 2 nights, which is just not enough! We were a party of 30...15 adults and 15 children ranging from 1 to 11, all family. As we are a large family, with 2 living in america, getting together in one place just doesn't happen unless it's a wedding.....but now we have Ballyvara! It's hard to even verbalise how great this place is, so going to try and breakdown into what for us are important factors...
Bedrooms - all 11 are large and en suite, with Queen Beds as standard. We had enough rooms for every family to comfortably fir in their room and then we had some 'sleepover rooms' where the bigger kids got to share, which was a great novelty.
Kitchen and dining areas - As expected the commercial kitchen that has everything, heating lamps, bain maries, griddle for eggs and pancakes, numerous fridges, dishwasher, ample plates, cups, cutlery etc., all the basics plus lots more. The highlight of the kitchen for most of us was the Boiling Water Berco (?) ready for tea/coffee instantly! Dining areas were spacious and well laid out, suited our needs perfectly.
Lounge and Bar - perfect for gathering, we got the fire going and it felt like home (a LARGE version). There's also an ice machine near the utility if anyone decides to knock up some cocktails...everything is thought of!
Pool room - The guys and kids spent a lot of time here, great addition.
Outside area - you just couldn't believe all there is for kids here, even though we were there during Storm Doris so kids only got out for short spell one morning, it would be fab if weather had been a little better.
Host - Becky was super nice and helpful, she has a good sense of humour and is very relaxed..even when there are kids thundering around her in excitement!
Weather - it doesn't matter...and that comes from someone who HATES the rain! I thought the kids would go crazy if they were cooped up for two days, but they had so much space to run around, play Hide and Seek, hang out in the pool room or library, they were begging to stay longer.
Overall I couldn't speak highly enough about Ballyvara House, no-one wanted to leave and we would definitely aim to arrange another gathering there. Thank you so much Becky, it was the best!
We've stayed at ballyvara now three times. It's a great house for large groups. We have 14 adults and 14 children in our group and ballyvara accommodates us very comfortably. Kitchen is very well supplied and sitting room is plenty big whilst still being cosy. Becky is lovely to deal with. I'm sure we'll be back.
We spent 2 weeks with extended family at Ballyvara House over the holidays and had an absolutely fabulous time! The house accommodated the 18 adults so comfortably. Everyone had plenty of privacy, with a bathroom for each bedroom, and the common areas were warm and comfortable. The commercial kitchen was well equipped and made it easy to cook for the large group. It's a 10 minute walk to town along a path so you can avoid walking on the narrow roads. Becky was extremely helpful, responsive and sweet.
Doolin is a fun town, with 4 pubs, all of which regularly have live music.
I can't imagine finding another location anywhere that would provide accommodations like this for such a large group. We're talking about doing it again next year. I highly recommend it!
Cruise to the Cliffs of Moher, ferry to the Aran Islands, walking in the Burren. Traditional Irish music in all pubs every night during the main tourist season, and every weekend year-round. Fantastic restaurants and pubs. Micho Russell Memorial Weekend held annually the last weekend in February - would be a great time to bring a group!
