Point Hotel and Suite invites you to enjoy the best of Orlando accommodation ideally located near the Convention Center and within minutes of Orlando’s best attractions, such as Disney World, Universal Studios, and Sea World. With so many included resort amenities (pools, gym, and a tiki bar) as well as home-life conveniences . No pets allowed. No Breakfast included. No washer and Dryer in the Unit. A mini fridge and a sink in the unit.
VACATION RENTAL TERMS AND CONDITIONS

Please ensure you read and fully understand the house rules before checking in. If anything is unclear, please get in touch with us to avoid any misunderstandings.
RENTER REQUIREMENTS: For legal and accounting purposes, the person placing the reservation must be the same as the credit/debit cardholder. The person placing the reservation agrees to abide by the terms and conditions of this agreement and ensures all other occupants stay by these terms. Orlando Fun Rentals LLC only rents to responsible adults over 21.
LIABILITY: Each unit is privately owned. By accepting this reservation, guests assume all risk/harm from using the premises. Orlando Fun Rentals LLC is not liable for any accidents, injuries, illnesses, or loss of personal belongings or valuables that may occur while on the premises.
AVAILABILITY: In the unlikely event that your booked property becomes unavailable due to circumstances beyond our control, we will make every attempt to move your reservation to another similar or upgraded property at the same or another of our resorts should no property at the same resort be available. In the case of an upgrade, no additional fees will apply.
PARKING: Vehicles are to be parked in designated parking areas only. RV campers, trailers, and tents are not allowed on the premises. Any illegally parked vehicles are subject to towing at the owner's expense.
NON-SMOKING POLICY: Smoking is not permitted inside any of our properties. We will charge a US$500 ionization fee if smoking in the property is detected.
AIR CONDITIONING / HEATING: All properties have central A/C and heating. Guests agree that A/C shall not be set below 70 degrees Fahrenheit, heating shall not be set above 80, and the fan setting shall be set to "Auto." If the thermostat is set lower than 70 degrees, it may cause the A/C unit to condensate or shut down. All doors and windows must be closed when either heat or air conditioning is in operation. Guests will be responsible for any repairs required because of extreme temperature settings.
MAINTENANCE: All guests must maintain the upkeep of the property and all furnishings. The property should be kept in the same condition as initially received. Upon arrival, guests are asked to inspect the property and report any noticeable damage/malfunctions to the property manager. Do not move any furniture. DO NOT FLUSH anything other than toilet paper. Guests will be charged if any flushed products clog the septic system.
SECURITY: Guests must look after their property's security by locking doors, windows, garage doors, etc.
LOST ITEMS: Management takes no responsibility for lost, stolen, or abandoned items. Please report any missing items; if found, we will gladly return them for the cost of shipping.
HOUSEKEEPING: Daily housekeeping service is not included in the daily rental rate but may be requested for an additional fee. We do not provide extra bedding sheets or towels. We do not permit towels or linens to be taken from the units. We may assess a linen fee for excessive makeup or stains. The amount charged will depend on the damage and loss extent.
TRASH DISPOSAL: All garbage must be stowed in the proper garbage receptacle. At Resorts that offer daily trash collection, the collection begins after 11 am, seven days a week, excluding holidays. Please bag and tie all waste. Loose items are a safety hazard and will not be collected. Do not include needles or other sharp objects. Please break down all the cardboard boxes.
SUPPLIES Orlando Fun Rentals LLC provides each property with a small starter kit, which includes: 1 hand soap/shampoo/conditioner/roll of toilet paper per bathroom; 1 sponge/dishwasher detergent/paper towel roll in the kitchen; 1 laundry detergent. Should supply items run out, it is the responsibility of guests to get additional supplies.
ACTS OF GOD: No refunds will be issued for Acts of God (e.g., storms, tornados, hurricanes, etc.) unless the state or local authorities have issued a mandatory evacuation in a "Tropical Storm/Hurricane Warning area." In the event of such an occurrence:
a. Guests will receive a partial refund in a registered booking for unused days.
b. Guests will be refunded for any advanced payments collected/deposited for a registered booking scheduled to begin during a broadcasted mandatory evacuation.
PETS: Pets are only allowed on the property when arrangements are made before arrival and authorization is received. If pets are permitted, a non-refundable fee of US$125+tx per pet is required for post-stay sanitization and possible odor removal. A maximum of 2 dogs up to 35 lbs each are allowed. Guests assume full responsibility for any damage caused by their pet(s) to the home or its content. No Exceptions. Special accommodations can be arranged for Service Animals.
OCCUPANCY: By Florida law, guests may not exceed the maximum occupancy rate listed for each property (including infants and children). In the case of non-compliance, guests automatically forfeit all payments, rendering the rental agreement null and void. Orlando Fun Rentals LLC reserves the right to terminate any rental agreement and evict guests from the property who are found in direct violation.
COMMON AREAS RESTRICTIONS: All recreational and common areas, including the gym, community pool, sports courts, and playgrounds, are for registered guests only.
UNLAWFUL ACTIVITIES: Using illegal drugs or disturbing neighbors is prohibited. In the case of such an occurrence, the authorities will be immediately contacted, with guests automatically forfeiting all payments, rendering the rental agreement null and void.
COMMUNITY POOL HOURS: Resort pools are generally open from dawn to dusk daily. Swimming at night or in inclement weather is prohibited. Hours are subject to change, so be sure to check at the clubhouse before making any plans for the day.
POOL/SPA SAFETY: Use of resort and private residence pool(s)/spa is at each guest's discretion. All posted safety rules must be followed (e.g., no running, adult supervision required for children, etc.) Eating, drinking, or chewing gum in the pool(s)/spa(s) is prohibited. Glassware in pool areas is not permitted. Whenever applicable, guests must keep pool gates locked and permanently secured.
POOL/SPA HEATER (where available): The heating of the private residence pool/spa is not included in rental rates. Please contact our staff and arrange for pool/spa heating before arrival. Guests agree not to tamper with pool heat controls or manipulate the heater in any way. Pool heat shall not exceed 85 degrees.
BBQ Grill (where available): A setup and cleaning fee of US$65+tx will apply per stay.
HOT TUB (where available): Adult supervision is required for children under 13. Use of hot tub is at guests' own risk.
CABLE TV: We DO NOT offer pay-per-view channels or programming. Guests ARE NOT authorized to charge any movies, pay-per-view channels, or programming to their property. In such an occurrence, guests WILL BE charged for all applicable fees.
SUBLEASING: Guests shall not sublet their property.
OWNERS CLOSET/PRIVATE PROPERTY: Guests agree not to access locked storage or areas not expressly meant for guests. Storage areas may contain cleaning supplies and items that could be hazardous to children.
RIGHT TO ENTER: If necessary, the owner, agent, or their designated vendors may enter the property to inspect or make essential or requested repairs. Regular maintenance personnel, including pool, yard, and cleaning services, shall be allowed to enter at scheduled times. The owner or manager will contact guests before entering the property except in the case of an emergency.
DISTURBANCES: Guests must respect the rights of surrounding neighbors by not creating noise or disturbances that interfere with the quiet enjoyment of their property. In compliance with the local Noise Ordinance, noise should be kept to a minimum regardless of the hour of the day. Code-enforced neighborhood quiet hours are from 10:00 pm to 8:00 am.
PARTY/EVENTS: No parties or loud activities are permitted. If guests disturb neighbors, authorities will be contacted, and GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY. Should additional cleaning be necessary because of non-compliance, guests will be responsible for extra cleaning charges.
RELEASE: In consideration of the right to visit the home, the Guest agrees to release, to the fullest extent allowed by law, the Owner and its Management, members, officers, associates, employees, agents, representatives, attorneys, assigns, and affiliates (collectively, the Affiliates) from all liability or responsibility of any kind whatsoever for any personal injury, death, property damage or other loss sustained by me, my minor children, any guest identified on this form, or any guest or person allowed onto the property during my rental dates as a result of my, my children or the guest's participation in a visit to the home, due to any cause whatsoever, including without limitation negligence on the part of Owner or Management.
