This is a private apartment that you will have complete access to. The pool, hot tub, gym, playground, tennis/pickle ball, and golf course are all shared amenities to the neighborhood. If you are interested in using the Golf Course, you must inquire with the front desk or online about any additional fees they require. The apartment is on the second floor. We conveniently offer self check-in and check-out. Though we are not available in person, we are happy to answer any questions and help accommodate to the best of our ability! The best way to contact us is through the Airbnb messaging app :)

* The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness.

* Access to the home involves walking up a flight of stairs.

* This is a gated community. You will be required to provide your ID at the front gate and to us through messenger for access to the home.

* You are welcome to bring a pet. A pet fee of $30 per night, per pet, will be applied after the reservation is confirmed, as well as a refundable security deposit of $100. This fee will be requested through the resolution center and must be paid to receive check-in information (Only dogs, no cats).
- Please note that in sunny Florida, with beautiful weather and greenery, come humidity and BUGS. (Yes, dare I say it...) These elements are a natural & very common occurrence! We have our property professionally sprayed for pests, but please remember to pack sunscreen and bug spray!

- Losing the key card that is needed to access the clubhouse amenities will result in a fine of $200. Guests must provide a photo showing where the key card was placed before leaving.

- All guests will be required to send a photo of their ID through messenger once the reservation is confirmed.

- 1 pet is allowed with a $30 nightly fee and $100 security deposit (Must be for the entire stay, and paid through the resolution center before check in). Pet fee is NON-refundable (fee applies for the entire stay)(No cats, only dogs). Please message us for any questions.

- All trash must be placed inside the bins provided. Leaving trash outside of the bins will result in a $100 fine.

- There is absolutely NO smoking and NO drugs allowed inside the home. A fee starting at $500 will be applied if there is any smell or sign of smoking inside the home.

- Early Check in and Late Checkout is available upon request (Depending on availability, not guaranteed) for an additional fee of $50. Late checkout must be requested 24 hours in advance. Any late checkout requested less than 24 hours before will be denied.

- Checkout is by 10am. Any late checkout without permission will be charged a $100 fee. Please respect our checkout time as our cleaners need the time to prepare our home for the next guests.

- We can accommodate a maximum of 4 guests at any given time. It's for your own comfort and the sanity of our cleaners. If desired, guests may have up to 5 guests with an extra guest fee of $15/night per guest (with permission from host).

- The individual making the reservation must be at least 21 years of age & must be one of the guests staying at the property. No third party bookings allowed, unless otherwise agreed upon in written form. Only the number of guests indicated on the reservation are allowed to stay overnight on-premise, unless otherwise agreed upon in written form. Please message us if you have any questions.

- There is no designated parking space, but there is free parking in any space that is available.

- Please wipe shoes at the door. It is preferred that shoes are removed indoors when possible, so we can keep the place clean for you and the next guests!

- Please respect the neighborhood and neighbors. Be considerate while socializing outdoors after 10pm and before 8am. Also, keep excessive noise to a minimum during this time.

- No parties or events.

- No fireworks of any kind.

- No firearms on property, unless kept locked in vehicle.

- Please no food or drinks on the bed.

- Use all community amenities at your own risk.

- Decorative items are not for use. Removal or Destruction of any items in the home will be subject to a fine.

- Follow additional guidelines posted within the home. Please take out the trash and dispose properly per instructions upon departure. Report damages immediately.

- We do not accept any reservation changes within 30 days of the check-in date, except for extensions. We will not approve requests to shorten your stay or adjust the dates to a later period. If you're unable to make your reserved dates, please cancel your reservation at your earliest convenience.

**We reserve the right to terminate a reservation without refund, and/or pursue monetary fines if guests are found to be in violation of ANY of these rules.
