SHORT-TERM RENTAL RULES
1. Absolutely no smoking permitted inside home, and outside smokers must properly extinguish and dispose of butts in outdoor trash, and not throw on grounds, patio, or driveways. Failure to abide by this rule will result in a $500 fine.
2. The Homeowner is not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.
3. Cell phone coverage is excellent at the Property. There is no landline phone.
4. Keep the property and all furnishings in good order. Use appliances only for their intended uses. Household items (towels, utensils, dishware, etc.) are not to be removed from the Property. No banners nor signage on front of property nor visible to public.
5. Be respectful of neighbors and keep music at reasonable level during the day. Starting 10:00pm nightly no music outside and no outside socializing in compliance with city noise ordinances. Any excessive noise complaints will result in a $500 fine plus costs of any police citations if applicable.
6. Parking limited to 12 vehicles as follows: 4 in garages, 2-3 in motor court, 5-6 on front of property driveway and courtyard. No street parking permitted. No stopping nor standing on street. All guests and visitors must instruct drivers to pull in through street gate to drop off passengers and luggage. No parking in front of any neighborhood homes. Overflow street parking is only possible nearby on the public streets where permitted on the side streets surrounding the nearby church and school, observing traffic laws by parallel parking in the correct direction of the flow of traffic to prevent traffic citations.
7. Pets are absolutely not permitted anywhere on the property at any time inside or outside the home. Failure to abide by this rule will result in a $500 fine.
8. There is no daily housekeeping service included. Optional housekeeping can be arranged at an additional charge (contact hosts). Towels or bed linens are not to be taken from the home. Please enjoy the nice bedding on each bed by sleeping in between the bottom and top sheets and avoid sleeping on the covers or comforters.
9. The Hot Tub. It is important keep the hot tub covered when no one is inside the water. Check the water level after each use and if the water level is too low below the jets, you should add enough water until the water covers the top jets about 1 to 2 inches above. This is important so that the pump and heater core work properly. NOTE: If the pump or heater core run without water above the jets, they can be damaged. All pump damages and repairs due to misuse or ignorance will be the responsibility of the Guest.
10. Prior to departure: a. replace all chairs, cushions, and equipment where originally located; b. place all used dishes in the dishwasher and run it; c. do not strip beds or bed linens or make beds, d. place all used towels on the floor of the downstairs laundry room or inside the shower stalls; e. clean up and properly dispose of all trash into the tall square trash bin rollcarts located between the side fence and the detached garage; f. lock the patio doors, close garage doors, and lock the front door behind you when you leave; g. text Host that you have departed.
